Lackland AFB was activated in 1942 as a training facility during World War II and has been the Air Force’s primary basic training installation ever since. Named after Brigadier General Frank Lackland, the installation sits on the southwest side of San Antonio and serves as the sole location where every enlisted Airman in the United States Air Force begins their military career. Every BMT graduate — regardless of career field or eventual assignment — passes through this installation first.
Today, Lackland is the Air Force’s largest training installation, hosting BMT along with dozens of technical training schools. The 37th Training Wing oversees training for Airmen across multiple career fields, and the installation is home to the Defense Language Institute English Language Center (DLIELC), which teaches English to military personnel from allied nations. NSA Texas also maintains a significant presence here. The 59th Medical Wing — the Air Force’s premier healthcare, medical education, and research wing — operates Wilford Hall Ambulatory Surgical Center on the installation.
One important thing to understand before you search for housing: BMT graduation weekends happen every two weeks at Lackland. On those Fridays and weekends, the base and surrounding streets are packed with families visiting new Airmen. The commissary and BX get extremely busy. If you live close to the gates, budget extra commute time around graduation dates. This is just a reality of living at the Air Force’s training epicenter.
JBSA-Lackland has multiple access points distributed around the southwest San Antonio installation. All personnel and vehicles require valid military ID, CAC, or REAL ID-compliant credentials. Visitors must use the Visitor Control Center to obtain temporary access passes. The primary gates used by most permanent party families are the Valley Hi Gate (main) and the Luke Gate (typically less congested during peak hours). The Security Hill Gate serves the intelligence and NSA-related sections of the installation.
Gate traffic warning: The main Military Drive gate can experience significant backup during morning peak hours, particularly from 0530 to 0730 on training-heavy days. Add 10–20 minutes to any commute estimate during morning rush — especially for cadre, MTIs, and security forces personnel with early reporting times. This should be a real factor in your neighborhood decision. Always verify current gate hours at the official JBSA gate hours page.
In-processing procedures at Lackland vary by unit and career field. Confirm your specific check-in location and reporting instructions with your gaining unit before arrival. The Military & Family Readiness Center (M&FRC) offers newcomer orientation, relocation assistance, school liaison support, and employment resources — attend in your first week. The Housing Management Office is your first call the day orders arrive.

Schedule your household goods shipment through the Defense Personal Property System (DPS) as early as possible. San Antonio’s summer PCS season is competitive for both HHG scheduling and housing availability in popular neighborhoods. On-base family housing at JBSA-Lackland is managed by Balfour Beatty Communities across six neighborhoods, offering 2- to 4-bedroom single-family homes assigned by rank and family size. Amenities vary by neighborhood but generally include washer/dryer hookups, central A/C, fully equipped kitchens, pools, fitness centers, and playgrounds. The newest neighborhood, Gateway Hills, is the most recently updated and consistently well-reviewed. Two neighborhoods are restricted to senior officers (O-6 through O-9). On-base residents have automatic enrollment rights to Lackland Independent School District (ISD) schools.
Average wait time for on-base housing is approximately one month, but it can run longer depending on bedroom count and rank. The Air Force manages the waitlist; Balfour Beatty manages the lease and property once you’re assigned. Contact the HMO at (210) 671-1840 on the day you receive orders to start the process. To complete an online leasing inquiry, visit the Balfour Beatty leasing office at 2254 Brian McElroy Dr or call (210) 674-9366.
Unaccompanied Airmen in grades E-1 through E-4 with under 3 years of service are generally required to live in the barracks. Contact Unaccompanied Housing at (210) 671-0090 for barracks assignment procedures and availability.
Lackland sits on San Antonio’s southwest side — and that geography shapes the entire housing picture. The most popular neighborhoods for Lackland families are northwest and west of the installation, where you get Northside ISD schools, newer construction, and commutes that run 10–25 minutes. Heading east toward central San Antonio gets you closer to downtown and the Pearl District, but also into San Antonio ISD territory, which has more variable school quality.
