TL;DR: Tyndall AFB sits on Florida’s Gulf Coast, 12 miles east of Panama City — and after its complete post-Hurricane Michael rebuild, it’s one of the most modern bases in the Air Force. This guide covers 2026 BAH rates, on-base housing, top neighborhoods, schools, key phone numbers, and everything else your family needs before your PCS move.
You’ve received PCS orders to coastal Florida — and honestly, that’s a great outcome. Tyndall Air Force Base sits on a peninsula surrounded by East Bay, St. Andrew Bay, and the Gulf of Mexico. Additionally, Naval Support Activity (NSA) Panama City operates just 30 minutes south, offering a second major military community in Bay County.
Together, these two installations represent one of the most unique duty station pairings in the Air Force. Tyndall is in the middle of a historic transformation following Hurricane Michael’s direct hit in 2018. Moreover, the rebuild has brought brand-new facilities, modern infrastructure, and the F-35A Lightning II — earning Tyndall its nickname: “The Base of the Future.”

Tyndall is home to the 325th Fighter Wing, the primary host unit responsible for air dominance training. Specifically, the wing operates the F-22 Raptor and now also supports the F-35A Lightning II, which arrived at Tyndall in 2023. As a result, Tyndall has become one of the Air Force’s most operationally significant training installations.
Several major units call Tyndall home. The 325th Operations Group and 325th Maintenance Group directly support flight operations. Furthermore, the 53rd Weapons Evaluation Group conducts operational testing of air-to-air and air-to-ground weapons systems. The 601st Air Operations Center plans and executes operations for U.S. Northern Command. Additionally, the 1st Air Force (AFNORTH) headquarters is located here. Together, these units make Tyndall a hub for air superiority, testing, and continental defense.
Naval Support Activity Panama City sits on the Gulf, approximately 30 minutes from Tyndall. It’s home to the Naval Diving and Salvage Training Center (NDSTC) — the largest military diving facility in the world. In addition, NSA PC supports mine warfare, underwater robotics research, and diving systems development. Notably, the base community is tight-knit and the pace of life is distinctly more relaxed than at larger Air Force installations. The base is smaller and community-centered, with a quieter coastal pace that many families genuinely love.
Tyndall AFB falls under the Panama City, FL Military Housing Area (MHA FL063). The following table shows all 2026 BAH rates, effective January 1, 2026. Notably, service members with dependents receive approximately 19.8% more BAH than those without.

Housing is one of the biggest decisions you’ll make for this PCS. Fortunately, you have solid options — both on and off base. However, the waitlist for on-base housing can run from several months to over a year. Therefore, contact the housing office immediately after receiving hard orders, even if you’re not certain you want to live on base.
On-base housing at Tyndall is privatized and managed by Balfour Beatty Communities. Several distinct neighborhoods exist, each targeted to different pay grades.

Unaccompanied housing is available for Airmen in the ranks of E-1 through E-3, and E-4 with fewer than three years of service. Each Airman receives a private sleeping room with basic furnishings. For room assignments, contact the Centralized Dorm Management Office.
Most families live off base — and the surrounding communities offer genuine variety. Here are the five most popular areas for military families at Tyndall:
Callaway sits closest to the base along Tyndall Parkway. It’s the top choice for short commutes and newer construction. After Hurricane Michael, significant rebuilding brought fresh housing stock to the area. Consequently, families here appreciate fast gate access and easy access to grocery stores and restaurants. Additionally, Callaway’s newer builds tend to be move-in ready, which matters when you’re working with a tight PCS timeline.
Lynn Haven is consistently one of the most popular neighborhoods for military families. It offers newer subdivisions, strong schools, and a suburban feel. Additionally, it’s a short drive to Panama City Beach via Highway 390. Notably, many families specifically choose Lynn Haven for the school options and the neighborhood’s strong sense of community.
Panama City proper offers waterfront living, historic neighborhoods, and walkable downtown streets near St. Andrews Marina. It’s approximately a 15-minute drive from the base. Furthermore, Panama City gives families easy access to both Tyndall AFB and NSA Panama City. Equally important, the city’s cultural amenities — restaurants, museums, and marina events — make it one of the most livable areas on the Panhandle.
Southport appeals to families who prefer a quieter, rural lifestyle. Located north of Lynn Haven, it offers larger lots and newer builds. However, commutes to Tyndall run 30–40 minutes. On the other hand, Southport’s proximity to North Bay makes it ideal for boating and outdoor recreation enthusiasts. Indeed, families who value space over commute time consistently rate Southport highly.
Springfield is a budget-friendly option adjacent to Callaway. It’s popular among junior enlisted Airmen who want proximity to base without the higher price tags of Panama City proper. Similarly, it offers access to local shopping and dining without a long commute. Overall, Springfield is the most practical choice for E-1 through E-4 families managing a tight housing budget.

