On the name: Fort Benning was renamed Fort Moore in May 2023 honoring Lt. Gen. Hal Moore and his wife Julia. In March 2025, Secretary of Defense Pete Hegseth signed an order restoring the Fort Benning name — now honoring Corporal Fred G. Benning, a Nebraska native awarded the Distinguished Service Cross for heroism in France during World War I. You’ll still see “Fort Moore” on older paperwork, some local signage, and legacy websites for a while, but your orders, housing application, and TRICARE enrollment should reflect Fort Benning.
BAH at Fort Benning is based on the Columbus, Georgia Military Housing Area. Rates increased in 2026 in line with national trends. Columbus BAH is genuinely favorable — home prices in the area are well below national median, meaning your housing allowance can cover a comfortable home with room to spare. For the full story on how to maximize your BAH or apply it toward a VA home loan, visit our complete 2026 BAH guide.

On-post family housing is managed by The Villages at Fort Benning, a partnership between Clark Realty Capital and Michaels Management Services. There are approximately 4,000 homes across 10–11 communities on Fort Benning’s main post, plus additional homes at Camp Merrill in Dahlonega, Georgia. Floor plans range from 2 to 5 bedrooms. Housing is rank-based and assigned by availability — and demand is high.
Expect a waitlist. Due to high occupancy and ongoing renovations, the Army’s own newcomer guidance states families should expect wait times of up to three months. Door-to-door moves (your HHG delivery coinciding with your move-in date) are highly unlikely. Contact the Villages as soon as you receive orders to get on the list and understand current wait times for your rank band.
| Neighborhood | Eligible Ranks | Bedrooms | Notes |
|---|---|---|---|
| Davis Hill | E1–E5 | 4 BR | Entry-level neighborhood; near training areas |
| McGraw Village | E6–E8 | 3 BR | Mid-career NCO neighborhood with community amenities |
| Indianhead Village | All ranks | 4 BR | Mixed-rank community; one of the larger neighborhoods |
| Custer Village | O1E, O2–O4 | 3 BR | Junior officer neighborhood |
| Upatoi Village | E9, O4–O6 | 3 BR | Senior leader neighborhood |
| East Main Post | All ranks + Other Eligible Tenants | 4 BR | Historic homes from the WW-era; recognizable from the film We Were Soldiers; central post location |
| Bouton Heights | All ranks + Other Eligible Tenants | 4 BR | Renovated homes; pet-friendly community |
| Porter Village (Camp Merrill) | All ranks | 3 BR | Located at Camp Merrill in Dahlonega, GA — for families assigned to that sub-installation |