The honest reality about Lackland’s housing corridor: it’s excellent. Helotes and Alamo Ranch consistently rank among San Antonio’s most desirable communities for quality of life, school quality, and long-term resale value. They come at a higher price point than some alternatives — but BAH generally covers rent in these communities, and VA buyers find strong value here relative to national averages.
| Community | Drive to Gate | Est. 3BR Rent (2026) | School District | Best For |
|---|---|---|---|---|
| Helotes | 15–25 min | $1,800–$2,500/mo | Northside ISD | Top Lackland family choice; Hill Country feel; established neighborhoods; mature trees; strong resale; military-saturated community |
| Alamo Ranch | 15–25 min | $1,700–$2,400/mo | Northside ISD | Most popular master-planned community; newer construction; abundant shopping and dining; Loop 1604 / TX-151 access |
| Leon Valley | 10–18 min | $1,400–$1,900/mo | Northside ISD / Southwest ISD | Shortest off-base commute; most affordable close-in option; established suburban neighborhoods |
| Westover Hills | 8–15 min | $1,500–$2,100/mo | Northside ISD | Very close to gate; newer neighborhoods; solid Northside ISD access; convenient for early-reporting duties |
| Castroville / Medina Valley | 20–30 min | $1,200–$1,700/mo | Medina Valley ISD | Most affordable option; small town feel; Medina Valley ISD; less traffic; Hill Country proximity |
| Boerne | 30–40 min | $1,800–$2,600/mo | Boerne ISD | Hill Country lifestyle; top-rated Boerne ISD; excellent long-term appreciation; senior NCO / O-grade buyers |
| Fair Oaks Ranch | 30–40 min | $2,000–$2,800/mo | Boerne ISD / Northside ISD | Upscale Hill Country; large lots; final-duty-station buyers; strong resale to civilian buyers |
For families considering the northwest corridor (Helotes, Alamo Ranch), the TX-151 and Loop 1604 are your main routes to Lackland. Traffic is manageable outside of 0530–0730 morning rush at the gate. For early-morning duties, factor that gate backup into your neighborhood decision before you commit.
Texas has no state income tax — a real financial advantage compared to most duty stations. Combined with San Antonio’s below-average home prices and the VA loan’s zero-down benefit, buying is a strong play in the Lackland corridor. Many E-5 and above families can structure a VA mortgage where BAH covers most of the monthly payment in Helotes or Alamo Ranch. Run a free VA Loan Snapshot to see your exact purchasing power before your housing search begins. Also check the Texas veteran property tax exemption — disability-rated veterans may qualify for a partial to total homestead exemption.
All JBSA installations — Lackland, Fort Sam Houston, Randolph, and Camp Bullis — share the same Military Housing Area (TX285). Your BAH is identical regardless of which installation you’re assigned to. In 2026, rates decreased 2.9% from 2025. New arrivals receive 2026 rates; service members already on station are generally protected by DoD rate grandfathering. Verify your exact rate at the DoD BAH Calculator using zip code 78236, or see the full 2026 BAH guide.

No state income tax. No down payment. San Antonio prices 21% below the national average.
Those three facts work together powerfully in the Lackland corridor. Run your free VA Loan Snapshot to see exactly what you can afford in Helotes, Alamo Ranch, or wherever your family wants to land.
Lackland Independent School District (LISD) serves families who physically reside on the installation with two schools: Lackland Elementary School and Virginia Allred Stacey Junior/Senior High School (a combined campus serving grades 7–12). Like the other installation ISDs at JBSA, Lackland ISD is funded through Department of Education Impact Aid rather than property taxes. Transfer applications are accepted for grades 9–12 only — unlike Fort Sam Houston ISD and Randolph Field ISD, which accept transfers K–12. Off-base residents who want on-base school access need to be aware of this grade restriction.
The best school districts for Lackland families are northwest of the installation. Northside ISD consistently earns the strongest reputation among families stationed at Lackland — well-rated campuses, military-experienced enrollment staff, and strong extracurricular programs. Southwest ISD serves communities closer to the base’s south and east sides. Medina Valley ISD is an option for families willing to commute from Castroville or the Hill Country fringe. Boerne ISD, for families farther out on I-10 West, is one of the highest-ranked districts in South Texas.
