Critical note for Gunter Annex assignees: Gunter sits on the opposite side of Montgomery from Maxwell. If you’re assigned to Gunter’s cyber and IT missions, neighborhoods on the eastern side of Montgomery — or even near Pike Road — provide a more practical commute than living near Maxwell’s main gate. Identify your office building before signing a lease.
Maxwell-Gunter is primarily an education, training, and cyberspace installation — not a combat operations base. This shapes everything about the quality of life here.
Air University is the reason Maxwell exists at all. It’s the Air Force’s center for Joint Professional Military Education (JPME) and encompasses the Air War College, Air Command and Staff College, Squadron Officer College, School of Advanced Air and Space Studies, Officer Training School (OTS), Air Force ROTC Headquarters, the Ira C. Eaker College for Professional Development, the Community College of the Air Force, and more. If you’re at Maxwell for PME, your assignment is typically 10–12 months. If you’re a permanent party instructor or staff member, you’re part of the educational backbone of the entire Air Force.
The 908th Flying Training Wing (Air Force Reserve) is the only operational flying unit at Maxwell. The wing transitioned from C-130H Hercules to the MH-139A Grey Wolf helicopter — the Air Force’s new multi-mission helicopter designed to protect ICBMs and transport government officials — with aircraft arriving from 2024 onward.
At Gunter Annex, the 688th and 960th Cyberspace Wings conduct Air Force cyberspace and communications operations. DISA at Gunter provides IT and communications support directly to the Secretary of Defense, combatant commands, and national leadership. This is serious cyber mission work at a relatively quiet, low-tempo installation.
What this means for families: deployment tempo is very low compared to operational bases. The dominant rhythm is the academic calendar — new PME classes arriving and departing — which creates a constantly rotating community. It also means the base community has an unusually high proportion of senior NCOs and officers, which shapes the neighborhood character and school quality of the areas most military families choose.
Important: Maxwell AFB is a closed base with no Visitor Control Center. Visitors without a DoD ID card cannot enter — there is no on-base process for sponsoring civilian visitors. If you have guests coming, arrange access through your unit security manager well in advance.
| Gate | Hours | Notes |
|---|---|---|
| Maxwell Blvd Gate (Main Gate) | Open 24/7 | Primary entry; use for after-hours and PCS arrivals |
| Day Street Gate | M–F 0600–1400 inbound & outbound; 1400–1800 outbound only; Closed weekends & holidays | Limited afternoon outbound-only window; closed weekends |
| Kelly Street Gate | M–F 0600–1800; Closed weekends & holidays | Weekday access only; closed holidays |
Maxwell Blvd Gate is your 24-hour fallback for weekend arrivals, after-hours access, and your PCS report date. If you’re arriving on a weekend or holiday, plan to use Maxwell Blvd Gate exclusively. For current gate status, closures, or force protection changes, check maxwell.af.mil.
All permanent party personnel report to their gaining unit upon arrival. Air Force policy at Maxwell requires visiting the Military Housing Office before signing any off-base lease or purchase contract. The MHO counseling protects you from housing decisions made without full information on on-base availability, waitlists, and BAH entitlement specifics.

Maxwell-Gunter’s 2026 BAH rates are unchanged from 2025 — 0% change, reflecting a stable Montgomery rental market. The installation is ranked 59th highest out of all Air Force bases. Service members with dependents receive approximately 13.1% more than those without. The low ranking reflects Montgomery’s genuinely affordable cost of living — BAH here typically covers rent with meaningful budget remaining, and at most grades it supports a VA loan mortgage on a solid home outright.
Montgomery’s housing market median is approximately $197,000–$250,000 depending on neighborhood and year, with average monthly rent around $1,300 — well within BAH at most grades. This is one of the strongest BAH-to-housing-market ratios in the Air Force. Use the official DoD BAH calculator to verify your exact rate, and see how Montgomery compares nationally on our 2026 BAH rates guide.

Montgomery’s cost of living runs approximately 22% below the national average. At virtually every grade, BAH covers rent with money remaining — and the VA loan math here is exceptionally strong. Alabama has no property tax on primary residences for veterans with 100% disability rating, and property taxes across the state are among the lowest in the nation. Many Maxwell families, particularly at O-3/O-4 and senior NCO grades, find they can buy a home for significantly less than their BAH, building equity during an assignment that might otherwise be viewed as just a short tour. Explore your options with our VA Home Loan guide and see how your pay compares on the 2026 military pay charts.
