If your orders say Joint Base Charleston, you’re headed to one of the most sought-after duty stations on the East Coast — a joint installation spread across two sites near one of America’s most beautiful historic cities. JB Charleston supports Airmen, Sailors, Soldiers, Marines, Coast Guardsmen, and civilians from more than 50 DoD and federal agencies, making it one of the most diverse military communities in the country. Start building your move plan now with a personalized PCS Plan© so housing, schools, and your timeline are sorted before your report date arrives.
This guide covers what military families actually need: complete 2026 BAH rate tables for every grade, details on both housing communities (Hunt and Balfour Beatty), gate hours, medical facilities on both sides of the installation, honest neighborhood breakdowns, school district data, and real talk about the Lowcountry lifestyle. Connect with families already stationed here in the Joint Base Charleston PCS Pay It Forward® group for real-time answers before and after you arrive.
Joint Base Charleston was formed in 2010 through the merger of Charleston Air Force Base and Naval Weapons Station Charleston. The two sites operate as a single joint installation but sit about 10 miles apart, with meaningfully different missions and commute dynamics — a distinction that matters a great deal when you’re deciding where to live.

The total JB Charleston community — including all Airmen, Sailors, Soldiers, Marines, Coast Guardsmen, civilians, dependents, and retirees across both sites — exceeds 79,000 people. That size means strong MWR programs, well-funded facilities, and a military community large enough to feel like a city within a city. It also means knowing which site you’ll be reporting to is essential before you start your housing search — the commute differences are significant.
Your check-in process depends on which site you’re assigned to. Both sites have separate Military Personnel Flights and housing offices. All permanent party personnel must visit the Military Housing Office before signing any off-base lease or purchase contract — this is Air Force policy and protects you from making a housing decision without full information.
All incoming personnel to JB Charleston–Air Base report to the Welcome Center, Building 1953, located at 800 W. Hill Blvd., Charleston AFB, SC 29404. The Pass & Registration / Visitor Control Center is adjacent to the Dorchester Gate at this address.

Joint Base Charleston has four access control points serving both sites. All gates require 100% ID checks. Visitors without a valid DoD ID card must go to the Pass & Registration / Visitor Control Center at the Air Base (Bldg 1953, Dorchester Gate area) for a temporary pass. The VCC is open Monday through Friday, 0600–1700 and closed on weekends and federal holidays.
| Gate | Location | Hours | Notes |
|---|---|---|---|
| Rivers Gate | North side, near I-26 (Hanahan) | Open 24/7 | Primary 24-hour access point; close to I-26 |
| Hunley Gate | West side, near I-26 (Hanahan) | Open 24/7 | 24-hour access; also near I-26 interchange |
| Dorchester Gate (Main) | Dorchester Road (south entrance) | Daily 0500–2100 | Welcome Center / VCC adjacent; visitor access |
| Commissary Gate | Commissary exit route | Mon–Fri 0900–2000 | Outbound traffic only |
Rivers Gate and Hunley Gate are both just off I-26 as it passes through Hanahan — making them the most convenient entry and exit points for families living in Hanahan, Goose Creek, Ladson, or Summerville. The Dorchester Gate on Dorchester Road is the primary visitor entry and check-in point. Check jbcharleston.jb.mil for any updated gate hours or access policy changes before you arrive.
Joint Base Charleston’s 2026 BAH rates increased 0.2% from 2025 — a modest but positive adjustment. The installation is ranked 9th highest among all joint bases in the country, reflecting Charleston’s desirable coastal location and real housing costs. Service members with dependents receive approximately 21.1% more than those without. All three installations in the area (Air Base, Naval Weapons Station, and Charleston AFB as referenced separately) share the same Charleston, SC Military Housing Area rates.
Use the official DoD BAH calculator to confirm your exact rate by grade and dependency status. See our full 2026 BAH rates guide for national context.

With median home prices ranging from $247,000 in North Charleston to $387,000 in Summerville, your BAH can work hard for you here — especially with a VA Home Loan. Zero down payment, no PMI, and competitive rates make homeownership genuinely accessible in most neighborhoods around JB Charleston. Many families find buying pencils out at or below rent, particularly in Goose Creek, Ladson, and Hanahan. See our 2026 military pay charts for full compensation context.
JB Charleston is unique among joint bases in that its two sides are managed by different private housing companies. Your housing options — and the application process — differ depending on which installation you’re assigned to. Both require you to visit the respective Military Housing Office before signing any off-base agreement.
