Airforce Base Guide
TL;DR: MacDill Air Force Base is a waterfront installation in Tampa, Florida, home to CENTCOM and SOCOM — two of the most high-profile commands in the U.S. military. This guide covers 2026 BAH rates, Harbor Bay housing, the best neighborhoods, schools, medical contacts, and everything else you need to hit the ground running on your PCS.
Orders to MacDill AFB land you in one of the most coveted duty stations in the Air Force. Tampa Bay’s warm weather, world-class beaches, and major-city amenities make this assignment genuinely exciting. However, the housing market is competitive, commutes can be brutal, and the mission tempo is real. Your best move is to start planning early.
Whether you’re driving cross-country or flying in from overseas, this guide covers the details that matter most: 2026 BAH rates, on-base housing specifics, and the neighborhoods military families choose. It also covers school contacts, medical facility hours, and the base amenities waiting for you on arrival. Start your free PCS Plan now to get a personalized roadmap before you move.

MacDill is not a typical installation. It sits at the southern tip of the Tampa peninsula — surrounded by water on three sides — and serves as the headquarters for U.S. Central Command (CENTCOM) and U.S. Special Operations Command (SOCOM). Those two commands make MacDill one of the most strategically critical bases in the country.
Consequently, the operational tempo here can be demanding. Many service members work long hours, and TDY travel is common. However, the tradeoff is a robust family support infrastructure: a strong Airman and Family Readiness Center, spouse employment programs, and a military community that understands the pressure of a high-profile assignment.

For housing office questions, call (813) 828-5404 or DSN 312-968-5404. You can also verify your exact rate using the DoD BAH Calculator. Keep in mind that Tampa’s competitive rental market means BAH may cover rent in most ZIP codes, but some South Tampa and waterfront areas run higher than your allowance. On-base family housing at MacDill is privatized and managed by Harbor Bay at MacDill. The community offers 572 total units, including 169 designated for officers, 403 for enlisted personnel, and 12 ADA-compliant homes. Homes range from 2 to 4 bedrooms, in single-family and duplex configurations assigned by rank and family size.
Harbor Bay amenities include a resort-style pool, basketball courts, tennis courts, a fitness room, baseball and soccer fields, and dog parks throughout the community. All homes come pre-wired for Spectrum cable and internet. Pets are permitted — up to two per household, with a $250 deposit per pet.
The application process is two steps. First, submit a housing application through the Air Force Housing Early Assistance Tool (HEAT) at housing.af.mil. Second, once the Military Housing Office (MHO) refers you, Harbor Bay assigns you a Resident Specialist who guides you through your home selection.
Contact the Military Housing Office directly at (813) 828-5404 or by email at 6.CES.Housing.Management.Office@us.af.mil. For Harbor Bay questions, call (813) 840-2600. A waitlist exists for some unit types, so apply as early as possible — ideally when you receive your orders.
Most MacDill families live off base. Tampa Bay’s housing market is fast-moving, so understanding your options before you arrive saves significant stress. Below are the most popular areas — ranked by commute time — with honest assessments of what you can expect.
Brandon and Riverview are the top choices for MacDill families, and for good reason. Commutes typically run 20–35 minutes, the neighborhoods are family-friendly, and the housing stock is diverse — ranging from established subdivisions to newer construction. Shopping, dining, and recreation are abundant. Rental prices are competitive, and many families find that BAH stretches well here. These two areas consistently get the strongest recommendations in the MacDill community.
Located near USF, Temple Terrace offers commutes in the 25–40 minute range — among the shortest for inland neighborhoods. Families appreciate the Hillsborough River access, established parks, golf courses, and more affordable housing compared to South Tampa. It’s a solid middle-ground pick for those who want a reasonable commute without the price tag of South Tampa.
Lutz and Land O’ Lakes attract families who want more land, mature trees, and a quieter suburban feel. Commutes to MacDill run 35–55 minutes depending on traffic, but the trade-off is larger homes, excellent schools, and a calmer pace. This area also has access to Pasco County schools, which some families prefer.
Wesley Chapel is the go-to for families prioritizing new construction and highly rated schools. The Grove, KRATE outdoor mall, and multiple community centers add to the appeal. However, commutes range from 45 minutes to over an hour, so be realistic about your daily schedule before committing. Many families say the schools and homes justify the drive — but it’s a personal decision.
Zephyrhills offers the most affordable home prices in the Tampa metro area. Families willing to accept a 45–70 minute commute gain significantly more purchasing power and a slower pace of life. It’s not the right fit for everyone, but those who choose it often say the space and budget flexibility are worth it.
Real talk on South Tampa: The neighborhoods closest to base — South Tampa ZIP codes like 33609 and 33611 — are desirable but expensive. Rents often run $2,800–$4,000+/month for a family home, which can exceed BAH for most enlisted ranks. Many families find better value 15–25 miles out.

