Airforce Base Guide

PCSing to Beale Air Force Base: The Complete 2026 Guide

TL;DR: Beale AFB is a rural but well-equipped Air Force installation in Northern California, home to the 9th Reconnaissance Wing and the legendary U-2 Dragon Lady. This guide covers everything you need to know before you arrive — housing, 2026 BAH rates, schools, medical care, neighborhoods, and what life actually looks like here.

You just got orders to Beale Air Force Base, and you’re probably staring at a map wondering where Yuba City is and whether you’ll be able to afford California on your BAH. Good news: you’re in the right place. This guide was written for exactly you, whether you’re PCSing solo or moving a whole family across the country to the Sacramento Valley.

Beale AFB sits about 8 miles east of Marysville and 40 miles north of Sacramento. It’s one of the most unique assignments in the Air Force, home to the U-2 Dragon Lady and RQ-4 Global Hawk — two of the most sophisticated intelligence, surveillance, and reconnaissance (ISR) aircraft in the world. The lifestyle here is genuinely beautiful: you’re within two hours of Lake Tahoe, San Francisco, Napa Valley, and the Sierra Nevadas. But California is expensive, and there are things you need to know before you get here.

Let’s get into it.

Beale AFB BAH is ranked 10th highest out of all Air Force bases — a reflection of California’s cost of living. Housing at Beale AFB

On-Base Housing: Balfour Beatty Communities

On-base family housing at Beale is privatized and managed by Balfour Beatty Communities. There are five pet-friendly neighborhoods with three- and four-bedroom homes featuring open floor plans, fully equipped kitchens, and access to playgrounds, splash pads, fitness centers, and walking trails. Additional community amenities include a dog park, community garden, sand volleyball courts, basketball courts, and a community center.

Beale East is the most popular neighborhood for families — it has easy access to Candy Cane Park and is conveniently located near the on-base school and CDC. Note that base housing is located on the far side of the installation from some work centers, which can make things trickier for one-car families. Plan accordingly.

As of early 2026, Balfour Beatty is accepting 3-bedroom applications for E1–E6 and O1–O3. They’re also accepting applications for GEO Bachelor, Single Service Members, DoD civilians, Military Retirees, and First Responders. Waiting lists apply depending on time of year and PCS season.

Real talk: Because of high costs off-base and the convenience of community living, most families prefer to live on base if they can. Apply the moment you receive orders — don’t wait.

Off-Base Neighborhoods Around Beale AFB

California housing costs are real, and the area around Beale is no exception. Additionally, the Rental Partnership Program (RPP) provides reduced-deposit rental agreements with participating off-base landlords — ask the Housing Office about current RPP-enrolled properties when you arrive. Here’s a breakdown of your main off-base options:

Area Distance to Gate Avg 3-BR Rent (2026) Notes
Wheatland ~5 min $1,800–$2,300/mo Closest town, rural feel, limited inventory
Plumas Lake ~10–15 min $1,800–$2,300/mo Newer homes, family-friendly, fast-growing
Linda/Olivehurst ~15 min $1,900–$2,400/mo Closest to base, mixed neighborhoods — research carefully
Marysville ~15–20 min $1,900–$2,500/mo Median home price ~$375,000
Yuba City ~15–20 min $2,200–$2,600/mo Largest nearby city, best school options, median home ~$450,000
Lincoln/Roseville ~40 min $2,400–$3,200/mo Excellent schools, higher quality of life, longer commute

Honest take: Marysville and Linda/Olivehurst are close, but do your research on specific neighborhoods before committing. Many families prefer Yuba City for schools and amenities, or go further to Lincoln/Roseville if the commute doesn’t bother them. The drive to Roseville on CA-65 is about 40–45 minutes without traffic.

If you’re thinking about buying, your VA Home Loan benefit can be a game-changer in this market — no down payment, no PMI, and competitive rates. You’ll want to get pre-approved before you arrive during PCS season.

Ready to start your PCS plan? Don’t wait until you have orders in hand. Start your PCS plan now and get ahead of housing, schools, and your move timeline.

Gates & Getting On Base

Schneider Gate (Main Gate): Open 24/7 for all personnel and families. This is your primary entrance.

Wheatland Gate: Open Monday–Friday, approximately 5:00 a.m. to 7:00 p.m. Closed weekends and holidays.

