The Berkeley Gate is the only 24/7 access point at Seymour Johnson. It is also home to the Visitor Control Center (VCC), where guests and first-time arrivals process their access credentials. Some homes are newer construction; others were built decades ago. Floor plan quality varies meaningfully by neighborhood, so do your research before committing.
Amenities include five community centers, playgrounds, and outdoor gathering spaces. The main benefit of living on base is obvious: no commute, no gate wait, and direct access to the commissary, BX, and recreation facilities. There is no security deposit or credit check required for on-base housing.

Goldsboro is the city immediately surrounding the base and the first-stop for most new arrivals. Housing ranges from older historic homes near downtown to newer subdivisions closer to the base. A three-bedroom rental typically runs $1,300–$1,900 per month depending on neighborhood and condition. Commute to Berkeley Gate is under 10 minutes from most of the city.
The Corvias communities at Seymour Johnson are technically within Goldsboro’s city limits. Heritage Village serves junior enlisted families with duplexes and single-family homes. Liberty Crossing offers larger single-family homes for senior enlisted and officer families.
Windsor Creek and the areas around Berkley Boulevard are popular with military families for their proximity to the base and access to shopping and dining. Downtown Goldsboro has been revitalized with local restaurants, breweries, and boutique shops — a real plus for families who want walkable weekend options.
Located north of the base, Fremont and Pikeville offer peaceful rural settings with surprisingly short commutes — roughly 15–20 minutes to the Oak Forest Gate. These towns attract families who want open space, low density, and lower rent without sacrificing access. Three-bedroom homes commonly rent in the $1,100–$1,500 range. New construction is available at prices that stretch BAH further than anything closer in.
Most families in this corridor live off base. The commute to on-base facilities is manageable but longer than living in Goldsboro proper.
Traditional single-family homes dominate this area. Additionally, newer construction subdivisions have appeared in recent years as the base has grown. These communities tend to have good school options at the elementary level.
Princeton sits about 20–25 minutes west of the base via I-795 and I-40. Families consistently mention it for its quieter neighborhoods, access to Raleigh (about 45 minutes), and school options. There are no on-base housing options in Princeton. Families choose this area specifically for the off-base lifestyle and the proximity to I-40.
Princeton’s residential areas tend to be newer and more suburban than central Goldsboro. The town has a strong community feel, local parks, and is popular with families doing longer tours who want to put down roots.
Southeast of the base, La Grange offers tree-lined streets and a small-town historic feel. Walnut Creek provides a more upscale option — larger lots, country club-style amenities, and newer construction. Both communities sit within 15–25 minutes of the Berkeley Gate. La Grange is one of the more charming communities in this region, and families who discover it tend to stay.
This corridor is off-base living only. Commute access via the Berkeley Gate is consistent and manageable.
Walnut Creek is notably more expensive than most Goldsboro-area communities. Furthermore, it attracts senior officers and senior NCOs whose BAH supports the higher price point. La Grange offers strong value for families who want character over square footage.
Mount Olive is a short drive south of base and delivers a tight-knit, rural community with some of the lowest housing costs in the area. Three-bedroom homes commonly rent below $1,200 per month. In contrast, the tradeoff is a longer commute — typically 25–35 minutes — and fewer amenities. Families who prioritize budget and quiet consistently recommend it.
Mount Olive residents commute to on-base facilities. The route via US-117 is straightforward and relatively uncongested outside peak hours.
Smaller homes, local shops, and a genuine small-town atmosphere define this community. It is a good fit for service members on their first assignment who want low overhead while they get their financial footing.
There are no DoDEA schools at Seymour Johnson AFB. All military children attend public schools in Wayne County Public Schools or private alternatives in the area. Knowing the honest picture here is important before you commit to a neighborhood.
Wayne County Public Schools serves approximately 17,368 students across 33 schools. The district’s average academic testing rank is 3 out of 10 compared to other North Carolina districts, with math proficiency at 42% and reading proficiency at 38% against state averages of 51% and 50% respectively. The district ranks in the bottom 50% of North Carolina school districts on standardized testing metrics. That is the honest data — and military families deserve to have it upfront.
However, the picture is not uniform. There are standout options within the district, and many military families report positive experiences, particularly at the elementary level and in magnet/specialized programs. The top-ranked public schools in Wayne County include Wayne Early/Middle College High School, Wayne School of Engineering, and Grantham Elementary School. If you have a student entering middle or high school, research individual schools rather than relying on district-wide averages.

Goldsboro and Wayne County have private school options for families who want alternatives. Wayne Preparatory Academy, Goldsboro Christian School, and Carver Heights Academy are among the options military families have used. The Koritz Clinic, part of the 4th Medical Group, is the primary medical facility for active-duty personnel, family members, and retirees at Seymour Johnson. Primary care services include family medicine, aerospace medicine, and pediatrics. Additionally, specialty care includes optometry, mental health, physical therapy, and audiology. General radiology, laboratory, and pharmacy services are on site.
The Kiecker Dental Clinic serves military personnel at Seymour Johnson. Family members receive dental care through the TRICARE Dental Program at local civilian providers. Hours mirror the Koritz Clinic schedule. Confirm current appointment availability upon arrival.

The cost of living is genuinely low. Your BAH covers your rent with room to spare at most pay grades, and groceries, dining, and services run well below what you would pay near a major metro base. The community is sincerely pro-military — local businesses, schools, and neighbors have a long history with the Air Force and it shows. The beach is 90 minutes away. Raleigh is under an hour. Outdoor recreation is excellent: Cliffs of the Neuse State Park, the Neuse River, Busco Beach ATV Park, and Three Eagles Golf Course are all close by.
The school district is the biggest challenge for families with school-age children. Research individual schools — do not rely on district-wide averages. Some families choose private school options; others find specific elementary schools they are very happy with. Do your homework before you sign a lease based solely on a neighborhood.
Deployment tempo for operational F-15E squadrons can be high. Additionally, Goldsboro is a small city, not a metropolitan area. If you are moving from Joint Base Lewis-McChord, Fort Campbell, or a base near a major city, the limited retail, dining, and entertainment options will be a real adjustment. That said, Raleigh-Durham is an easy drive and provides everything a larger city offers.
There are no major traffic congestion issues in Goldsboro itself. However, gate backups during morning rush (0630–0800) at Berkeley Gate are consistent on duty days — leave a few extra minutes.
North Carolina does tax active-duty military pay for residents who claim North Carolina as their legal domicile. However, if you are a legal resident of another state stationed in North Carolina under military orders, you are not subject to North Carolina income tax on your service pay under the Servicemembers Civil Relief Act.