Family housing at the Air Base is managed by Hunt Military Communities under the name JBC Family Housing. The Air Base has approximately 562 family housing units in two gated areas. Homes are 3- and 4-bedroom single-family residences featuring screened porches, garages, large living rooms, all major Whirlpool appliances (refrigerator, stove, dishwasher, microwave), washer/dryer hookups, spacious closets, and air conditioning. Active-duty residents receive complimentary renter’s insurance and pay no up-front rent costs or security deposits — rent equals BAH and is collected in arrears.
Community amenities include parks, tot lots, playgrounds, dog parks, access to a Child Development Center, and easy access to base fitness, commissary, and exchange facilities. The neighborhoods are walkable with a quiet suburban character.

Family housing at the Naval Weapons Station is managed by Balfour Beatty Communities. The Weapons Station has approximately 1,017 family housing units across two neighborhoods — MenRiv Park (non-gated section of the WS) and Eastside. Homes offer 2-, 3-, and 4-bedroom options with playgrounds, dog parks, sports courts, and community centers. The WS side provides more housing inventory than the Air Base and is the primary on-base option for Navy families assigned to NNPTC.

Waitlists at both sites vary by bedroom size and time of year. Apply as soon as orders arrive — do not wait until you arrive at the base to begin the process. If you end up in temporary lodging while waiting, keep all receipts for TLA reimbursement. The JB Charleston PCS Pay It Forward® group has current wait time intel from families who just went through the process.
The Charleston metro area has one of the most diverse sets of neighborhood options near any military installation in the Southeast. The right choice depends almost entirely on two factors: which site you work at (Air Base vs. Weapons Station), and whether school quality or commute time is your top priority. Here is the honest breakdown.
Best for: Weapons Station families; affordable housing; short WS commute. Drive to Air Base: ~20–25 min. Drive to Weapons Station: ~5–15 min. Median home price: ~$320,000. School district: Berkeley County Schools.
Goose Creek is home to Crowfield Plantation and other established family neighborhoods, and its proximity to the Weapons Station makes it the most practical choice for Navy families at NNPTC. Home prices are competitive, inventory is relatively accessible, and Berkeley County continues to grow. Berkeley County Schools are well-regarded and generally outperform Charleston County schools in many metrics. Goose Creek is also the location of the Naval Health Clinic, making routine medical visits convenient.
Best for: Air Base families wanting the shortest commute; mature neighborhoods; suburban feel. Drive to Air Base: ~5–10 min (very short). Drive to Weapons Station: ~20 min. Median home price: ~$319,950. School district: Berkeley County Schools.
Hanahan offers the best pure commute to the Air Base gates — Rivers and Hunley Gates are right off I-26 as it passes through Hanahan. It’s a well-established area with mature neighborhoods and a classic suburban feel. If your priority is getting to work quickly and keeping the commute stress-free, Hanahan and the neighborhoods immediately around it are hard to beat. Inventory can be tighter here than in Summerville or Goose Creek.
Best for: Families prioritizing Dorchester District 2 schools; long-term equity; new construction. Drive to Air Base: ~25–40 min (peak hours). Drive to Weapons Station: ~35–50 min. Median home price: ~$387,000 (Summerville proper); newer communities in Cane Bay and Nexton vary. School district: Dorchester District 2 (primarily).
Summerville is consistently the most popular choice for military families with school-age children, and the reason is simple: Dorchester District 2 (DD2) is one of the best-performing school districts in South Carolina. The district includes the large master-planned communities of Cane Bay Plantation (essentially its own small town with schools, grocery stores, trails, and a strong sense of community) and Nexton (modern, upscale, high-speed internet infrastructure, vibrant town center). The tradeoff is a real commute — 25 to 40 minutes to the Air Base on a good day, longer during rush hour on I-26. Families here consistently say the schools are worth it. If you have children and DD2 matters to you, Summerville should be your first deep-dive.
Best for: Affordability; proximity to Air Base; urban amenities nearby. Drive to Air Base: ~10–20 min. Drive to Weapons Station: ~20–30 min. Median home price: ~$247,000–$319,000. School district: Charleston County Schools (CCSD).
North Charleston offers the most affordable entry prices in the metro and the shortest commutes to the Air Base. It’s been revitalizing steadily — the Park Circle neighborhood in particular has become a genuinely desirable area with independent restaurants, coffee shops, and a walkable main street. Some parts of North Charleston still have rougher pockets, so research specific neighborhoods and zip codes carefully before committing. CCSD school quality varies significantly by zone, so verify your specific schools before signing a lease or buying.