Family housing at Maxwell-Gunter is privatized and managed by Hunt Military Communities through Maxwell Family Housing. The community spans both Maxwell AFB and Gunter Annex with over 500 homes — a mix of historic homes (many dating to the early Air Force era) and modern traditional units. Hunt is open to active duty, single active duty, Guard and Reserve, DoD civilians, and retired military. Rent equals your BAH with no upfront deposit or application fees for active-duty members.
A genuine highlight: Maxwell’s historic homes on the main base are some of the most distinctive military housing in the Air Force — classic Southern architecture with character that newer construction rarely matches. Many families who get into historic housing become its biggest advocates. However, older homes come with older infrastructure, so maintenance responsiveness matters. Hunt’s reviews on this have improved in recent years.

Apply as soon as orders arrive — waitlists exist for specific unit types and grades. Historic homes are particularly sought-after and tend to fill quickly. If you’re coming for a PME or OTS class (temporary duty, not permanent party), confirm with your unit whether government housing is available for temporary assignments. Many short-assignment “geo-bachelors” live on-base while their families remain at the previous duty station, which is very common at Maxwell given the high volume of training courses.
Montgomery and its surrounding communities — collectively known as the River Region — offer some of the most favorable housing economics of any duty station in the Air Force. The median home sale price in the area runs from approximately $155,000 in Prattville to $267,000+ in Pike Road and East Montgomery. Property taxes are extremely low across all of Alabama. These numbers combined with BAH rates mean that at most grades, a VA loan mortgage payment on a quality home is well within reach.
Best for: Families prioritizing top-rated schools and newer construction, willing to pay a slight premium. Drive to Maxwell: ~15–20 min. Drive to Gunter Annex: ~10–15 min. Median home price: ~$249,000–$300,000. School district: Pike Road City Schools.
Pike Road is the fastest-growing suburb in the River Region and consistently tops the list for Maxwell families prioritizing school quality. Pike Road City Schools is an independent, highly regarded district that draws families from across Montgomery — not just military. Newer construction, walkable subdivisions, and strong community character make it particularly popular with officers and senior NCOs who are buying rather than renting. The commute to both Maxwell and Gunter is manageable. Pike Road also sits closer to Gunter Annex than many families realize, making it one of the best compromise options for dual-assignment households.
Best for: Families wanting a military-friendly small town, solid schools, and the most favorable price-to-quality ratio in the area. Drive to Maxwell: ~10–15 min via US-82. Drive to Gunter: ~30–35 min. Median home price: ~$163,000–$250,000. Rent: from ~$1,200/mo. School district: Autauga County Schools.
Prattville is the most consistently recommended off-base community for Maxwell families. Located about 10 miles northwest of Maxwell via US-82, it has a genuinely military-friendly culture — neighbors who know military life, schools accustomed to PCS families, and a strong support network. Daniel Pratt Elementary is one of the most sought-after elementary schools in the entire River Region. Autauga County Schools performs well overall. The price-to-quality ratio here is exceptional: homes starting around $155,000–$163,000, extremely low property taxes, and BAH at most grades covering a mortgage payment with room to spare. Capitol Hill on the Robert Trent Jones Golf Trail is here — one of the top public golf courses in the country, within easy reach for those who play. The commute to Gunter Annex runs longer (~30–35 min), so Prattville is better suited for Maxwell-assigned personnel.
Best for: Families wanting a quieter, semi-rural feel between Montgomery and Prattville, with access to both bases and strong Elmore County schools. Drive to Maxwell: ~15–20 min. Drive to Gunter: ~20 min. Median home price: ~$180,000–$260,000. School district: Elmore County Public Schools.
Millbrook sits in Elmore County, centrally located between Maxwell and Gunter — making it one of the few neighborhoods with genuinely balanced commutes to both sites. Elmore County schools are consistently well-regarded and have a strong military family culture. The 350-acre Alabama Wildlife Federation and Education Center is a genuine family asset — wildlife programs, regular family events, and nature exploration that gets kids outside. Millbrook is somewhat more rural in character than Prattville but has good shopping access and a small-town atmosphere that resonates with families who’ve tired of suburbs. This is also solid value: homes start around $155,000–$180,000, and the price-to-space ratio is excellent for large families.
