Fort Carson PCS Guide: Everything You Need to Know

TL;DR: If you have orders to Fort Carson, this guide covers BAH, on-post and off-post housing, neighborhoods, schools, gate hours, in-processing, and the real picture of life at the Mountain Post. Start your free PCS Plan© to get a personalized roadmap built around your rank, your family size, and your timeline.

Fort Carson is one of the most desirable assignments in the Army — and also one of the most competitive housing markets soldiers ever face. The 4th Infantry Division and 10th Special Forces Group anchor a community of roughly 26,000 soldiers and tens of thousands of family members at the foot of the Rockies. However, Colorado Springs has grown faster than the housing market can absorb, on-post waitlists run two to four months for junior enlisted families with dependents, and the school district you land in depends entirely on which side of the city you choose. Families who arrive with a plan get oriented in days. Families who don’t can spend their first three months chasing apartments, waitlists, and school registrations they didn’t know existed. Our free PCS Plan© is built to walk you through every decision before you sign anything — housing, schools, neighborhoods, timeline.

BAH and Cost of Living at Fort Carson

Fort Carson falls under the Colorado Springs Military Housing Area (MHA CO046), which also covers Peterson Space Force Base and Schriever Space Force Base. Soldiers at all three installations receive the same BAH for the same pay grade and dependency status. Colorado Springs BAH increased by approximately 5.4% on average for 2026 — better than the national average of 4.2% — but housing prices in the metro have risen faster than BAH over the past several years, so junior enlisted families still need to budget carefully.

Across the major pay grades, with-dependents BAH at Fort Carson currently ranges from roughly $2,160 per month at the junior enlisted ranks to $2,900+ for senior officers. Without-dependents BAH runs roughly $1,690 to $2,500 across the same range. These figures cover median rent plus a utility allowance, and in the Fountain and Security-Widefield corridor south of post, your BAH typically covers a 3-bedroom rental with money to spare. In higher-rated school districts on the north side, BAH gets tighter — especially for E-6 and below.

For your exact rate at your pay grade and dependency status, use the BAH Calculator or the official DoD BAH Rate Lookup. For a full breakdown of how BAH is calculated and why it changes year to year, see our 2026 BAH rates guide.

Data last verified: May 2026. BAH rates update January 1 each year — confirm current figures before signing a lease or making an offer.

Cost of Living: The Real Picture

Colorado Springs is more affordable than Denver an hour north, and dramatically more affordable than coastal duty stations like San Diego or DC. However, it has gotten significantly more expensive since 2020. Median home prices climbed roughly 40% between 2019 and 2023 and have largely held those gains, while rent has followed. Groceries, utilities, and gas track close to the national average. Where the metro genuinely punches above its weight is quality of life: outdoor recreation is essentially free, the military discount network is enormous, and there’s no state inheritance tax.

Neighborhoods Near Fort Carson

Where you live off-post matters as much as any other PCS decision you’ll make at Carson. Commutes vary from 15 minutes to 50 minutes depending on which gate you use and where you land. Here are the four corridors military families choose most.

Fountain and Security-Widefield — Closest to Post, Best Value

Best for: Junior enlisted families, single-income households, anyone prioritizing short commute and lowest cost.

  • Commute: 15–25 minutes to Gate 1 (Freedom Gate, main gate)
  • School district: Fountain-Fort Carson School District 8 — strong military-family programs, several schools immediately adjacent to post
  • Character: Heavy military presence, affordable rentals, easy I-25 access

This is the corridor most Fort Carson families default to, and for good reason. Rents are the lowest in the metro, the neighbors are mostly other military families, and you can get to your unit in under 25 minutes even on a bad traffic day. The trade-off is fewer dining and entertainment options compared to the north side — though Powers Boulevard’s shopping is still only 20 minutes away.

Powers Corridor and Stetson Hills — The Middle Ground

Best for: Mid-grade NCO and officer families, dual-income households, families wanting solid schools without the longest commute.

  • Commute: 25–40 minutes to Gate 1, depending on rush hour traffic on Powers Boulevard
  • School district: Colorado Springs District 20 (D-20) — consistently rated among the top districts in the metro
  • Character: Newer construction, lots of shopping and restaurants, mix of military and civilian neighbors

If you want strong schools and modern amenities without the longest commute, the Powers corridor is the sweet spot. The genuine downside is Powers Boulevard traffic — it’s not just bad, it’s predictably bad every weekday between 4 and 6 p.m. Most families adapt by leaving post before 4:30 or after 6.

