Naval Base Guide
If your orders say Naval Air Station Pensacola, you’re headed to one of the most iconic duty stations in the U.S. military — and one of the most beautiful. Situated on the Gulf of Mexico in the Florida Panhandle, Pensacola is where every Navy, Marine Corps, and Coast Guard aviator earns their wings. It’s also where military families discover sugar-white beaches, a genuine military community, and a quality of life that keeps sailors coming back assignment after assignment. Start planning now with a personalized PCS Plan© and get connected with the NAS Pensacola PCS Pay It Forward® Facebook group before your move-in date.
Established in 1914, NAS Pensacola is the oldest naval air station in the United States. The installation covers 8,423 acres — approximately 5,804 acres at the main base and another 2,500+ acres at auxiliary installations including Corry Station, Saufley Field, and Outlying Landing Field Bronson. The base supports more than 16,000 military and 7,400 civilian personnel.
NAS Pensacola is the home of the Naval Aviation Schools Command, the Naval Air Technical Training Center (NATTC), and the Naval Education and Training Command (NETC) — making it the primary flight training hub for the entire U.S. military. Every naval aviator, naval flight officer, and enlisted aircrewman passes through here. The base is also home to the Blue Angels flight demonstration squadron, which practices and performs out of Pensacola from March through November.
| Command | Mission |
|---|---|
| Naval Aviation Schools Command (NASC) | Oversees all aviation training pipelines for Navy, Marine Corps, and Coast Guard |
| Naval Air Technical Training Center (NATTC) | Aviation maintenance and technical training for enlisted personnel |
| Naval Education and Training Command (NETC) | Headquarters for Navy-wide education and training programs |
| Marine Aviation Training Support Groups 21 & 23 | Marine Corps aviation training support |
| Navy Flight Demonstration Squadron (Blue Angels) | Flight demonstration; home station Pensacola |
| Naval Survival Training Institute (NSTI) | SERE and survival training |
Base Operator: (850) 452-2155 | NAS Pensacola covers FACSFAC-controlled airspace of over 18,000 square miles — giving you some context for why this base matters to naval aviation readiness.
NAS Pensacola falls under Military Housing Area FL064, which covers ZIP codes throughout Escambia County, Santa Rosa County, and surrounding areas. The 2026 BAH rates increased approximately 5.4% from 2025, reflecting continued growth in the Pensacola housing market. Florida has no state income tax, which adds meaningful buying power on top of your housing allowance.

Heads up on housing costs: Pensacola’s rental market has tightened in recent years. Off-base rentals are competitive and can be hard to find, especially pet-friendly units. Many E-6 and above families find that buying with a VA Home Loan — zero down, no PMI, no state income tax — is more cost-effective than renting, particularly given Florida’s no-tax advantage.
On-base family housing is privatized and managed by Balfour Beatty Communities under the brand NAS Pensacola Homes. The community includes 871 housing units across eight distinct neighborhoods, ranging from 2-bedroom townhomes to 4-bedroom single-family homes. All residents forfeit their full BAH as rent. Key amenities across communities include splash parks, playgrounds, a fitness center, community center, central AC, fenced yards, and screened porches.
| Neighborhood | Eligibility | Bedrooms | Notable Features |
|---|---|---|---|
| Andrew Jackson Court | E-7 – E-9 | 3 BR / 2.5 BA | Townhouses and SFH; garage, covered patio, laundry room, master suite; centrally located |
| Barrancas | O-1 – O-6 | 2–4 BR | Near beach and playgrounds; fireplaces, screened-in porches, fully-equipped kitchens |
| Old Hospital | O-1 – O-9 | 2–4 BR | Historic neighborhood near Sea Wall; screened porches, fenced yards; near sports complex |
| Corry Village | All ranks | 3 BR / 2 BA | Garage, large backyard, master suite; near commissary, exchange, and CDC; playgrounds and basketball courts |
| Lighthouse Terrace | All ranks + DoD contractors | 2–4 BR | Apartments and townhomes; splash park, fitness center, playgrounds, patio, fenced yard |
| Mariner Village | O-1 – O-9+ | 3–4 BR | 4 BR / 3.5 BA option; fenced yard, fireplace, garage, screened-in porches; near Exchange |
Important: You must visit the Navy Housing Service Center (HSC) before signing any lease or purchase contract, whether on or off base. All service members assigned to the Pensacola Naval Complex — including NAS Pensacola, Corry Station, Saufley Field, Naval Hospital, and Whiting Field — are eligible to apply for privatized housing.

Wait times vary by rank and bedroom requirement. Apply as soon as your orders are cut — you can submit an application any time after receipt of PCS orders and up to 30 days after reporting. You must have at least 6 months remaining on your orders to be assigned quarters. Single E-5 and above are generally required to live off base.