All entering personnel must present a valid Military ID, CAC card, or other approved DoD credentials. California state driver’s licenses must comply with the REAL ID Act. Expect 100% ID checks at all gates with random vehicle inspections.

Sponsors and visitors: If you need to bring a visitor on base, you must escort them and obtain a visitor pass at the Visitor Control Center in advance.

CA vehicle registration note: If you’re PCSing to California from another state, you may qualify for a military exemption from certain vehicle registration requirements. File a completed State of California Nonresident Military Exemption Statement (REG 5045) with the California DMV. Your vehicle must also pass a smog check for full CA registration.

In-Processing at Beale AFB

All new arrivals must report to their gaining unit’s Commander Support Staff (CSS) first to schedule an in-processing appointment. If you arrive after normal duty hours, check in at the Gold Country Inn (on-base lodging) at (530) 634-2953 and ask them to notify your sponsor.

For your initial in-processing appointment, have these documents ready:

  • Orders and amendments
  • Military ID cards for all family members
  • Marriage and birth certificates
  • Medical/dental records
  • School records for children
  • Pet vaccination records (if applicable)

Lodging tip: Gold Country Inn is small, and rooms book up fast during peak PCS season (May–August). Reserve as early as possible. Call ahead to confirm pet-friendly availability. TLF (Temporary Lodging Facility) units offer full kitchens and two bedrooms — ideal for families — but are limited in number, so reserve early.

Schools Near Beale AFB

There are no DoDEA schools at Beale AFB. Your children will attend schools in local civilian districts, which vary considerably in quality. Here’s an honest breakdown:

On-Base & Nearby Elementary Schools

Lone Tree Elementary School (K–5)
123 Beale Hwy, Beale AFB, CA 95903
Within walking distance for most on-base residents. No bus service. Part of the Wheatland School District. Contact the CDC/School Liaison at (530) 634-4717 for enrollment info.

Wheatland Charter Academy (K–5)
Also on base. Ranked in the top 50% of California public schools. Math and reading proficiency is above the state average.

Middle School & High School (On-Base Residents)

  • Bear River Middle School (Grades 6–8) — Wheatland School District. Bus service provided from base.
  • Wheatland High School (Grades 9–12) — Bus service from base. Lower academic ratings; many families consider relocating off base for better high school options.

Off-Base School Districts to Know

District Notes
Wheatland School District Solid ratings, supportive staff, strong community feel around base families
Plumas Lake Elementary Newer facilities, active parent involvement, praised for safe environment
Marysville Joint Unified Larger district, AP/CTE programs; mixed ratings — research individual schools
Nevada Joint Union High Nevada City area (~A- rating); not practical for most Beale families
Yuba City Unified Broader options; families living in Yuba City have better school picks overall

For higher education, Yuba College is the closest community college, and California State University, Sacramento is roughly 45 minutes south — both are popular with military spouses pursuing degrees.

Honest take on schools: This is one of the most common things families research before PCSing here, and the honest answer is: it depends heavily on where you live. Families who live on base or in Wheatland are served by the Wheatland district, which has a decent community feel. If schools are your top priority, living in Yuba City or even commuting from Lincoln/Roseville will give you significantly better options — but housing costs go up accordingly.

School Liaison Officer (SLO): Beale’s SLO is your best first call. They’ll help with enrollment, credit transfers, special education needs, and graduation requirements for military families. Contact them through bealefss.com before you arrive.

Childcare at Beale AFB

Child Development Center (CDC)
Hours: Monday–Friday, 6:30 a.m.–5:30 p.m.
Offers full-day, part-day, and hourly care for infants through preschool age. The CDC is NAEYC-accredited. Active duty and DoD civilian employed parents are given higher priority for enrollment.

Important: Demand for childcare at Beale is high and waiting lists are common. Contact the CDC at (530) 634-4717 as soon as you receive orders — not when you arrive.

Family Child Care (FCC) certified homes are also available on base for hourly, full-day, and weekend care.

School-Age Care (SAC): Before and after school care, school holiday programs, and summer programs for ages 5–12. The Youth Center is a walking program and walks children to/from Lone Tree Elementary and Wheatland Charter Academy. Bus service to Bear River and Wheatland High is provided by Wheatland Unified.

What Life at Beale Is Actually Like

Beale AFB sits on nearly 23,000 acres in California’s Central Valley — flat, rural, and surrounded by a whole lot of open space. The base itself has a tight-knit community feel that families consistently rave about. This isn’t a sprawling metropolitan assignment; it’s a place where people tend to know each other and look out for one another.