Best for: Families wanting a charming small-town setting, outdoor recreation, and scenic character — willing to accept a longer commute. Drive to Maxwell: ~25–30 min. Drive to Gunter: ~25 min. Median home price: ~$153,000–$230,000. School district: Elmore County Public Schools.
Wetumpka is a riverfront town on the Coosa River about 20 miles north of Montgomery, and it got national attention when HGTV’s “Home Town Takeover” selected it for a community renovation series. The downtown has genuine historic character, the outdoor recreation access is excellent (fishing, kayaking, and boating on the Coosa), and the smaller-town pace is real. Families who prioritize outdoor lifestyle and community character often love Wetumpka. The commute is the trade-off — 25–30 minutes to Maxwell on a clear day, longer in traffic. Best for permanent party personnel who can control their schedule, less ideal for early morning formations.
Best for: Families wanting the shortest commute to Maxwell, urban amenities, and access to the full range of Montgomery culture and dining. Drive to Maxwell Blvd Gate: ~5–10 min. Drive to Gunter: ~20–25 min. Median home price: ~$200,000–$267,000. School district: Montgomery Public Schools (with magnet school options).
Living inside Montgomery proper gives you the fastest commute to Maxwell and direct access to the city’s genuinely vibrant culture — the Alabama Shakespeare Festival, Montgomery Museum of Fine Arts, Rosa Parks Library and Museum, Riverwalk Stadium (home of the Birmingham Biscuits AA baseball affiliate), and a downtown food scene that punches well above the city’s size. Montgomery Public Schools has inconsistent campus quality but also hosts some of Alabama’s highest-performing magnet schools: Loveless Academic Magnet Program (ranked #1 high school in Alabama by U.S. News), Brewbaker Technical Magnet School, and Booker T. Washington Magnet School are all options for families who research them. The key is knowing which campus your address is zoned for before committing.
Maxwell-Gunter has a DoDEA school on base for grades Pre-K through 8th grade, which is an important advantage for families living in on-base housing. Off-base families have a range of public school districts depending on their specific address.
| Situation | School Option | Notes |
|---|---|---|
| On-base housing (Maxwell or Gunter) | Maxwell AFB Elementary/Middle School (DoDEA) — Pre-K through 8th grade | DoDEA-operated; strong military family support; transportation provided |
| On-base housing — high school (Maxwell residents) | George Washington Carver Senior High School (Montgomery Public Schools) | Montgomery public school; school bus service provided |
| On-base housing — high school (Gunter residents) | Dr. Percy L. Julian High School (Montgomery Public Schools) | Formerly Robert E. Lee High School; Montgomery public school |
| Pike Road off-base | Pike Road City Schools | Independent district; highly rated; top choice for school-focused families |
| Prattville, western areas | Autauga County Schools | Well-regarded; Daniel Pratt Elementary highly sought-after |
| Millbrook, Wetumpka, eastern areas | Elmore County Public Schools | Good reputation; strong military family culture; frequently requested |
| Montgomery — magnet options | Loveless AMAP, Brewbaker Technical, Booker T. Washington Magnet | Application required; among top schools in Alabama; must verify address zoning |
Families who choose to live off-base but want DoDEA access should verify eligibility — since 2019, some areas including the base FamCamp have gained access to the DoDEA zone. Contact the School Liaison Officer at (334) 953-5751 for school zone verification, enrollment guidance, IEP and 504 plan transfers, and navigating the Montgomery-area school options before committing to an address. The SLO at Maxwell is well-connected with the surrounding districts and a valuable first call.
The 42nd Medical Group (42 MDG) at Maxwell AFB provides outpatient medical care for active duty, dependents, retirees, and eligible beneficiaries. Critical note: the 42 MDG is an outpatient facility only — there is no emergency room on base. For emergencies, call 911 or go directly to a civilian ER. The nearest emergency room is Jackson Hospital, 1725 Pine St., Montgomery, AL, approximately 10 minutes from Maxwell’s main gate.

Maxwell is unique in the Air Force for its volume of temporary, short-duration assignments. PME programs run 10–12 months. OTS classes run 8–9 weeks. The 908th FTW has Reserve cycles. This means a large proportion of Maxwell’s population at any given time consists of military members on short tours with their families remaining at a previous or gaining duty station — what the Air Force calls “geo-bachelors.”