Many MacDill families use their VA loan benefit to build equity instead of paying rent. No down payment, no PMI, and competitive rates — our team can walk you through the entire process.
Families living on base are served by Hillsborough County Public Schools, the eighth largest school district in the United States. The key schools for on-base residents are:
| School | Grades | Location | Notes |
|---|---|---|---|
| Tinker Elementary School | K–5 | On base | Only on-base school; walkable for many residents |
| Monroe Middle School | 6–8 | Off base (bused) | On-base students are bused; bus service provided |
| Robinson High School | 9–12 | Just outside the gates | Zoned high school for MacDill residents; bused from on base |
Families living off base are assigned to schools based on their address. Hillsborough County allows school choice, including magnet and charter options through a lottery system. Families in Pasco and Pinellas Counties have access to those respective district schools. Additionally, the area offers strong private school options throughout the Tampa Bay area.
For enrollment, you’ll need to provide your child’s Social Security card, immunization records, and proof of a recent physical. Contact the MacDill School Liaison Officer early — they are an invaluable resource and can help you navigate transfers, deadlines, and school choice applications before you even arrive.

MacDill’s military medical care is provided by the 6th Medical Group (6 MDG). The main clinic is located on base, with a satellite community clinic in Tampa’s Sabal Park area for added convenience. Both clinics are open Monday through Friday, 7:30 a.m. to 4:30 p.m., and are closed on federal holidays, approved family days, and every Wednesday from 7:30–10:00 a.m. for weekly training. Additional Wednesday closures occur on the fifth Wednesday of applicable months for full-day readiness training.

MacDill is well-resourced for everyday life. The commissary is open seven days a week, and the Base Exchange includes specialty services like Docs Dental, The Joint Chiropractic, an optometrist, and even a tattoo parlor. Banking, a Post Office, and on-base dining round out the everyday essentials.
MacDill’s recreational offerings are genuinely exceptional for a military installation. Bay Palms Golf Course offers 36 holes on a waterfront setting — one of the most scenic courses at any U.S. military base. Beyond golf, you’ll find:
The Airman and Family Readiness Center (A&FRC) at 2306 Florida Keys Avenue is your first stop for relocation support, spouse employment resources, financial counseling, and deployment preparation. The School Liaison Officer is co-located there. Contact the A&FRC at (813) 828-5504.
A PCS to MacDill is also an invitation to one of Florida’s best metro areas. This region consistently ranks among the top cities for quality of life, outdoor recreation, and sports culture — and military families take full advantage.
Clearwater Beach, St. Pete Beach, and Siesta Key are all within an hour’s drive. Fort De Soto Park is just 30 minutes away and frequently rated one of the best beaches in the country.
Tampa is a pro sports city. The Tampa Bay Buccaneers (NFL), Lightning (NHL), and Rays (MLB) all play here. Busch Gardens is right in Tampa. Moreover, Disney World, Universal Studios, and Legoland are all within 90 minutes.
Every January, Tampa hosts Gasparilla — an enormous pirate-themed festival that draws hundreds of thousands of visitors. It’s a family-friendly parade by day and a celebrated local tradition that MacDill families look forward to each year.
Kayaking in Tampa Bay, fishing, Hillsborough River State Park, and Alafia River State Park make weekends genuinely adventurous. Florida’s springs are also a short drive for swimming and tubing.
Florida has no state income tax — a meaningful financial benefit for every active-duty family. Additionally, Florida offers a homestead exemption for veteran homeowners, and military retirement pay is fully exempt from state taxes. See our PCS tax write-offs guide for more on what you can deduct during your move.

In most ZIP codes around MacDill — including Brandon, Riverview, and Temple Terrace — BAH covers a 2–3 bedroom rental. However, South Tampa and waterfront neighborhoods are significantly more expensive, and some families at junior enlisted ranks will need to budget carefully or plan to live farther from base.
Yes. Tampa’s large and diverse economy includes healthcare, finance, defense contracting, tech, and education sectors. The Airman and Family Readiness Center at 2306 Florida Keys Avenue offers spouse employment programs, resume help, and career transition resources. The commute from Brandon and Riverview typically runs 20–35 minutes under normal conditions. However, Tampa traffic on US-41, the Crosstown Expressway, and I-4 can be unpredictable — especially during peak hours and Buccaneers game days. Many service members adjust their schedule slightly to avoid the worst of it.