Children at Tyndall attend Bay District Schools, the local public school system. It’s an open enrollment district, which means you can request any school with available space — provided you arrange transportation yourself.
Tyndall Elementary is located just outside the main gate. It serves families living on base and provides bus transportation from on-base neighborhoods. As a result, it’s the most convenient option for families in Balfour Beatty housing.
Charter schools are extremely popular in this area. However, they fill up fast — most conduct a lottery in February, and military families typically receive waitlist priority after that lottery closes. Specifically, two charters stand out, and both are worth researching before you arrive:

Every duty station has its quirks. Tyndall is beautiful — but it has a few realities your family should understand before arrival.
There is exactly one road in and out of Tyndall AFB: U.S. Highway 98. Consequently, morning and afternoon traffic can back up significantly. Additionally, the main bridge connecting the base peninsula to the mainland closes during high winds — which means hurricane evacuations are not optional. Take storm warnings seriously and have a plan.
Hurricane Michael proved in 2018 that the Florida Panhandle is not immune to catastrophic storms. Season runs from June through November. As a result, you should have an evacuation plan, an emergency kit, and renters or homeowners insurance in place before storm season begins. Furthermore, create a pet and medication plan while you’re at it — those details matter most when evacuation orders come fast.
Panama City Beach is one of the South’s most popular spring break destinations. Locals strongly advise avoiding PCB during March and peak summer weekends. However, outside of tourist season, the area is genuinely peaceful and family-friendly. Overall, the off-season months from October through February offer some of the best quality-of-life in the entire Panhandle.
Post-hurricane rebuilding generated a lot of new homes — quickly. Some families have reported quality issues with fast-built new construction in the area. Therefore, have any home inspected thoroughly before signing a lease or purchase contract. Your VA Home Loan entitlement includes an appraisal, but a separate inspection is strongly recommended.
Many service members choose to buy in the Panama City area rather than rent. The coastal market has appreciated steadily, and VA loan benefits make buying more accessible than you might expect. Specifically, VA loans offer no down payment, no private mortgage insurance, and competitive interest rates.
In Lynn Haven, the median home price runs around $350,000 — achievable for many O-3s and above using their BAH plus savings. Similarly, Callaway offers new construction in the $300,000–$380,000 range that works well for senior enlisted families.
Even if you expect to PCS again in three to four years, purchasing here can be a strong financial move. The area’s continued growth and coastal desirability support long-term appreciation. Furthermore, you can convert the home to a rental property using a military-experienced property manager when you leave.

Life on the Gulf Coast is genuinely good. Here’s a snapshot of what families love about the area.
St. Andrews State Park is the crown jewel of local recreation. It offers white-sand beaches, snorkeling, kayaking, and fishing — all within 15 minutes of base. Additionally, Lynn Haven Bayou Park and Preserve is popular for hiking and paddling. Similarly, Under the Oaks Park in Lynn Haven has a great playground, disc golf, and canoe launches.
Tyndall’s rebuild brought modern fitness centers, a private beach access point, and updated community spaces. The Commissary and Exchange are open six days a week. Moreover, Outdoor Recreation on base offers rentals for water sports equipment and camping gear. Consequently, families can enjoy coastal living without spending a fortune on gear purchases.
Tyndall’s location is genuinely excellent for road trips. Destin and Pensacola are about two hours west. Tallahassee is two hours north. Furthermore, Orlando and Tampa are roughly five hours away — perfect for Disney trips. New Orleans is also a solid five-hour drive for families who want a city weekend. Notably, Tyndall may be one of the best-located bases in the entire Air Force for weekend travel.

The 2026 BAH rate for an E-5 with dependents at Tyndall AFB is $2,163 per month. This falls under the Panama City, FL Military Housing Area. However, an E-5 without dependents receives $1,863 per month. Check the full table above for all pay grades.

It’s home to the Naval Diving and Salvage Training Center — the world’s largest military diving facility. However, both installations share the broader Panama City area, so off-base neighborhoods like Lynn Haven and Callaway serve both communities well.