On-Base Amenities

  • Commissary and Base Exchange (BX)
  • Thrift shop, library, and arts and crafts center
  • Movie theater
  • Fitness centers and Omni Fitness Center (with parent-child workout area)
  • Runway Pizzeria, The Wing Spot, and Hefty Gyros (dining options on base)
  • Outdoor Recreation and Aero Club
  • Swimming pool
  • Golf course
  • Rod & Gun Club
  • Running trails and hiking paths (watch out for snakes)

Climate & Seasons

Beale has two seasons: wet (November–March) and dry (April–October). Summers are hot and dry, with temperatures regularly hitting 95–105°F. Winters are mild compared to most of the country, but cooler nights (low 30s–40s) are common. You won’t find fall foliage here, but you also won’t be shoveling snow.

Weekend Adventures

This is legitimately one of the best locations in the military for weekend trips. You’re roughly 2 hours from San Francisco, 1.5 hours from Lake Tahoe, 2 hours from Napa Valley, and about 3.5 hours from Yosemite and Monterey Bay. Seasonal highlights include apple picking at Apple Hill in the fall, Bishop’s Pumpkin Farm, skiing and snowboarding in Tahoe, and summer rafting on the Yuba River.

Honest real talk: The area around Marysville and Yuba City is rural and won’t feel like a major metro. Shopping, dining, and entertainment options are limited compared to larger assignments. Roseville (40 miles south) is where most families go for real retail therapy, and Sacramento (40 miles south on CA-99 or CA-70) is your city fix. If you’re used to assignments near large urban areas, plan for that adjustment.

McClellan Business Park: What You Actually Need to Know

The page title mentions “Beale and McClellan Air Force Base,” so here’s the honest truth about McClellan: it’s not an active Air Force base. McClellan AFB closed in 2001 under BRAC and is now McClellan Business Park, a large mixed-use commercial and industrial campus about 7 miles northeast of downtown Sacramento.

What Remains That’s Relevant for Military Families

  • AAFES BX and Commissary — Available to active duty, retirees, Guard/Reserve, and dependents with valid ID
  • VA Outpatient Clinic — VA medical and dental services primarily serving veterans, retirees, and their families in the Sacramento area
  • Coast Guard Air Station Sacramento — The only remaining active military aviation unit, operating HC-130 Hercules aircraft
  • Aerospace Museum of California — Formerly the McClellan Aviation Museum; 40+ restored aircraft and 60+ original artworks on display; open to the public

If you’re stationed at Beale and want access to commissary/BX options in Sacramento, the McClellan facility is worth knowing about. It’s about 50 miles from Beale (roughly an hour’s drive on CA-99 south), but convenient if you’re already heading to Sacramento.

PCS Community: Join Before You Arrive

One of the smartest things you can do before PCSing to Beale is connect with the community already there. The Beale and McClellan PCS Pay-It-Forward® group on Facebook is where current and incoming families share housing leads, ask questions, and coordinate sponsor connections. Families already stationed there will answer your specific questions honestly — where to live, what to avoid, what schools are actually like, and what you need to know before you show up.

Join the group early. The people in there have done this before and want to help.

PCS Move Tips Specific to Beale

Get your vehicle ready for California: California has strict vehicle emissions requirements. If you’re registering in California, you’ll need a smog check and a CA DMV registration. If you’d rather keep your home-state plates (which you’re entitled to do as non-resident military), file the REG 5045 nonresident military exemption form with the California DMV.

Peak PCS season is brutal for lodging: Gold Country Inn on base is small. Book the moment you have report dates. Have a backup plan (pet-friendly hotels in Marysville or Yuba City) if lodging isn’t available.

Apply for housing immediately: Don’t wait for your final report date. Contact Balfour Beatty at (530) 788-9500 as soon as you have orders. Waiting lists are real.

Ask about the Rental Partnership Program (RPP): The Housing Office maintains agreements with local landlords who offer reduced security deposits to military families. It’s worth asking when you in-process.

Spouse employment: The Airman & Family Readiness Center (A&FRC) on base has employment resources and networking support for military spouses. The Sacramento region has more employment opportunities than the immediate Marysville area, so many spouses who work remotely or are career-focused look for homes in Yuba City or further south.