Best for: Families wanting a middle ground between Summerville and North Charleston. Drive to Air Base: ~20–25 min. Drive to Weapons Station: ~20–25 min. Median home price: ~$280,000–$340,000. School district: Berkeley or Dorchester County depending on address.
Ladson sits right at the intersection of I-26 and Dorchester Road, giving it excellent highway access to both sides of JB Charleston. It’s a practical, affordable option that doesn’t require choosing one side of the base over the other. Depending on your specific address, you may be in Berkeley County Schools or Dorchester District 2 — verify this before committing to a specific property, as it matters a great deal for school quality.
Best for: Families wanting upscale coastal living; beach access; top schools. Drive to Air Base: ~25–35 min (bridge dependent). Drive to Weapons Station: ~30–40 min. Median home price: ~$725,000. School district: Charleston County Schools (strong zones here).
Mount Pleasant is one of the most desirable addresses in the Charleston metro — excellent schools, proximity to Isle of Palms and Sullivan’s Island, upscale shopping and dining, and the waterfront character of Lowcountry living at its best. The tradeoff is price (significantly higher than everywhere else on this list) and bridge-dependent commutes that can be unpredictable. For senior officers or families with a higher housing budget, Mount Pleasant delivers quality of life that’s hard to argue with.
There are no DoDEA schools at JB Charleston. All children — including those in on-base housing — attend local public school districts. Your school zone is determined by your physical address, and the county in which you live determines which district you’re in under South Carolina law. Research your specific address’s school zone before signing any housing contract.
| District | Coverage Area | Notes | Contact |
|---|---|---|---|
| Dorchester District 2 (DD2) | Summerville, Ladson (Dorchester Co.), Cane Bay, Nexton | Top-performing district in the region; primary draw for Summerville families; strong STEM and magnet programs | dorchester2.k12.sc.us |
| Berkeley County Schools (BCSD) | Goose Creek, Hanahan, Moncks Corner, parts of Ladson | Well-regarded; improving district; serves most Weapons Station and north-side Air Base families | berkeley.k12.sc.us |
| Charleston County Schools (CCSD) | North Charleston, Mount Pleasant, West Ashley, downtown | Large district; quality varies significantly by zone; strong magnet and charter options; verify specific school before committing | ccsdschools.com |
On-base housing residents — in both the Hunt (Air Base) and Balfour Beatty (Weapons Station) communities — attend local district schools, not on-base schools. The School Liaison Officer at JB Charleston can assist with enrollment, IEP/504 plan transfers, and the youth sponsorship program that pairs incoming military students with peer guides. Contact through the 628th Force Support Squadron at jbcharleston.com. Private school options are also available throughout the metro, particularly near Mount Pleasant and Summerville.
The Child Development Center at the Air Base (2451 North O’Neal Ave., Bldg 1993, (843) 963-5684) serves children ages six weeks through five years. The Weapons Station CDC is at 788 Chapel Drive, (843) 794-7809. Apply for CDC slots as early as possible — waitlists are common at both locations. Youth Programs run after-school care, sports leagues, and summer programs at both sites as well.
The JB Charleston Medical Group serves Air Base personnel and provides primary care, pediatrics, dental, behavioral health, and specialty services for approximately 63,000 eligible beneficiaries across both sites. It supports dental readiness for roughly 4,000 active-duty members and includes an occupational health program covering service members on the Weapons Station as well.

Trident Medical Center in North Charleston and MUSC Health System in downtown Charleston are the primary civilian options for emergency and specialty care.
Naval Health Clinic Charleston (NHCC) occupies the 188,000 square-foot John G. Feder Joint Ambulatory Care Clinic on the Weapons Station side. It is an NCQA-certified Medical Home Port facility providing a broad range of outpatient services for Navy and joint-service beneficiaries in the Goose Creek area.

The 628th Force Support Squadron runs MWR programs for both sites — fitness centers, an outdoor pool, a golf course at Short Stay Recreation Area, bowling, youth sports leagues, and a full calendar of community events. Check jbcharleston.com for current programs and hours. The Short Stay Golf Course and Recreation Area sits on the Weapons Station side adjacent to the Cooper River, offering one of the most picturesque settings of any on-base recreation area in the Southeast.