Pro tip from families who’ve been here: Get on the base housing waitlist even if you think you want to buy or rent. It gives you a fallback option while you search, and you can always decline when something better comes through.
Most military families at NAS Pensacola live off base, and your neighborhood choice will significantly shape your daily life — from school quality to commute time to beach access. Here’s the real breakdown on each area.
Families on the main base or at Corry Station housing attend Navy Point Elementary (K–5) and Warrington Middle (6–8), then feed to Escambia High School. Families in Mariner Village attend Blue Angel Elementary and Bailey Middle School, also feeding to Escambia High.
The neighborhoods immediately south and west of the base — including the Warrington and Perdido Key areas — put you closest to the gates and the beach. Commutes run 5–15 minutes. Housing here is more affordable than Gulf Breeze, though the school zones fall within Escambia County (see school section for important context). Perdido Key is resort-adjacent; expect higher rental prices and limited inventory.
Popular for families who want a mix of urban convenience and neighborhood character. Downtown Pensacola, restaurants, shopping, and interstates are all close. Commute times run 10–20 minutes depending on the gate you use. Home prices are mid-range, and the area has been gentrifying steadily. E-7 families can find quality 3–4 bedroom homes in the Cordova area within BAH budget.
Across the bay from Pensacola proper, Gulf Breeze is the school-quality choice. Located in Santa Rosa County — not Escambia — families here access a consistently higher-rated public school system. Commute to the base runs 10–15 minutes. The tradeoff is housing costs: median home prices run approximately $465,000 in 2026, which puts it solidly in O-3 and above territory with VA loan benefits. If schools are your top priority, Gulf Breeze is the conversation you need to have.
North of Pensacola along Highway 90, Pace and Milton offer the most space and the most affordable prices of any neighborhood within reasonable commuting distance. Expect 20–30 minute commutes. Newer subdivisions, larger lots, and access to Santa Rosa County schools make this area popular with E-7+ families and anyone who wants more house for the dollar. It’s not beachfront, but it’s a solid, stable neighborhood choice.
Further north from the base — roughly 20–30 minutes — Cantonment and north Pensacola neighborhoods offer affordable housing and a quieter suburban feel. These areas fall within Escambia County for schools. Many families use School Choice options to access higher-performing schools outside their zone.
| Area | County | Commute to Base | 2026 Home Price Range | Best For |
|---|---|---|---|---|
| South Pensacola / Warrington | Escambia | 5–15 min | $200,000–$320,000 | Shortest commute, beach proximity |
| East Hill / Cordova | Escambia | 10–20 min | $250,000–$400,000 | Urban feel, walkability, amenities |
| Gulf Breeze | Santa Rosa | 10–15 min | $380,000–$550,000+ | Best schools, bay views |
| Pace / Milton | Santa Rosa | 20–30 min | $240,000–$370,000 | Affordability, Santa Rosa schools, space |
| Cantonment / North Pensacola | Escambia | 20–30 min | $190,000–$300,000 | Lowest cost, larger lots |
| Perdido Key | Escambia | 15–25 min | $350,000–$600,000+ | Beach lifestyle, resort proximity |
Thinking about buying? Florida has no state income tax, your VA loan requires zero down payment, and Pensacola’s market still offers competitive pricing compared to most coastal duty stations. Check your buying power with a VA Home Loan snapshot — no credit pull required.
NAS Pensacola has five active gates. Choosing where to live should account for which gate is most convenient for your command’s location on the installation.
| Gate | Location | Hours | Notes |
|---|---|---|---|
| Main Gate | Navy Boulevard (Murray Road) | 24/7 | Primary gate for military ID holders; location of Visitor Control Center (VCC) |
| West Gate | Blue Angel Parkway / Radford Blvd | M–F 0500–1900; Weekends/Holidays 0800–1800 | Primary public/civilian access; CVI lane M–F 0730–1700; used for museum/lighthouse visitors on weekends |
| CID Main Gate | CID Area | 24/7 | Center for Information Dominance access |
| Saufley Field Gate | Saufley Field | 24/7 | Access for Saufley Field commands and personnel |
| Corry Station Gate | Corry Station | M–F 0545–1700 | Weekdays only; Corry Station personnel |
Visitor Control Center (VCC): Building 777, Duncan Road, Pensacola, FL 32507 | (850) 452-4153 | M–F 0730–2200, Weekends 0730–1530. All visitors over age 18 without a military or DoD ID must be vetted through the VCC before base access. A REAL ID-compliant driver’s license or valid U.S. passport is required.
Schedule your ID card and vehicle registration as soon as you arrive. The Personnel Support Detachment (PSD) handles ID cards, DEERS, RAPIDS, pay, and electronic service records: Building 680, Saufley Street | (850) 452-3969.