If you’re coming for a PME or OTS class and leaving your family behind: the on-base unaccompanied housing waitlist fills fast, especially during peak class start dates. Apply as early as possible. Off-base furnished apartments and short-term rentals near the base are available and frequently used by PME students. The Maxwell-Gunter PCS Pay It Forward® group is the fastest way to find roommate opportunities and current furnished housing recommendations from people in the same situation.
Montgomery runs approximately 22% below the national average overall, and housing runs even lower. Average monthly rent is around $1,300; median home sale prices range from $155,000 in Prattville to $267,000 in East Montgomery and Pike Road. This means that at most grades — even E-5 — BAH covers rent with meaningful surplus, and at E-6 and above, a VA loan mortgage on a quality home is often achievable within BAH. Alabama’s property taxes are among the lowest in the nation, and the state has no tax on military retirement income. Our PCS tax write-offs guide covers what you can deduct from your move costs.
Montgomery sits in central Alabama’s humid subtropical zone — warm and sunny most of the year, hot and humid from June through September, and mild winters that rarely see snow. Average summer highs reach the low-to-mid 90s°F; winters average in the 50s–60s°F with rare overnight freezes. Budget for moderate summer cooling costs. Severe weather season (thunderstorms, occasional tornado watches) runs primarily March through May and again in November. Montgomery averages about 235 sunny days per year, and fall through spring is genuinely beautiful. The area’s proximity to the Gulf of Mexico means occasional tropical storm systems in late summer and early fall.
Montgomery has minimal traffic by any national standard. Commutes of 15–20 minutes are typical from most suburbs, and the rush hour congestion that plagues coastal or large-metro duty stations simply does not exist here. The biggest commute variable is knowing which gate to use — see the gate hours section above. Interstate access is excellent: I-65 runs north to Birmingham (82 miles) and south to the Gulf Coast, while I-85 runs northeast toward Atlanta (162 miles).
Montgomery has more history per square mile than almost any city its size in America. The Rosa Parks Library and Museum, the Civil Rights Memorial Center, the National Memorial for Peace and Justice, and the Legacy Museum (both operated by the Equal Justice Initiative) represent some of the most significant and moving historical institutions in the country. The Alabama Shakespeare Festival, housed in the 350-acre Blount Cultural Park alongside the Montgomery Museum of Fine Arts, is one of the ten largest Shakespeare festivals in the world — with a calendar of world-class productions year-round. Broadway Under the Stars performed by the Montgomery Symphony Orchestra is a summer highlight. The Riverwalk Stadium on the Alabama River hosts the Montgomery Biscuits minor league baseball team (Tampa Bay Rays affiliate), a consistently fun, affordable family evening.
The Coosa and Tallapoosa rivers merge to form the Alabama River just north of Montgomery, creating extensive fishing, kayaking, and boating access. Lake Martin and Lake Jordan are both 30–45 minutes away — popular for skiing, fishing, camping, and boating. The Robert Trent Jones Golf Trail puts world-class golf within reach: Capitol Hill in Prattville (consistently ranked among the top public courses in the country) is 15 minutes from Maxwell. The Gulf Coast — Gulf Shores, Alabama; Pensacola, Florida; and Panama City, Florida — is 3–4 hours south on I-65. Most Maxwell families treat the Gulf as a weekend destination, and it’s one of the most-mentioned quality-of-life highlights of this assignment. Atlanta is about 2.5 hours northeast for major concerts, sports, and urban getaways. Birmingham is 82 miles north — a quick drive for concerts, Barons baseball, and a surprisingly vibrant food scene.
The Airman and Family Readiness Center at (334) 953-3362 provides relocation assistance, financial counseling, spouse employment readiness, EFMP support, and the Lending Closet (household items for PCS arrivals). The local economy is anchored by Maxwell AFB itself, the State of Alabama (state capital), Montgomery Public Schools, Baptist Health, and Hyundai Motor Manufacturing (about 30 miles north in Lincoln). Alabama’s Military Family Jobs Opportunity Act allows licensed professionals (nurses, teachers, therapists, etc.) to transfer their professional licenses from another state — a real advantage for military spouses in licensed fields. Connect with the Maxwell-Gunter Spouses group and the Maxwell-Gunter Enlisted Spouses’ Club on Facebook for local connection. Life at the Max, published by the 42nd Force Support Squadron, is the go-to community publication for events, directories, and base life updates.