| District | Phone | Communities Served | Notes |
|---|---|---|---|
| Northside ISD (NISD) | (210) 397-8500 | Helotes, Alamo Ranch, Leon Valley, Westover Hills, northwest SA | Top district for Lackland families; strong campuses district-wide; military liaison support; covers most popular west-side neighborhoods |
| Southwest ISD | (210) 622-4000 | Southwest San Antonio, closer-in communities | Solid overall; serves communities south and east of Lackland; evaluate campus by campus |
| Medina Valley ISD | (830) 931-2243 | Castroville and surrounding Hill Country fringe | Small district; good reputation; most affordable communities; longer commute |
| Boerne ISD | (830) 357-2000 | Boerne, Fair Oaks Ranch (partial) | Highly ranked statewide; ideal for families who prioritize schools and are willing to commute 30–40 minutes |
Contact the JBSA School Liaison Office at Lackland.slo@us.af.mil before leaving your current installation. They send a welcome packet covering enrollment requirements, immunization documentation, and records transfer guidance for Texas schools specifically. Don’t skip this step — it saves significant time and frustration during in-processing week.
The Child Development Center (CDC) at JBSA-Lackland offers full-day, part-day, and hourly childcare. CDC waitlists across JBSA are consistently long — register at MilitaryChildCare.com the moment you have any indication of your assignment. San Antonio has abundant off-base childcare providers throughout the Helotes, Alamo Ranch, and Leon Valley corridors, many of whom specifically serve military families with flexible scheduling.
Healthcare for JBSA-Lackland beneficiaries is provided by the 59th Medical Wing, the Air Force’s premier healthcare, medical education, and research wing. Wilford Hall Ambulatory Surgical Center (WHASC) — located on the installation — provides primary care, specialty care, surgical services, dental, behavioral health, pharmacy, and more. For major trauma and inpatient services not available at Wilford Hall, families access the broader TRICARE network including Brooke Army Medical Center (BAMC) at Fort Sam Houston — the DoD’s Level I Trauma Center — approximately 20 minutes east.

JBSA-Lackland is a large installation with a full range of on-base amenities. As part of JBSA, you can also access commissaries, exchanges, fitness centers, and MWR programs at Fort Sam Houston and Randolph — although the drive between Lackland and those installations runs 30–45 minutes, so the practical use of cross-base amenities depends on your schedule.

Lackland’s southwest San Antonio location gives families a different daily experience than Randolph (northeast) or Fort Sam (near downtown). The northwest corridor — Helotes, Alamo Ranch, Leon Valley — has grown enormously over the past decade into one of the most desirable suburban regions in San Antonio. You’re 15–20 minutes from downtown on a normal day, with access to the Hill Country in the opposite direction from almost any neighborhood northwest of the base. Texas Hill Country — Fredericksburg, Bandera, Boerne, the Guadalupe River — is genuinely your backyard from the Lackland corridor in a way it isn’t for families at Randolph or Fort Sam.
San Antonio’s “Military City, USA” culture is just as present on the west side as anywhere else. HEB grocery stores are exceptional (locals feel strongly about this), restaurants offer consistent military discounts, and neighborhoods like Helotes and Alamo Ranch have enough military neighbors that PCS life feels understood and supported. The city also throws one of America’s best annual festivals in Fiesta San Antonio every April — 10 days of parades, food, music, and citywide celebration that makes military families genuinely glad they’re stationed here during that week.
San Antonio summers are genuinely hot: June through September routinely runs 95–105°F, with occasional spikes above 110°F. Humidity is lower than Houston but still present. Budget $200–$350/month for electricity in summer with central A/C running continuously. Winters are mild — January averages a low around 38°F — and snow is rare. The city’s most significant weather hazard is flash flooding during heavy rain, particularly in low-lying and downtown areas. Keep that in mind when choosing a neighborhood; some areas near creek beds have flood zone designations that affect insurance costs.

San Antonio is a strong employment market for military spouses. The South Texas Medical Center (west of downtown, easily accessible from the Lackland corridor), healthcare networks, defense contracting, education, finance, and retail all represent significant employment sectors. UTSA and the Alamo Colleges District offer flexible scheduling for spouses pursuing degrees. The M&FRC at (210) 671-3722 provides free career counseling, resume support, and job fair connections through the Military Spouse Employment Partnership. Military OneSource also offers licensure portability support for spouses in licensed professions relocating to Texas for the first time.