The Charleston area runs slightly above the national average in cost of living — housing is the primary driver, especially as the metro has grown significantly over the past decade. JB Charleston BAH is calibrated to local costs and generally keeps pace with rental and purchase prices in the mid-tier neighborhoods most families choose. The most important variable is which neighborhood you pick: North Charleston and Goose Creek are genuinely more manageable on BAH than Mount Pleasant or downtown Charleston. Don’t let the coastal reputation make you assume everything is out of reach.
I-26 is the primary commute artery for most JB Charleston families, and it can be slow during peak morning and evening hours. The commute from Summerville during rush hour can legitimately hit 40–50 minutes on bad days, particularly approaching the I-26/I-526 interchange. Families living in Hanahan or close to the Rivers/Hunley gates generally have the most predictable commutes. If you’re assigning the highest weight to commute quality, test-drive your route at 0630 and 1730 before signing a lease.
Charleston has a humid subtropical climate with hot, humid summers and mild winters. Expect temperatures regularly above 90°F with high humidity from June through September. Winters are mild — cold snaps happen but hard freezes are rare. Hurricane season runs June through November. Charleston is not as directly exposed as Biloxi or Miami, but subtropical storms and occasional named storms require awareness and a plan. The base has evacuation procedures — know them when you arrive. Spring and fall are genuinely beautiful here, and the temperate winters are a genuine quality-of-life advantage over northern duty stations.
Charleston consistently ranks among the top cities in the country for food, culture, and livability — and it’s immediately accessible from JB Charleston. Here is how military families actually spend their time here.
Downtown Charleston’s Historic District is walkable, beautiful, and packed with 300+ years of American history. Rainbow Row, the Battery, White Point Garden, Fort Sumter (accessible by ferry), and dozens of antebellum buildings make weekend exploration genuinely inexhaustible. The food scene is world-class — Hyman’s Seafood, Halls Chophouse, Poogan’s Porch, and Magnolia’s are local institutions. For the best shrimp and grits you’ll find anywhere, Charleston is the definitive address.
Folly Beach is the closest beach, about 20 minutes from the Air Base and has a laid-back surf town vibe. Isle of Palms and Sullivan’s Island are 30–40 minutes from base and offer cleaner water, calmer surf, and a more upscale beach atmosphere. Kiawah Island is a world-class resort beach about an hour away. Military families typically rotate through all of them across the year — each has a different character and appeal.
The Lowcountry is defined by its natural beauty — marsh grass, live oaks draped in Spanish moss, tidal rivers, and the Intracoastal Waterway. Francis Marion National Forest (just north of the base) offers hiking, fishing, and camping. Magnolia Plantation & Gardens, Middleton Place, and Cypress Gardens are all within 30 minutes for weekend family excursions. Kayaking and paddleboarding on the Cooper River or local tidal creeks is a staple activity for JB Charleston families. The base’s Short Stay Recreation Area on the Weapons Station side has boat ramp access and is a local favorite.
Savannah, Georgia is 1.5 hours south — a fantastic weekend destination with its own extraordinary food scene and historic squares. Myrtle Beach is 2 hours north for a more resort-style beach experience. The Blue Ridge Mountains and Asheville, NC are 3.5 hours away for families craving mountain weekends. The geographic position of JB Charleston makes it genuinely easy to explore a wide swath of the Southeast.
The Airman & Family Readiness Center (A&FRC) provides relocation assistance, financial counseling, employment readiness for spouses, family advocacy, and Exceptional Family Member Program (EFMP) support across both sites. If you’re a military spouse looking for employment, the Employment Readiness Program offers resume building, federal job coaching through USAJOBS, and networking resources — with the Charleston metro’s growing aerospace, healthcare, and tech sectors offering real options. Contact the A&FRC through jbcharleston.com.
The JB Charleston PCS Pay It Forward® group is where you’ll get the unfiltered, current information that doesn’t appear in any official guide — which pediatricians military families trust, which neighborhoods have the most military kids, which Summerville communities have the best DD2 school proximity, and what to actually expect from the commute at your specific gate. Join before you arrive.
JB Charleston’s 2026 BAH rates increased 0.2% from 2025. The installation is ranked 9th highest among all joint bases, with service members with dependents receiving approximately 21.1% more than those without. An E-5 with dependents receives $2,385/month; an E-6 with dependents receives $2,616/month; an O-3 with dependents receives $2,721/month; and an O-5 with dependents receives $3,039/month. All installations in the Charleston MHA share the same rates. Confirm your exact rate at travel.dod.mil.
