The high volume of technical training students cycling through Keesler — from Air Force, other branches, and international partners — means the base operates at a faster tempo than many assignments. The upside is a lively on-base community with well-funded MWR programs and facilities that serve a large population year-round.

Checking In: Arrival & In-Processing

All permanent party personnel check in at their assigned unit. If you arrive on a weekend or after duty hours, the official after-hours check-in point is Tyler House. Report to the Visitors Center at the White Avenue Gate to be directed by the gate guard, then contact your sponsor and report to your unit at the assigned time in the proper uniform.

What to bring: 10 copies of your orders, medical and dental records, military ID, driver’s license, and dependent documentation (marriage certificate if married in transit, birth certificates for children).

A monthly newcomers welcome brief is held on base — all incoming permanent party are expected to attend. Technical training students arriving from Lackland AFB complete all in-processing at the Student Personnel Center in the Levitow Building upon arrival.

2026 BAH Rates for Keesler AFB / Gulfport, MS

Keesler AFB falls within the Gulfport Military Housing Area (MHA: MS168). The 2026 BAH rates decreased slightly — 0.2% from 2025 — reflecting the stable and affordable housing market along the Mississippi Gulf Coast. Keesler is ranked 63rd highest among all Air Force bases in BAH, which accurately reflects just how affordable this area is. Service members with dependents receive approximately 12.6% more than those without.

The good news about lower BAH here: the cost of living matches it. In most neighborhoods near Keesler, your BAH will cover your rent or mortgage comfortably, often with room to spare. Use the official DoD BAH calculator to confirm your exact rate, and see our full 2026 BAH rates guide.

With median home prices in Biloxi around $168,000–$189,000 and a 3-bedroom renting for roughly $1,182–$1,600/month, your BAH typically covers housing costs at most ranks — and at many grades it exceeds typical rent. This is one of the few duty stations where using a VA Home Loan to buy a home can produce a monthly payment genuinely lower than what you’d pay in rent. Zero down, no PMI — it’s worth running the numbers before defaulting to renting. See the full picture in our 2026 military pay charts.

On-Base Housing: Hunt Military Communities

Family housing at Keesler AFB is privatized and managed by Hunt Military Communities under the name Keesler Family Housing. There are five distinct communities — four in or adjacent to the base and one located 20 miles away in Vancleave. All units offer 3- or 4-bedroom floor plans, with no application fees, no credit checks, and no security deposit. Rent equals your BAH. Two pets are permitted — check current breed restrictions with the leasing office.

The Five Neighborhoods

Bayridge is the on-base community for officers and senior enlisted families. Homes average over 2,170 sq ft with 3- or 4-bedroom layouts and 2-car garages. Bayridge sits within walking or biking distance of the community pool, the Event Center, the golf course, and the bay park with its splash pad overlooking Biloxi Bay. If the Gulf Coast view and walkability to base amenities matters to you, this is the premier on-base option.

East Falcon, West Falcon, and Thrower Park are three junior-enlisted communities located just off base, outside the gates. Despite being technically off-base, these are gated communities that require a military ID to enter — they function and feel like base housing. Homes average 2,007 sq ft with 3- or 4-bedroom floor plans and 1-car garages. Each neighborhood shares community amenities including pools, splash pads, parks, playgrounds, basketball courts, and dog parks.

Sandhill Landing is in Vancleave, about 20 miles north of Keesler off I-10, adjacent to the Mississippi Sandhill Crane National Wildlife Refuge. These are 3- or 4-bedroom duplex homes averaging 1,496 sq ft with a single-car garage and fenced yard, set around a stocked pond in a quiet rural setting. The commute to base is approximately 30 minutes. This option is ideal for families who want space, quiet, and a rural feel — but plan for the commute every day.

When you arrive at Keesler, you must visit the Military Housing Office before signing any off-base lease or purchase contract — this is an Air Force requirement. The MHO provides counseling, verifies your housing eligibility, and ensures you understand your options before you commit. Apply for on-base housing as soon as orders arrive. Expect wait times of roughly 1–3 months depending on unit type and season. The Keesler AFB PCS Pay It Forward® group has real-time intel on current wait times from families who just went through it.