Woodmen Hills and Falcon — Newer Suburbs, Longer Drive

Best for: Families willing to trade commute for newer homes and top-rated schools, dual-military families flexible on duty hours.

  • Commute: 35–50 minutes to Gate 1 in heavy rush hour
  • School district: Falcon School District 49 — well-rated and growing
  • Character: Newer construction, lower density, more suburban feel

Northeast of the city, Falcon and Woodmen Hills offer newer homes at lower price-per-square-foot than the Powers corridor. The catch is the drive — during rush hour on Powers and Marksheffel, you can lose 20 minutes you didn’t expect. Worth it for some families, dealbreaker for others.

Old Colorado City, Manitou Springs, and Downtown — Walkable and Eclectic

Best for: Senior NCO and officer families, dual-income households without young kids, anyone who values walkability and character.

  • Commute: 30–40 minutes to Gate 1
  • School district: Colorado Springs District 11 (varies by zone)
  • Character: Historic, walkable, dense food and coffee scene, close to Pikes Peak

The west side of the metro is the most distinctive housing market in the area. Manitou Springs and Old Colorado City offer 1900s-era homes, walkable downtowns, and direct access to Pikes Peak trailheads. You’ll pay more per square foot and accept a longer commute, but for the right family the lifestyle is worth it.

On-Base Housing at Fort Carson

On-post housing at Fort Carson is managed by Balfour Beatty Communities. Rent equals your BAH (no out-of-pocket housing cost), utilities are typically covered up to a baseline allowance, and maintenance is handled by Balfour Beatty.

Housing villages on post include Mountaineer Heights, Anderson Heights (senior enlisted), and several rank-banded neighborhoods, each with its own park areas, walking trails, and proximity to schools and the commissary.

Waitlist Reality

Waitlists at Fort Carson have run anywhere from a few weeks to several months over the past few years. As a general rule, E-5 and below families with dependents wait two to four months for 3-bedroom units. Senior NCOs and officers tend to have shorter waits. Apply the day your orders drop — do not wait until you arrive. Waitlist position is based on application date, not report date.

Unaccompanied Housing

Unaccompanied junior enlisted soldiers (typically E-1 to E-5 without dependents) are usually assigned to barracks based on unit. Senior unaccompanied soldiers (E-6 and above without dependents) may be eligible for off-post housing with full BAH or for senior unaccompanied housing on post.

The Honest Take

On-post housing at Carson gets mixed reviews. The advantages are real: zero out-of-pocket housing cost, walking distance to post amenities, built-in community of other military families, and short commute to your unit. The trade-offs are equally real: maintenance response times slow during deployment cycles, some older units need updates, and you trade some flexibility on neighborhood and school choice. For first-time PCS families, families with very young kids, or anyone who values simplicity over customization, on-post is a strong choice.

Temporary Lodging

On-post temporary lodging at Fort Carson is operated by IHG Army Hotels at the Candlewood Suites and the Colorado Inn (IHG Army Hotels Colorado, Spruce). Both are designed for PCS and TDY travelers and include kitchenettes or full kitchens, making extended stays manageable.

  • Booking lead time: Reserve as early as your orders allow — PCS season (May through August) fills up months in advance

If on-post lodging is full, Colorado Springs has dozens of off-post hotels with government rates. The cluster along South Academy Boulevard is closest to Gate 1 and Gate 3.

PCS Tips From Families Who’ve Done It

The families who land at Carson smoothly almost always do these six things. The ones who struggle usually skipped at least three.

  1. Apply for on-post housing the day your orders drop. Waitlist position is set by application date. If you wait until you arrive, you’ve already lost two to four months of your slot.
  2. Pick your school district before you pick your house. The four major districts (FFC8, D-11, D-20, D-49) cover dramatically different parts of the metro. Decide on the district first, then look at housing inside it.
  3. Acclimate to altitude before any major effort. 5,900 feet affects everyone differently. Plan two to four weeks of easy effort before you push hard at PT, and hydrate aggressively.
  4. Build deployment readiness early. 4th ID and 10th SFG deploy frequently. Connect with ACS, your unit’s family readiness group, and the rear-detachment in your first 30 days — not your first six months.
  5. Time your commute around Powers Boulevard. If you live northeast of post, leaving at 4:15 vs. 4:45 can mean a 25-minute difference. Many families restructure their work day to avoid the worst of it.
  6. Start your PCS Plan before you sign anything. A free PCS Plan© connects you to a local Ambassador who’s already lived through this exact assignment — they’ll flag the questions you haven’t thought to ask.

