Eglin AFB sits in Okaloosa County, Florida, just southwest of Valparaiso. The reservation covers roughly 724 square miles of land and water test ranges across the western Panhandle. Because of that footprint, Eglin functions less like a single base and more like a small county with a flight line.
The 96th Test Wing serves as the host unit. Additionally, the installation supports the 33rd Fighter Wing, which trains F-35A pilots and maintainers, along with the 53rd Wing, the 350th Spectrum Warfare Wing, and the Air Force Research Laboratory Munitions Directorate. Notably, Eglin is a joint assignment in practice. The Army’s 7th Special Forces Group and 6th Ranger Training Battalion are based here, and the Navy runs its Explosive Ordnance Disposal school on the installation. Eglin falls in the Fort Walton Beach Military Housing Area, MHA code FL023, which also covers Hurlburt Field and Duke Field. Use ZIP code 32542 when you look up your rate. FL023 runs higher than the Pensacola MHA next door, because Destin and Fort Walton Beach pricing pull the whole area up.

The Military Housing Office reports one and two-bedroom apartments in the surrounding communities generally renting between $1,300 and $1,900 per month. Three and four-bedroom homes, duplexes, and townhomes typically run $1,800 to $2,700. Most local landlords want a seven to twelve month lease, and pet deposits in this market range widely.

Where you live here is really a question of which gate you use. West Gate traffic comes up FL-85 from Fort Walton Beach and Shalimar. East Gate traffic comes in from Valparaiso and Niceville on FL-397. Pick your community after you know which side of the reservation your unit sits on.
Niceville is the default answer for families with school-age kids, and for good reason. It sits 5 to 10 minutes from the East Gate, feeds the top-rated schools in Okaloosa County, and holds a deep military community. Home prices reflect all of that. Renters often find inventory tight, so start looking early.
Valparaiso wraps around the East Gate and delivers the shortest commute on this list, frequently under 10 minutes. Additionally, it runs more affordable than Niceville while feeding the same district. Junior enlisted families and anyone who hates driving should look here first.
Shalimar is small, quiet, and convenient to the West Gate at roughly 5 to 15 minutes. Housing skews older and more affordable than Niceville. For families who want a short commute without a beach-town price tag, it is an easy fit.
Fort Walton Beach offers the most rental variety in the area, plus the most dining and shopping. Commutes to the West Gate typically run 10 to 20 minutes. Keep in mind that US-98 clogs badly from spring break through Labor Day, and a summer Friday afternoon will test your patience.
Crestview sits north of the reservation and gives you the most house for your money. The trade is the drive — plan on 30 to 45 minutes to the West Gate, longer during peak flow. Many families accept that math, especially larger households buying rather than renting.
Destin is genuinely beautiful and genuinely expensive. Expect 25 to 45 minutes to the West Gate, with summer traffic pushing the high end. Consequently, it works best for senior officers, dual-income families, and households without school-age children.

Okaloosa STEMM Academy in Valparaiso is the standout choice program in the county, serving grades K through 8. Applications are competitive and deadlines land early, so submit before you arrive rather than after. Similarly, Niceville High draws families specifically for its academics, athletics, and JROTC program.

Two programs are worth knowing about. First, the Air and Space Forces Aid Society funds Child Care for PCS at $200 per child up to age 12, capped at $1,000 per family. Second, if care is unavailable within 30 days of your date needed, you may qualify for reimbursement of a caregiver’s travel costs, up to $500 for a CONUS move. The Visitor Control Center operates out of Building 2938 at the Air Force Armament Museum, 100 Museum Drive. Hours run Monday through Friday, 7:00 a.m. to 4:00 p.m., and weekends 8:00 a.m. to noon. Outside those windows, Security Forces at the East and West gates can help sponsors get a guest on base, though that exception excludes contractors and foreign nationals.
Sponsors can request passes in advance through the online visitor request system, no earlier than five days out. Furthermore, the VCC runs a virtual queue, so you can check in remotely and then report within 60 minutes. Requests for foreign national visitors take up to 14 days, so plan well ahead. One practical note for move day: if your movers or a rental truck need base access, have your sponsor confirm the correct gate and any escort requirement before the truck rolls. Large vehicles do not enter through every gate.

The 96th Medical Group runs a full hospital at 307 Boatner Road, Suite 114. Services include family health, internal medicine, pediatrics, OB/GYN, dental, pharmacy, behavioral health, and a long list of specialty clinics. Inpatient care, surgery, and a critical care unit all operate on site, which is unusual for an Air Force installation this size.

Yes, Eglin has its own emergency room, and it runs around the clock. Still, dial 911 first in a true emergency, because ambulance transport gets you the fastest care. Florida sits in the TRICARE East region, administered by Humana Military, so update your enrollment before you arrive rather than after. Honest note: this hospital serves roughly 92,000 eligible beneficiaries, and routine appointments can book out. Establish care with a primary care manager during your first two weeks. Destin–Fort Walton Beach Airport, code VPS, sits on Eglin property at 1701 State Road 85 North. Uniquely, you do not need a base pass to use it. The civilian terminal has its own access road, its own security, and rental car counters inside the building.
American, Delta, United, Southwest, and Allegiant all serve VPS, with nonstop routes to Atlanta, Dallas, Nashville, and other hubs. From the terminal you are roughly 10 miles from Fort Walton Beach and about 16 miles from Destin. Check current schedules at flyvps.com before booking.
Driving in, most families come off I-10 and head south on FL-85 through Crestview, which lands you at the West Gate side. Coming from the east, US-98 runs the coast through Destin and Fort Walton Beach. Rideshare exists here but thins out at odd hours, so rent a car if your household vehicle is still on a truck.
The Emerald Coast earns its name, and beach access is plentiful and mostly free. Beyond the public beaches, Eglin’s reservation opens huge tracts of land and shoreline to recreation. Anyone 16 or older needs a permit, and permits run through the Eglin iSportsman system. Notably, the Eglin Public Beach Permit costs nothing and unlocks stretches of gulf beach most tourists never find.
Hiking, freshwater fishing, hunting, kayaking, and camping all happen on the reservation. Call the Natural Resources Office, known locally as Jackson Guard, at (850) 882-4165 with questions about which permit covers what. Buy the right one before you go, because rangers do check.
The Air Force Armament Museum sits outside the gates at 100 Museum Drive, and admission is free with no base access required. Indoor galleries open daily, while the outdoor airpark stays open dawn to dusk. It is the easiest first weekend outing for a family that just rolled into town.
Additionally, the Okaloosa Island Boardwalk, the Gulfarium Marine Adventure Park, and HarborWalk Village in Destin all run family-friendly and offer military discounts in many cases. On base, MWR operates a golf course, bowling center, fitness centers, and an RV and camping area. Ask the recreation office about discounted attraction tickets before you pay full price anywhere.

Ask exactly where your work center sits. Eglin is enormous, and an on-base drive can take 20 to 30 minutes by itself. Your sponsor can tell you which gate you will actually use. That one answer narrows your neighborhood search faster than any listing site.
Get on two waitlists the same week. Call Mayroad and submit your child care request at MilitaryChildCare.com on the same day. Both queues run on request date, and waiting costs you position rather than money.
Buy hurricane coverage before June 1. Season runs June through November here, and many policies carry waiting periods before coverage starts. Renters need contents coverage too. Register with the installation’s emergency notification system during your first week, and ask your unit what shelter-in-place versus evacuation looks like for your job.