Off-Base Neighborhoods: Where Families Actually Live

Keesler’s central location in Biloxi puts you within reach of several distinctly different communities. The right choice depends heavily on your commute tolerance, school priorities, and whether you’d rather be in an artsy beach town, a suburban neighborhood, or a rural setting.

Biloxi

Best for: Shortest commute, beach access, military community feel. Drive to base: under 10 minutes from most neighborhoods. Median home price: ~$168,600. 3BR rent: ~$1,182–$1,500/month. School district: Biloxi Public Schools.

Biloxi wraps right around the base — the White Avenue Gate opens directly onto the city. Some Biloxi neighborhoods are historic and quiet; others sit closer to the casino corridor and waterfront tourist strip along Hwy 90. Biloxi is on a coastal flood plain, so research flood zones before you sign a lease or buy a home. The overall cost of living is well below the national average, and the community is deeply accustomed to military life. Most of the post-Katrina rebuild is complete, which means you’ll find a mix of newer construction alongside older homes.

D’Iberville

Best for: Newer housing, suburban feel, affordable, family-friendly. Drive to base: ~11 minutes via I-110. Median home price: comparable to or less than Biloxi. 3BR rent: ~$1,400–$1,900/month. School district: Harrison County Schools.

D’Iberville is just 5 miles northeast of Keesler across the narrow bay, accessible via I-110. It’s a growing suburb with newer home construction, The Promenade shopping center, and a more suburban atmosphere than Biloxi’s waterfront. The school quality in Harrison County is generally viewed as a step up from Biloxi Public Schools. Traffic on I-110 during rush hour can add time to the commute, but overall D’Iberville is one of the most popular choices for families at Keesler.

Ocean Springs

Best for: Top schools, artsy vibe, best quality of life in the area. Drive to base: ~16–20 minutes. Median home price: $189,000–$250,000+. 3BR rent: ~$1,250–$1,800/month. School district: Jackson County Public Schools (among the highest-rated in the region).

Ocean Springs, 9 miles east of Keesler across the bridge, is consistently described as the most desirable place to live for Keesler families willing to accept a slightly longer commute. It’s one of the oldest cities in the US (founded 1699) with a charming historic downtown, art galleries, great independent restaurants, and the famous Walter Anderson Museum of Art. Jackson County schools are well-regarded. Homes cost more than Biloxi or D’Iberville, but many families prioritize the school quality and quality-of-life trade-off. If you have school-age children and school ratings are a top priority, Ocean Springs should be your first look.

Gulfport

Best for: Affordable housing, larger city amenities, Navy community. Drive to base: ~21 minutes. Median home price: below Biloxi average. 3BR rent: varies widely, generally affordable. School district: Gulfport School District or Harrison County Schools.

Gulfport is 14 miles west of Keesler and Mississippi’s second-largest city with a population of about 71,000. It’s home to the Naval Construction Battalion Center Gulfport (NCBC Gulfport), giving it a dual-military atmosphere. Shopping, medical options, and big-box retail are all well-represented. It’s a straightforward commute on I-10. Homes in Gulfport generally run less expensive than Biloxi, making it a strong value option for families focused on maximizing housing size for their BAH.

Vancleave (Jackson County)

Best for: Rural living, land, quiet, no casino noise. Drive to base: ~30 minutes. Median home price: lower than the coast. School district: Jackson County Public Schools. Vancleave is the rural option — woods, space, and silence. Hunt’s Sandhill Landing housing community is here, and private rentals/purchases can give you land at prices that feel almost impossible on the coast. The commute is real, the amenities are limited, but families who value a rural setting typically love it here.

Schools Near Keesler AFB

There are no DoDEA schools at Keesler AFB. All children — including those living in on-base housing — attend local public school districts. Your district depends entirely on your address. Research your specific school zone before you sign a lease or housing contract.

Biloxi Public Schools (On-Base Housing Zone)

Families living in on-base Hunt communities are zoned to Biloxi Public Schools. The grade structure is: K–4 at Back Bay Elementary (formerly Jefferson Davis Elementary) or Popps Ferry Elementary; grades 5–6 at Biloxi Upper Elementary; grades 7–8 at Biloxi Junior High; grades 9–12 at Biloxi High School. Biloxi schools are designed with a military-connected population in mind and have experience with the constant PCS rotation that Keesler brings. Contact: 160 St. Peter St., Biloxi, MS 39530 | (228) 374-1810.

