Where to Go When You Arrive

If you arrive during duty hours — typically Monday through Friday, 8:00 a.m. to 4:00 p.m. — check in through your gaining unit’s Commander Support Staff (CSS) or administrative section. However, if your unit doesn’t have a CSS, report directly to the 21st Military Personnel Flight (MPF) in Building 350.

After-hours arrivals should head to the Temporary Lodging Facility (TLF) at Building 1425 first. There, you can get your orders stamped and secure temporary lodging while you settle in. Notably, Peterson encourages all incoming members and families to attend the Pre-Arrival Orientation. This virtual session is held on the third Tuesday of each month at 0700 Mountain Time. It’s one of the best ways to hit the ground running before you arrive.

Right Start and Newcomer Resources

Peterson SFB offers a mandatory newcomers’ briefing held monthly. Specifically, the Right Start event runs alongside the welcome fair. There, base agencies and private organizations provide information, resources, and giveaways. Family members are encouraged to attend both events. Furthermore, the M&FRC serves as your one-stop referral hub. It covers everything from relocation assistance to employment support.

Off-Base Neighborhoods in Colorado Springs

Colorado Springs offers a diverse range of neighborhoods. Each area has a different personality, commute time, and school district. Consequently, spending time in your permissive TDY exploring different areas is a smart investment. Do it before signing a lease so you can make an informed decision.

Powers Corridor (Northeast Colorado Springs)

This is the most popular area for Peterson and Schriever families. Newer housing developments, shopping, and restaurants line the corridor. Furthermore, commute times to the West Gate average 10–15 minutes. Most of this area feeds into Falcon School District 49. Median three-bedroom rent runs around $1,800 per month — squarely within BAH for most enlisted grades.

Stetson Hills and Banning Lewis Ranch (Northeast)

These master-planned communities sit just north and east of Powers Corridor. Trails, parks, and newer construction make them especially popular among families. Similarly, D49 schools serve this area, and community events create a strong neighborhood feel year-round.

Briargate and the D20 Zone (North Colorado Springs)

For families prioritizing the best schools in the region, Briargate feeds into Academy District 20. Notably, D20 has earned “Accredited with Distinction” status for 17 consecutive years. However, homes in this zone typically run $100–$250 per month above E5 BAH. Budget carefully before committing to this area.

Security-Widefield (South, Near Base)

This suburban community sits just seven miles south and southeast of Peterson. Affordability is one of its biggest strengths. Rents typically run $150–$250 below D20-area prices. However, research specific school assignments carefully before signing a lease. Schools in this zone fall under Harrison District Two, which has mixed ratings.

Fountain (South, 10–15 Miles)

Fountain offers more spacious properties and a quieter pace at a lower price point. Commute times to Peterson average 20–25 minutes in normal traffic. In contrast to other areas, school quality in Fountain falls under Harrison D2, which is rated below average. For families with school-age children, this tradeoff is worth considering.

Falcon and Peyton (East Side)

If open skies and more land appeal to you, Falcon and Peyton deliver. Commute times run 30–40 minutes to Peterson. Additionally, D49 schools in Falcon offer strong STEM programs. Military Family Life Counselors (MFLCs) are available at several campuses. This area suits families who prioritize space over commute time.

Schools Near Peterson Space Force Base

School District Breakdown for Military Families

No schools sit directly on Peterson SFB. Instead, several public school districts serve families depending on where you choose to live. Importantly, Colorado’s open enrollment policy gives you flexibility to apply to schools outside your assigned zone.

Academy District 20 (Best Academic Rating)

District 20 is the most academically competitive in the Colorado Springs region. It covers the northern part of the city, including Briargate and neighborhoods near the Air Force Academy. Niche rates D20 an overall A, with A-level marks for academics, teachers, and college preparation. Additionally, D20 has maintained “Accredited with Distinction” status for 17 consecutive years. Military Family Life Counselors and a dedicated School Liaison program support incoming families. However, the tradeoff is higher rent — plan on potentially exceeding E5 BAH by $100–$250 per month.

Falcon School District 49 (Best for East Side Families)

District 49 is an excellent choice for families in Powers Corridor, Stetson Hills, Falcon, or Peyton. Specifically, D49 offers strong STEM programs and flexible learning pathways. The Student to Student peer transition initiative supports military kids during school changes. Furthermore, the district is a member of the Home Front Military Network. This provides additional support for families during deployments and PCS transitions.

Families near or on base feed into McAuliffe Elementary, Jack Swigert Aerospace Academy, and Mitchell High School. All three offer direct bus transportation from Peterson SFB housing. However, school quality within D11 varies significantly. Research your specific address’s school assignment before committing to a lease or home purchase.

Life in Colorado Springs: What to Expect

Outdoor Recreation and Quality of Life

Colorado Springs consistently ranks as one of the best cities to live in the country. For military families specifically, it’s easy to see why. The city sits at over 6,000 feet above sea level. Consequently, the first few weeks may leave you slightly winded. However, most families fully acclimate within a month. The lifestyle that follows quickly becomes one of the best parts of the assignment.

More than 300 days of sunshine per year make outdoor activities a near-daily option. Garden of the Gods is a short drive from base. It offers free access to dramatic red rock formations and some of the best hiking trails in Colorado. Pikes Peak — one of Colorado’s famous fourteeners — is accessible by road or cog railway from Manitou Springs. Furthermore, world-class skiing at Breckenridge, Vail, and Monarch Mountain is within 1–3 hours. The Outdoor Rec ITT office sells discounted season passes to make it even more affordable.

Altitude Adjustment: Real Talk

Colorado Springs sits at over 6,035 feet above sea level. Simple tasks — climbing stairs, carrying groceries, or jogging — may feel harder than expected for the first few weeks. Hydration is critical at altitude, as the dry climate accelerates dehydration faster than sea-level environments. Additionally, UV radiation is significantly stronger at elevation, so sunscreen is essential here. Give yourself and your family grace during the adjustment period. Most people feel normal within 4–6 weeks.

Climate and Cost of Living

Summers in Colorado Springs are warm but not oppressive, typically reaching 75–90°F. Winters bring colder temperatures — lows between 15–45°F — along with occasional snow. However, the semi-arid climate means snow often melts within days. Overall, the cost of living is slightly above the national average. Housing and groceries run higher than in many other duty station cities. However, BAH rates reflect this, and many families find the outdoor lifestyle well worth the tradeoff.