School quality is one of the biggest factors in deciding where to live near NAS Pensacola — and it’s an area where honest information matters. Here’s what you need to know before you sign a lease.
Escambia County Public Schools (ECPS) serves over 41,000 students, of which approximately 4,000+ are military-connected. The district maintains multiple Purple Star School of Distinction designations and has a dedicated Military Liaison (Monica Willis) to assist families during transitions. School Choice is available — if you’re in a zone for a lower-performing school, you can often transfer to a higher-performing option within the district.
The real talk: Escambia County is the second-poorest county in Florida, and school quality varies widely by zone. Families who prioritize academics tend to use School Choice, enroll in charter schools, or choose to live in Gulf Breeze or Santa Rosa County for access to that district’s consistently higher-rated schools. Don’t assume your zoned school without checking first.
| School | Level | Address | Phone |

Escambia County offers 7 charter schools (K–12), 25 private schools in the Pensacola area, and homeschool support networks. To find your zone by address or to explore School Choice, visit escambiaschools.org or email the Enrollment Services office at SchoolChoice@ecsdfl.us with a copy of your military orders.
Families living in Gulf Breeze, Pace, or Milton fall under the Santa Rosa County School District, which consistently outperforms Escambia County on academic metrics. If top-rated schools are your priority and you can stretch the housing budget, Gulf Breeze in particular offers well-regarded elementary and middle options combined with a manageable commute to the base. Contact the Santa Rosa County School District to confirm zones before committing to a neighborhood.
The NAS Pensacola School Liaison is your best starting point for navigating either district. Reach them through Navy MWR Pensacola at navymwrpensacola.com.
The primary military treatment facility for NAS Pensacola is Naval Hospital Pensacola, a full-service, Joint Commission-accredited medical and surgical facility. The hospital is an 8-story, 108-bed facility with five operating rooms and an 8-bed intensive care unit. NAS Pensacola falls under the TRICARE East Region. Pensacola is the oldest European settlement in mainland America and regularly appears on best-places lists for military families — and for good reason. The area offers a genuinely exceptional quality of life, particularly for families who love the outdoors, water, and a community that runs on a military heartbeat.
The National Naval Aviation Museum is the crown jewel of Pensacola and one of the largest aviation museums in the world, spanning 350,000 square feet on 37 acres adjacent to the flight line. Admission is free. Public visitors can access the museum on Saturdays and Sundays (9 a.m.–3 p.m.) through the West Gate — no base pass needed, but all visitors 18+ must have a REAL ID or passport for entry. Military families with base stickers can access on weekdays as well. Phone: (850) 452-2701 | navalaviationmuseum.org.
Pensacola Beach offers some of the best sugar-white sand on the Gulf Coast — a genuine perk of this assignment that families rave about long after they’ve PCS’d away. The Gulf Islands National Seashore and Fort Pickens offer hiking, kayaking, and quieter beach access outside peak tourist season. The Pensacola Lighthouse and Maritime Museum — located on base — is also worth a climb on a clear day.
Downtown Pensacola has a growing food and brewery scene, live music, and community events throughout the year. Pensacola hosts two minor league sports teams: the Blue Wahoos (Double-A baseball) and the Ice Flyers (SPHL hockey), both family-friendly and affordable. Several beachside restaurants have sand play areas for kids while parents enjoy a meal — a Pensacola staple for military families.
Pensacola is a major tourist destination. During peak season — roughly Memorial Day through Labor Day — beach traffic on Highway 98 and the bridges to Pensacola Beach can double or triple normal commute times on weekends. Plan accordingly for Saturday beach runs, and factor tourist season into your quality-of-life equation. Locals learn fast to head to the beach early in the morning or on weekday evenings.
The FFSC offers resume workshops, employer networking events, and connections to military-friendly local employers. Pensacola’s economy includes healthcare, education, the defense sector, and a growing tech presence. Remote work is well-supported by local infrastructure.
Pensacola State College has served veterans and military families since 1948 and operates a dedicated Veteran Services Office on the Pensacola campus. The University of West Florida offers programs with strong veteran and military support services. Both institutions participate in tuition assistance and GI Bill programs.
For spouse-to-spouse advice on jobs, schools, rentals, and local finds that don’t show up in any guide, the NAS Pensacola PCS Pay It Forward® Facebook group is where the real intel lives.

The 2026 BAH rates for NAS Pensacola (Military Housing Area FL064) range from $1,794/month for E-1 through E-4 with dependents to $2,631/month for an O-6 with dependents. Rates increased approximately 5.4% from 2025. E-5 with dependents receives $1,863/month; E-6 with dependents receives $2,235/month. Florida has no state income tax, which increases effective buying power compared to most duty stations. Use the DoD BAH Calculator to confirm your exact rate by rank, dependency status, and ZIP code.