Fort Carson FAQ

What units are stationed at Fort Carson?

Fort Carson is home to the 4th Infantry Division (Mountain), 10th Special Forces Group (Airborne), 71st Ordnance Group, 4th Combat Aviation Brigade, 1st Space Brigade, and the 627th Hospital Center, along with numerous support units. The installation supports approximately 26,000 active-duty soldiers and 64,750 personnel and family members total, including its Piñon Canyon Maneuver Site.

What MHA does Fort Carson fall under for BAH?

Fort Carson falls under the Colorado Springs Military Housing Area, MHA code CO046. This MHA also covers Peterson Space Force Base and Schriever Space Force Base, so soldiers at all three installations receive identical BAH for the same pay grade and dependency status. Verify your exact rate at the DoD BAH Rate Lookup.

How long is the on-post housing waitlist at Fort Carson?

Waitlists vary by rank band and unit size. E-5 and below families with dependents typically wait two to four months for 3-bedroom units, while senior NCOs and officers tend to have shorter waits. Apply with Balfour Beatty Communities at (719) 576-2600 the day your orders drop — waitlist position is set by application date, not report date.

What hospital serves Fort Carson families?

Evans Army Community Hospital on post handles primary care, specialty care, OB/GYN, pediatrics, behavioral health, and a 24/7 emergency department. The main line is (719) 526-7000. For TRICARE referrals to civilian providers, contact TriWest at 1-888-874-9378.

Which gate is the main gate at Fort Carson?

Gate 1 (Freedom Gate) on Nelson Boulevard off Colorado Highway 115 is the main gate and is open 24/7. The primary Visitor Control Center is located in Building 6012 immediately outside Gate 1. Non-DoD visitors must pre-register at pass.aie.army.mil before arriving.

Which gates are open 24/7 at Fort Carson?

Three gates are currently open 24/7: Gate 1 (Freedom Gate, main), Gate 3 (commercial), and Gate 20 (Roosevelt Gate, off I-25 exit 132B). Gates 4, 5, and 6 operate on limited daytime hours, and Gate 19 has been closed since August 2025. Verify current status on the official Fort Carson visitor access page before relying on a specific gate.

What school district serves Fort Carson families?

Most families living on post or in Fountain and Security-Widefield attend Fountain-Fort Carson School District 8 (FFC8). Families on the Powers corridor often attend Colorado Springs District 20 (D-20), and families northeast in Falcon use District 49. Mountainside Elementary on post (DoDEA) serves Pre-K through 5th grade. Contact the Fort Carson School Liaison Office at (719) 526-0492 before you PCS.

Is there on-post temporary lodging at Fort Carson?

Yes. IHG Army Hotels operates the Candlewood Suites and Colorado Inn on post at 7301 Woodfill Road. Reservations: (719) 526-4832. Both properties offer kitchenette or full-kitchen rooms, complimentary hot breakfast, fitness center, and pet-friendly options (deposit and daily fee apply). Book as early as possible during PCS season.

What’s the commute like from Colorado Springs to Fort Carson?

It depends entirely on where you live. Fountain and Security-Widefield: 15–25 minutes to Gate 1. Powers Corridor: 25–40 minutes to Gate 1, longer in rush hour. Woodmen Hills and Falcon: 35–50 minutes. Old Colorado City and downtown: 30–40 minutes. Powers Boulevard and I-25 are predictably congested between 4 and 6 p.m. on weekdays.

Is Fort Carson a good duty station for families?

Fort Carson consistently ranks among the most desirable Army installations. The outdoor recreation, lower cost of living relative to coastal stations, robust military community across five Colorado Springs installations, and quality of life all make it a top assignment. The honest challenges are deployment tempo (4th ID and 10th SFG both deploy frequently), Powers Boulevard traffic, and a competitive housing market.

Does altitude affect new arrivals at Fort Carson?

Yes — Fort Carson sits at roughly 5,900 feet. Most arrivals notice some combination of headaches, fatigue, faster fatigue at PT, and disrupted sleep during the first two to four weeks. Hydrate aggressively, expect to lose 10–15% of running performance temporarily, and give your family time to adjust before any major physical effort.

How do I start my PCS to Fort Carson?

Start with our free PCS Plan© — it takes about 5 minutes and connects you with a local Ambassador who knows Fort Carson, the Colorado Springs market, and the questions to ask before you sign anything. Then join the Fort Carson PCS Pay-It-Forward® Facebook group to start asking real-time questions of families already living it.