Harrison County School District

Covers D’Iberville and much of the area north and west of Biloxi. Generally considered a step above Biloxi Public Schools in academic performance. Contact: (228) 865-4600.

Gulfport School District

Serves Gulfport proper with six elementary schools, two middle schools, one high school, and a learning center. Contact: 2001 Pass Rd, Gulfport, MS 39501 | (228) 865-4600.

Jackson County Public School District

Serves Ocean Springs, Vancleave, and eastern communities. Consistently among the most well-regarded school districts in the region and the primary reason many families choose Ocean Springs despite the slightly longer commute. Contact: jcpsd.com.

Area District Notes
On-base housing / Biloxi Biloxi Public Schools K–4, 5–6, 7–8, 9–12 split-grade structure; military-friendly

Private school options are also available across the region, including Sacred Heart Catholic School (D’Iberville), Cedar Lake Christian Academy (K–12, area-wide), Our Lady of Fatima (Biloxi), and multiple options in Ocean Springs. • Triangle Fitness Center — includes outdoor pool
  • Blake Fitness Center — smaller neighborhood facility
  • Golf course — 18 holes with a walking track and disc golf course

  • Bowling, youth programs, auto hobby shop, and seasonal events year-round

Weather & Hurricane Awareness

The Mississippi Gulf Coast has a humid subtropical climate — hot and humid summers, mild winters, and a real hurricane season you cannot ignore.

Season Average High Average Low What to Know
Summer (Jun–Aug) 90–92°F 75°F Very hot and humid; daily afternoon thunderstorms; feels significantly hotter with humidity
Fall (Sep–Nov) 75–85°F 55–68°F Peak hurricane season Jun–Nov; beautiful October/November weather
Winter (Dec–Feb) 58–65°F 40–50°F Mild; occasional cold snaps; rarely freezes; some rain
Spring (Mar–May) 70–80°F 55–65°F Warm and beautiful; heavy thunderstorms possible; pollen season

Hurricane reality check: Keesler is less than a mile from the Gulf of Mexico, and Hurricane Katrina in 2005 was a direct, catastrophic hit on this community. The rebuilding is largely complete, but this is an area that takes storms seriously — and so should you. Hurricane season runs June through November. Have an evacuation plan before you need one, know your evacuation route (generally inland and to the west), and keep emergency supplies stocked at home. The base issues mandatory evacuation orders for significant storms. Follow Keesler AFB’s official social media and download the My Base Guide or My AF apps for real-time updates. Do not wait to be told twice when an evacuation order comes — the roads fill up fast.

Things to Do: Gulf Coast Life

The Mississippi Gulf Coast surprises most incoming families — in a good way. The beach access, food culture, and weekend options are genuinely better than the assignment’s reputation suggests.

Beaches & Water

Biloxi Beach stretches along Hwy 90 right outside the base gates. Ship Island, accessible by ferry from Gulfport, is a barrier island with white sand beaches, clear water, and historic Fort Massachusetts — a great half-day family trip. The Gulf Islands National Seashore encompasses pristine protected beaches across Mississippi and Florida. Kayaking, fishing, sailing, and boat charters are all readily available on the coast.

Food, Culture & Entertainment

The Gulf Coast’s seafood culture is genuine — fresh shrimp, oysters, and Gulf fish are everywhere, and the local food scene reflects it. Biloxi’s casino corridor along Hwy 90 includes Beau Rivage, IP Casino, Hard Rock, and Golden Nugget — major acts perform there regularly, and the dining options are better than you’d expect. Ocean Springs’ downtown is a walkable stretch of local restaurants, boutiques, and galleries that rivals anything you’d find in a much larger city. The Walter Anderson Museum of Art is genuinely world-class. The J.L. Scott Marine Education Center & Aquarium in Biloxi and Beauvoir (Jefferson Davis’s postwar home and Civil War museum) are both worth an afternoon with the family.

Day Trips

New Orleans is 90 miles west — roughly 1.5 hours — and offers one of the most distinctive urban experiences in the country. French Quarter, live jazz, world-class restaurants, and festivals year-round. It becomes your regular weekend destination quickly. Mobile, Alabama is 60 miles east with the USS Alabama Battleship Memorial Park, a surprisingly good restaurant scene, and the beautiful antebellum architecture of the historic district. Pensacola is about 2.5 hours east for the sugar-white beaches of the Gulf Islands and the National Naval Aviation Museum.