Maxwell-Gunter’s 2026 BAH rates are unchanged from 2025 — a 0% change reflecting Montgomery’s stable rental market. E-5 with dependents: $1,683/month. E-6 with dependents: $1,758/month. O-3 with dependents: $1,932/month. O-5 with dependents: $2,565/month. Maxwell is ranked 59th highest among Air Force bases. While the dollar amounts are lower than coastal installations, they reflect Montgomery’s cost of living, which runs ~22% below the national average. In most cases BAH fully covers housing costs with surplus remaining. Verify your exact rate at travel.dod.mil.
Yes — they are two separate sites about 17 miles apart. Maxwell AFB is in northwest Montgomery and hosts Air University, the 42nd Air Base Wing, Officer Training School, and the 908th Flying Training Wing. Gunter Annex is in northeast Montgomery and hosts the 688th and 960th Cyberspace Wings and DISA. Both fall under the same installation command and share BAH rates, housing programs, and medical care. Before choosing where to live, identify which site your office is on — commuting from the wrong side of town adds 20–30 minutes each way.
Family housing is managed by Hunt Military Communities through Maxwell Family Housing at (888) 666-2652 or maxwellfamilyhousing.com. The Military Housing Office is at (334) 953-2781. Over 500 homes span both Maxwell AFB and Gunter Annex, including historic homes and modern units. No upfront rent, deposit, or application fees for active-duty members. Apply immediately upon receiving orders; contact the MHO before signing any off-base lease or purchase contract per Air Force policy.
For Maxwell-assigned families: Prattville (10 miles NW, best value, Autauga County schools, Daniel Pratt Elementary) and Pike Road (SE Montgomery, top schools, newer homes) are the most consistently recommended. Millbrook (Elmore County, 15 miles NE) is a solid middle ground for dual-assigned households. For Gunter Annex families: Pike Road and East Montgomery offer more balanced commutes to Gunter’s northeast location. Wetumpka is ideal for families prioritizing outdoor character and pace of life. All areas have significantly lower home prices than national averages — VA loan math works strongly throughout the River Region.
On-base families have access to the DoDEA Maxwell AFB Elementary/Middle School for Pre-K through 8th grade. High schoolers from Maxwell side attend Carver High School (Montgomery Public Schools); Gunter students attend Percy Julian High School. Off-base options include Pike Road City Schools (highest-rated independent district), Autauga County Schools (Prattville), Elmore County Schools (Millbrook, Wetumpka), and Montgomery Public Schools’ magnet program options (Loveless AMAP — #1 in Alabama). Contact the School Liaison at (334) 953-5751 before committing to an address.
No. The 42nd Medical Group (300 S. Twining St., Bldg. 760) is outpatient-only — no emergency room, no inpatient capability. For medical emergencies, call 911 or go to the nearest civilian ER: Jackson Hospital, 1725 Pine St., Montgomery (~10 minutes from Maxwell). For after-hours urgent care, call (334) 953-3386 for PCM authorization before going to a network urgent care clinic. For 24/7 nurse advice: 1-800-TRICARE. Appointments: (334) 953-3368. Note: the Gunter Annex Refill Pharmacy (Bldg. 833) is open M–F until 8 p.m. — an extended-hours convenience for those who can’t reach the main pharmacy during business hours.
Very common. Maxwell has a high volume of short-duration training assignments — PME programs (10–12 months), OTS classes (8–9 weeks), and Reserve cycles. Many members complete their Maxwell assignment while families remain at a previous or gaining duty station. If you’re in this situation, apply for on-base unaccompanied housing as early as possible (it fills fast during class start periods), or connect with the PCS Pay It Forward group for furnished apartment and short-term housing recommendations from others in the same situation.
Gulf Shores, Alabama is approximately 3–3.5 hours south via I-65 — one of the most-cited quality-of-life highlights of this assignment. Pensacola Beach, Florida is about 3.5 hours, and Panama City Beach, Florida is about 4 hours. Most Maxwell families make the Gulf a regular weekend destination during summer. The access to affordable, beautiful Gulf Coast beaches via a direct interstate drive is something families from coastal or inland installations consistently mention as a genuine perk.
Very low compared to operational bases. Maxwell is an education, training, and cyberspace installation — not a combat operations hub. Air University instructors and staff have minimal deployment requirements. Cyber and IT personnel at Gunter may have some TDY requirements but generally have predictable schedules. The 908th Flying Training Wing (Reserve) has training cycles but limited operational deployment tasking. For families who’ve come from high-tempo operational assignments, the Maxwell rhythm is often a welcome change of pace.