JB Charleston has two physically separate sites about 10 miles apart. The Air Base (North Charleston, Charleston County) hosts the 628th ABW, 437th Airlift Wing, and the DoD’s largest fleet of C-17 Globemaster III aircraft. The Naval Weapons Station (Goose Creek, Berkeley County) hosts the Navy Nuclear Power Training Command (NNPTC) and handles weapons logistics. Each site has its own housing provider, medical clinic, and gate access. Where you live should be primarily driven by which site you’ll work at — the commute difference is significant.
The Air Base is managed by Hunt Military Communities at (844) 219-9093; website jbcharlestonfamilyhousing.com. The Weapons Station is managed by Balfour Beatty Communities at JBWSCharlestonHomes.com, phone (843) 794-7264. Apply at the appropriate provider as soon as orders arrive. Both sites require you to visit their respective Military Housing Office before signing any off-base lease or purchase contract. There is no security deposit and no up-front rent for active duty — rent equals BAH.
No. There are no DoDEA schools at JB Charleston — all children attend local public school districts determined by their home address. Families in on-base housing attend Dorchester, Berkeley, or Charleston County schools depending on which side of the installation they’re on. Dorchester District 2 (DD2) is the most highly regarded and is the primary reason families choose Summerville, Cane Bay, and Nexton despite the longer commute. Always verify your specific school zone for any address before signing a housing contract in South Carolina.
Rivers Gate and Hunley Gate (both near the I-26 interchange in Hanahan) are open 24/7 and are the primary 24-hour access points. The Dorchester Gate is open daily 0500–2100 and is the location of the Visitor Control Center. The Commissary Gate is outbound traffic only, Monday through Friday 0900–2000. The Visitor Control Center (Bldg 1953) is open Monday through Friday 0600–1700, closed weekends and federal holidays. Non-DoD visitors must obtain a pass before gate access.
The Air Base has the JB Charleston Medical Group at 204 West Hill Blvd., offering primary care, pediatrics, dental, and behavioral health for approximately 63,000 beneficiaries. Call (843) 963-6880 for appointments. Hours are Monday through Friday, 7:30am–4:30pm. The Weapons Station has the Naval Health Clinic Charleston at 110 NNPTC Circle, Goose Creek, offering a full range of outpatient services. Call (843) 794-6000. Hours are Monday through Friday, 0800–1600. Neither site has a 24/7 emergency room — for emergencies, call 911 or go to Trident Medical Center in North Charleston. After-hours nurse guidance: 1-800-TRICARE.
It depends on your assignment. Air Base families who want the shortest commute choose Hanahan (5–10 min to the gate). Weapons Station families most often choose Goose Creek (5–15 min to the WS). Families who prioritize Dorchester District 2 schools choose Summerville, Cane Bay, or Nexton (25–40 min to the Air Base; 35–50 min to the WS). North Charleston is the most affordable option. Mount Pleasant is the premier coastal option but at significantly higher prices. Many families specifically move to Summerville for DD2 schools and accept the longer commute — that trade-off is very common and very intentional. Check the JB Charleston PCS Pay It Forward® group for current neighborhood feedback from families living it now.
Yes. The Summerville and Goose Creek markets in particular are very VA-loan-friendly — high new construction inventory, builders experienced with VA appraisals, and price points where BAH often covers the full mortgage payment. With median prices in North Charleston around $247,000–$319,000 and in Summerville around $387,000, your BAH at most grades can support homeownership. Zero down payment and no PMI make a VA loan the strongest financial tool available to you here. See our VA Home Loan guide for details.
The Air Base is approximately 10 miles from downtown Charleston — about 15–25 minutes depending on traffic and time of day. The Weapons Station in Goose Creek is about 20 miles from downtown — closer to 30–35 minutes. Charleston’s bridges (Arthur Ravenel Jr. Bridge especially) can add time if you’re coming from East Cooper areas. Most JB Charleston families don’t live near downtown but visit it frequently on weekends. The proximity to such a world-class city is one of the genuine perks of this assignment.
The Charleston metro has strong employment across aerospace (Boeing, Lockheed Martin, Northrop Grumman), healthcare (MUSC Health, Trident Health, Roper St. Francis), advanced manufacturing (Mercedes-Benz Vans, Volvo Cars, Robert Bosch), logistics (Port of Charleston — one of the largest on the East Coast), technology, and government contracting. Federal employment through USAJOBS is also an option, particularly for spouses with security clearances. The A&FRC at JB Charleston offers free employment readiness coaching, resume assistance, and federal job application support for military spouses.