Community Support & Resources

The Airman & Family Readiness Center (A&FRC) on Keesler provides relocation assistance, financial counseling, employment readiness for spouses, family advocacy, and Exceptional Family Member Program (EFMP) support. The A&FRC is your first stop for navigating the non-housing parts of your PCS — employment coaching, resume assistance, school liaison coordination, and community integration resources are all here. Contact through the main base directory at (228) 377-1110 or visit keesler.af.mil.

The Keesler AFB PCS Pay It Forward® group is where you’ll get the real-time, unfiltered information that doesn’t appear in any official guide — which pediatricians military families trust, which neighborhoods are actually quiet, where the best local coffee shop is, and what you should know before you sign a lease. Join before you arrive and start asking questions.

Frequently Asked Questions

What are the 2026 BAH rates for Keesler AFB?

Keesler AFB’s 2026 BAH rates decreased slightly — 0.2% from 2025 — and fall within the Gulfport Military Housing Area (MS168). An E-5 with dependents receives $1,602/month; an E-6 with dependents receives $1,620/month; an O-3 with dependents receives $2,040/month; and an O-5 with dependents receives $2,625/month. Keesler is ranked 63rd highest among Air Force installations. Because the Mississippi Gulf Coast cost of living is low, BAH typically covers housing costs fully at most grades. Confirm your exact rate at travel.dod.mil.

Who manages on-base housing at Keesler and how do I apply?

Hunt Military Communities manages all family housing at Keesler AFB under the name Keesler Family Housing. There are five neighborhoods: Bayridge (on-base, officers/senior enlisted), East Falcon, West Falcon, and Thrower Park (off-base but gated, junior enlisted), and Sandhill Landing (Vancleave, 20 miles away). Call (228) 687-9969 or (844) 224-5162, or visit keeslerfamilyhousing.com. Apply as soon as orders arrive — expect wait times of roughly 1–3 months. You must visit the Military Housing Office at (228) 376-8615 before signing any off-base housing agreement.

What are the gate hours at Keesler AFB?

The White Avenue Gate (Main) and Pass Road Gate are both open 24/7. The Meadows Gate is open Monday through Friday, 0530–1800, and closed on weekends and federal holidays. All gates conduct 100% ID checks. Non-DoD visitors must go through the Visitor Center at the White Avenue Gate (Bldg 4605, (228) 377-3844), open Mon–Thu 0600–1700 and Fri 0600–1600. When the Visitor Center is closed, the sponsor must meet the guest in person at the White Avenue Gate for a handwritten pass.

Does Keesler AFB have a full hospital?

Yes. Keesler Medical Center (81st Medical Group) is one of the largest Air Force medical facilities in the service — a full teaching hospital at 301 Fisher Street, Biloxi, MS 39534. It has a 24/7 Emergency Room, 311 physicians across 74 specialty areas, labor and delivery, surgical services, behavioral health, and a full pharmacy. Main phone: (228) 377-6550. Hospital clinics are open Mon–Thu 0700–1700 and Training Fridays 0700–1600. Schedule appointments through the MHS GENESIS Patient Portal. After-hours nurse guidance: 1-800-TRICARE.

Are there DoDEA schools at Keesler AFB?

No — there are no DoDEA schools at Keesler. Children living in on-base housing attend Biloxi Public Schools (K–4 at Back Bay or Popps Ferry Elementary; grades 5–6 at Biloxi Upper; grades 7–8 at Biloxi Junior High; grades 9–12 at Biloxi High School). Families living off base attend their local district — Harrison County Schools (D’Iberville area), Gulfport School District, or Jackson County Public Schools (Ocean Springs/Vancleave). School district determines where your child goes to school, not which base you’re assigned to. Jackson County / Ocean Springs schools are the highest-rated in the area.

What is the best neighborhood to live in near Keesler AFB?