JBSA-Lackland is the Air Force’s sole Basic Military Training (BMT) installation — every enlisted Airman in the Air Force and Space Force begins their career here. The 37th Training Wing oversees BMT and dozens of technical training programs. Other major tenants include the 59th Medical Wing (Wilford Hall), the Defense Language Institute English Language Center (DLIELC), the Air Force Security Forces Center, and NSA Texas. BMT graduations happen every two weeks, cycling tens of thousands of trainees through the installation annually alongside the ~21,000 permanent party personnel and their families.
All JBSA installations share MHA code TX285. In 2026, rates decreased 2.9% from 2025. Key rates: E-5 with dependents — $1,869/month; E-6 with dependents — $2,094/month; O-3 with dependents — $2,127/month. New arrivals receive 2026 rates; existing members on station are generally protected by DoD grandfathering. Verify your exact rate at the DoD BAH Calculator with zip code 78236, or see the 2026 BAH guide.
Yes. Balfour Beatty Communities manages six neighborhoods on-base with 2- to 4-bedroom single-family homes assigned by rank and family size. Gateway Hills is the newest and most recently updated neighborhood. Waitlists average about one month but can run longer. Contact the HMO at (210) 671-1840 on the day you receive orders. On-base residents have automatic enrollment rights to Lackland ISD schools. Off-base residents can apply for Lackland ISD transfer for grades 9–12 only (unlike Fort Sam and Randolph ISDs, which accept K–12 transfers).
Stay northwest of the installation for the best combination of commute, school quality, and resale value. Helotes is the top choice for senior NCOs and officers — Hill Country feel, Northside ISD schools, strong community, excellent long-term appreciation. Alamo Ranch is the most popular master-planned option with newer construction, abundant shopping and dining, and Northside ISD access. Leon Valley and Westover Hills give you shorter commutes at lower price points. Castroville is the most affordable option with a small-town feel. Boerne is excellent for families who prioritize top-ranked schools and are willing to commute 30–40 minutes.
On-base residents attend Lackland ISD (Lackland Elementary and Virginia Allred Stacey Jr/Sr High School). Off-base families primarily attend Northside ISD (the top district for the Lackland corridor — Helotes, Alamo Ranch, Leon Valley), Southwest ISD (closer-in communities), Medina Valley ISD (Castroville area), or Boerne ISD (families farther out on I-10 West). Contact the School Liaison at Lackland.slo@us.af.mil before leaving your current station for a welcome packet with enrollment requirements and records guidance.
The 59th Medical Wing’s Wilford Hall Ambulatory Surgical Center (WHASC) on JBSA-Lackland provides primary care, specialty care, surgery, dental, behavioral health, and pharmacy. Main pharmacy hours are Monday–Friday, 0700–1600. Book appointments through TRICARE Online or MHS Genesis. For major trauma and inpatient services, Brooke Army Medical Center (BAMC) at Fort Sam Houston is the DoD’s Level I Trauma Center, approximately 20 minutes east. TRICARE Service Center: 1-800-444-5445.
BMT graduations happen every two weeks at Lackland, and each one brings thousands of family members onto the installation to watch their Airmen graduate. On those Fridays and weekends, the commissary, BX, and gates are significantly more crowded than normal. If you live close to base and have early Friday duties, build extra time into your commute around graduation dates. Check the JBSA website for the current BMT graduation calendar.
All three are part of JBSA but in completely different parts of San Antonio with distinct missions and housing corridors. Lackland is on the southwest side, focused on Air Force training and the 59th Medical Wing. Fort Sam is near downtown, focused on Army medicine and BAMC. Randolph is 35 miles northeast in Universal City, focused on Air Force flight training and major AF headquarters. Driving between Lackland and Randolph takes 35–45 minutes in normal traffic. Your assigned installation is your housing anchor — don’t confuse the three when planning your commute.
Yes — and the Lackland corridor is one of the stronger VA loan markets in Texas. The northwest San Antonio communities (Helotes, Alamo Ranch) have high VA loan activity, experienced lenders, and strong resale demand from both military and civilian buyers. San Antonio home prices run approximately 21% below the national average, the VA’s zero-down benefit goes far, and Texas has no state income tax. Many families can structure a VA mortgage where BAH covers most or all of the monthly payment in the most popular Lackland communities. Get your free VA Loan Snapshot before your search begins.