Contact the Navy Housing Service Center (HSC) as soon as you receive your orders: 1581 Duncan Rd, Bldg 735, NAS Pensacola, FL 32508 | (850) 452-5168 | Monday–Friday 0800–1700. You must visit the HSC before signing any lease or purchase contract. On-base family housing (871 units across 8 neighborhoods) is managed by Balfour Beatty Communities, NAS Pensacola Homes: (850) 456-3120. All residents forfeit their full BAH as rent. Wait times vary by rank and family size — apply immediately. You must have at least 6 months remaining on your orders to be assigned quarters.
It depends on where you live. Families on base attend Navy Point Elementary, Warrington Middle, and Escambia High (NAS/Corry housing) or Blue Angel Elementary, Bailey Middle, and Escambia High (Mariner Village). Off-base families in Escambia County attend that district’s zoned schools, with School Choice options available — contact SchoolChoice@ecsdfl.us with your military orders before you move for enrollment priority. Families living in Gulf Breeze, Pace, or Milton attend Santa Rosa County School District, which is consistently higher-rated. The NAS Pensacola School Liaison can help you navigate either system at navymwrpensacola.com/child-youth/school-liaison.
It depends on your priorities. Escambia County (south and west Pensacola, Warrington, Perdido Key) offers the shortest commutes and the lowest housing prices, but school quality is uneven and varies significantly by zone. Gulf Breeze and Santa Rosa County offer significantly better-rated schools but higher home prices — median around $465,000 in Gulf Breeze in 2026 — and work best for O-3 and above using VA loan benefits. Pace and Milton (also Santa Rosa County) are the affordable alternative with good schools and larger homes, but add 20–30 minutes to your commute. Join the NAS Pensacola PCS Pay It Forward® group to get current, honest feedback from families navigating the same decision.
The Main Gate on Navy Boulevard is open 24 hours and is the location of the Visitor Control Center. The West Gate on Blue Angel Parkway is open Monday–Friday 0500–1900 and weekends/holidays 0800–1800 — this is the gate used for museum and lighthouse visitors on weekends. The CID Main Gate and Saufley Field Gate are both open 24 hours. Corry Station Gate is open weekdays only, 0545–1700. All visitors over 18 without military or DoD ID must check in at the VCC (Building 777, Murray Road) for a background check and visitor pass before accessing the installation.
Naval Hospital Pensacola is located at 6000 West Highway 98, Pensacola, FL 32512 — about 2 miles from Navy Boulevard. For appointments, call Central Appointments at (850) 505-7171 or (877) 879-1621. The Branch Medical Clinic on base (Bldg 3600, West Wing) provides primary care, optometry, pharmacy, lab, and radiology: (850) 505-6727. A branch clinic at Corry Station handles primary care and dental at 765 6th St., (850) 452-6326. NAS Pensacola is in the TRICARE East Region. Update DEERS immediately upon arrival to maintain continuous coverage. The TRICARE Nurse Advice Line is available 24/7 at (800) 874-2273, option 1.
Public visitors — including those without military ID — can access the museum on Saturdays and Sundays from 9 a.m. to 3 p.m. through the West Gate on Blue Angel Parkway. All visitors 18 and older must present a REAL ID-compliant driver’s license or valid U.S. passport. Visitors first check in at the VCC on Navy Boulevard for a background check, then proceed to the West Gate. Admission to the museum is free. Military families with base access stickers can visit on weekdays as well. Phone: (850) 452-2701 | navalaviationmuseum.org.
The Fleet & Family Support Center (FFSC) at 151 Ellyson Avenue, Bldg 625, NAS Pensacola (850-452-5990) offers relocation assistance, spouse employment help, financial counseling, EFMP support, deployment resources, transition assistance, and School Liaison services. Hours are Monday–Friday 0730–1600. The base also has four gyms, a golf course, two marinas, a Youth Center, a CDC, the Portside Food Court, a Commissary at (850) 453-5311, and a full Navy Exchange. The NAS Pensacola PCS Pay It Forward® group is also one of the most active and helpful resources for peer support, housing reviews, local recs, and real-talk advice from families stationed here right now.
Harder than you’d expect. The rental market near NAS Pensacola has tightened significantly, and pet-friendly units are especially scarce. Rentals are easier to find the further you live from the base gates. Temporary housing is also limited — the Navy Gateway Inn & Suites on base is your best TLF option: (850) 452-3188. If TLF isn’t available, short-term rentals and AirBnBs in the area can serve as a bridge. Start your housing search before you arrive and use your PCS Plan© to build in sufficient lead time.