It depends on your priorities. Biloxi is closest (under 10 min) and most affordable at median home prices around $168,600. D’Iberville is 11 minutes away with newer housing, Harrison County Schools, and a suburban feel. Ocean Springs is 16–20 minutes away and offers the most desirable quality of life — top-rated Jackson County schools, artsy historic downtown, and strong community reputation — but homes cost more. Gulfport is 21 minutes west and affordable with more big-city amenities. Families with school-age children most often choose Ocean Springs or D’Iberville specifically for school quality. Check the Keesler AFB PCS Pay It Forward® group for current family feedback on each area.

How serious is the hurricane threat at Keesler AFB?

Very serious — and anyone moving here needs to take it seriously from day one. Keesler sits less than a mile from the Gulf of Mexico in a coastal flood zone. Hurricane Katrina made direct landfall here as a Category 5 in 2005 and caused catastrophic damage to the surrounding community. Hurricane season runs June through November. Upon arrival, identify your evacuation route (typically inland and west), build a 72-hour emergency supply kit, and ensure your unit has your current contact information. When the base issues a mandatory evacuation, leave promptly — the roads fill fast. Monitor the Keesler AFB official website, social media, and the My AF app for real-time storm notifications.

What is there to do near Keesler AFB?

More than most people expect. The Gulf Coast beaches — including Ship Island via ferry — are beautiful. Biloxi’s casino corridor offers major concert acts and excellent dining. Ocean Springs has a legitimately great arts scene, independent restaurants, and the Walter Anderson Museum of Art. New Orleans is 90 miles west for world-class food, jazz, and culture. Mobile is 60 miles east for the USS Alabama memorial and good dining. The base itself has strong MWR amenities including an 18-hole golf course, fitness centers, a marina and bay park overlooking Biloxi Bay, and a FamCamp.

Where do I check in when I arrive at Keesler AFB?

All permanent party personnel check in at their assigned unit. If arriving on a weekend or after hours, check in at Tyler House — report to the Visitors Center at the White Gate and the guard will direct you. Contact your sponsor in advance and report in the proper uniform at the assigned time. Bring 10 copies of your orders, your medical and dental records, your military ID and driver’s license, and any dependent documentation. A monthly newcomers welcome brief is mandatory for all incoming permanent party. Technical training students arriving from Lackland process through the Student Personnel Center in the Levitow Building.

Can I use my VA Home Loan at Keesler AFB?

Yes — and Keesler’s housing market is one of the strongest arguments for using it. With median home prices in Biloxi around $168,600 and 3-bedroom homes available at prices well below the national average, a VA loan mortgage payment often comes in at or below what you’d pay in rent. Zero down payment, no PMI. In D’Iberville and Ocean Springs you’ll pay more, but values remain reasonable by national standards. Learn more at our VA Home Loan guide.

  • 2026 BAH decreased 0.2% at Keesler — reflecting the stable, affordable Gulf Coast housing market. An E-5 with dependents receives $1,602/month. BAH typically covers housing fully at most grades here.
  • On-base housing is managed by Hunt Military Communities. Five neighborhoods including Bayridge (on-base), three junior enlisted communities just off the gates, and Sandhill Landing in Vancleave. Apply immediately at (228) 687-9969 or keeslerfamilyhousing.com. Visit the MHO at (228) 376-8615 before signing any off-base lease.
  • No DoDEA schools. On-base families are zoned to Biloxi Public Schools. Ocean Springs / Jackson County schools are the highest-rated in the region and the main reason families choose to live there despite the longer commute.
  • Keesler Medical Center has a 24/7 ER. This is a full teaching hospital — 311 physicians, 74 specialties, labor and delivery. Main phone: (228) 377-6550. Schedule via MHS GENESIS Patient Portal.
  • Three gates. White Avenue (Main) and Pass Road are 24/7. Meadows Gate is Mon–Fri 0530–1800 only. Visitor Center: Bldg 4605, (228) 377-3844, open Mon–Thu 0600–1700, Fri 0600–1600.
  • Hurricane preparedness is non-negotiable. Build your emergency kit and evacuation plan in your first week. Hurricane season is June–November. Follow Keesler’s official channels for storm updates.
  • The VA Home Loan math works strongly in your favor here. Median Biloxi homes at ~$168K with no-down VA financing often produce mortgage payments below local rent. See our VA Home Loan guide.
  • New Orleans is 90 minutes west. It becomes your default weekend adventure quickly — and you’ll be glad it does.