The majority of Fort Benning soldiers live off-post in Columbus or across the river in Alabama. When locals describe where they live, they usually reference which I-185 exit — because I-185 is the main spine running north from Fort Benning into Columbus, and the end of I-185 is literally the main gate. Here’s the community landscape:
First: ignore the old bad intel about Columbus. The reputation Fort Benning has had as a miserable assignment was based on conditions from the 1990s and early 2000s. Uptown Columbus has undergone significant revitalization over the past decade. The city is the second largest in Georgia with a population of nearly 200,000. There’s a thriving restaurant and nightlife scene in Uptown, a world-class riverfront, and more to do than you’d find near most Army posts. If you’re basing your housing decision on old rumors, you’re making it wrong.
| Area | State | Drive to Post | School District | Typical Rent Range | Best For |
|---|---|---|---|---|---|
| North Columbus / Exit 10 area | GA | 20–30 min via I-185 | Muscogee County Schools | $1,200–$1,900/mo | Most popular area for military families; good amenities, reasonable commute |
| Fortson / Harris County | GA | 25–40 min | Harris County School District | $1,400–$2,100/mo | Families prioritizing top-rated schools; more suburban / rural feel north of Columbus |
| Phenix City, AL | AL | 15–30 min | Phenix City / Russell County Schools | $1,000–$1,600/mo | More affordable housing; lower Alabama property and vehicle taxes; note: requires AL driver’s license |
| Fort Mitchell, AL | AL | 15–25 min | Russell County Schools | $900–$1,500/mo | Quieter, rural Alabama option; solid value |
| Uptown / Midtown Columbus | GA | 15–25 min | Muscogee County Schools | $1,100–$1,700/mo | Walkable dining and entertainment district; best food scene near post |
| Chattahoochee County (Cusseta) | GA | 10–20 min | Chattahoochee County Schools | $900–$1,400/mo | Closer to post; very rural; small district |
Time zone note for Alabama: Alabama is Central Time, Georgia is Eastern. However, most families living in Phenix City and Fort Mitchell operate on Eastern Time — and most businesses on the Alabama side near Fort Benning run on EST since their customer base is Georgia. It’s less confusing in practice than it sounds.
Buying near Fort Benning: The median home value in Columbus is around $140,000 — and a 3-bedroom home under $300,000 in good shape is gone fast. With a VA loan (zero down, no PMI), your monthly mortgage payment at these price points can come in below rent. If you’re staying 3+ years or plan to come back, buying is worth a serious look. Our VA Home Loan guide walks you through eligibility and the process from start to finish.
Get the real neighborhood intel before you sign a lease.
The Fort Benning PCS Pay-It-Forward® group has thousands of military families stationed there right now. Ask about current housing waitlist times, which landlords to trust, and which I-185 exit is right for your situation. They know what no website can tell you.
Fort Benning is one of the few Army installations with a full DoDEA school system on post. If you live in on-post housing, your children in pre-kindergarten through 8th grade attend DoDEA Fort Benning Schools — part of the DoDEA Americas Southeast District. There are five elementary schools and one middle school on the installation. Enrollment requires proof of active duty status and on-post residency (or a housing memorandum confirming assignment within 90 days).
High school students on post attend off-post public high schools. Transportation is provided from Fort Benning to all three options:
| High School | State | District |
|---|---|---|
| Spencer High School (Muscogee County magnet programs available) | GA | Muscogee County School District |
| Chattahoochee County Middle-High School | GA | Chattahoochee County Schools |
| Russell County High School | AL | Russell County Schools |
Families living off-post attend the district serving their home address. School district choice is one of the primary drivers of neighborhood selection here — because the quality difference between districts is real.
| District | Serves | Contact | Notes |
|---|---|---|---|
| Muscogee County School District | Columbus, GA | muscogee.k12.ga.us | (706) 748-2000 | Large urban district; most high schools offer magnet programs (science, technology, liberal arts, etc.); military-familiar given Columbus’s relationship with post |
| Harris County School District | Fortson, Hamilton, north of Columbus | (706) 628-4206 | Highly sought-after; consistently strong ratings; primary reason families commute from Fortson; smaller, community feel |
| Chattahoochee County Schools | Cusseta, GA | (706) 989-3200 | Small consolidated district; convenient commute to post; rural |
| Phenix City Schools | Phenix City, AL | (334) 298-0534 | Alabama district; moderate ratings; some families find the lower cost in Phenix City worth the tradeoff |
| Russell County Schools | Russell County, AL | (334) 298-6543 | Rural Alabama county; includes Fort Mitchell area; smaller and quieter |
The Fort Benning School Liaison Officer (SLO) is one of the best resources you have in this process — they can help you understand school assignments, IEP transfers, magnet program applications, and mid-year enrollment. Contact ACS at (706) 545-4043 to connect with the SLO. For EFMP families, reach the EFMP coordinator at (706) 545-2079 as soon as orders arrive.
Fort Benning’s military treatment facility is Martin Army Community Hospital (MACH) — a full-service, 250-bed teaching hospital. This is a real hospital, not a clinic: it has an emergency room, surgical unit, labor and delivery, a full pharmacy, laboratory, radiology, 36 ambulatory care clinics, and a dental clinic. MACH also has a partnership with the Central Alabama Veterans Health Care System (CAVHCS), with a VA clinic in one of the hospital’s external buildings. Visit martin.tricare.mil for the full directory.

Fort Benning’s main gate sits at the south end of I-185, making navigation straightforward for most families. All access control points require a valid DoD ID, CAC card, or state/federal government ID. Traffic surges significantly during graduation events (Airborne, Ranger, OCS, Basic Combat Training) and major training cycles — build in extra time on those days.
| Gate | Location | Notes |
|---|---|---|
| Main Gate (South Gate) | End of I-185 / Macon Road | Primary entry; most families use this gate daily; 24/7 access for credentialed personnel |
| Visitor Control Center (VCC) | On post, near Main Gate | First time on post without a military ID? Stop here. Mon–Fri 0800–1600. Pre-approval requests (DES Form 190-3 for individuals) can be submitted in advance through your sponsor. VCC contractor badge office: (706) 545-3215, available Tue–Thu 0900–1600. |
Georgia hands-free law: Georgia law requires hands-free use of mobile devices while driving. This is strictly enforced on post.
Directions from I-185 (most common): I-185 runs directly from Columbus south to Fort Benning. The end of the interstate is the Main Gate. From Atlanta, take I-85 South to Columbus, then pick up I-185 South to post.

Columbus offers significantly more than most Army “base towns.” Uptown Columbus has been revitalized into a genuine destination — walkable, restaurant-dense, and home to the Chattahoochee RiverWalk. The most unusual feature: the section of the Chattahoochee running through Uptown is the world’s longest urban whitewater rafting course. If you’re stationed here and haven’t gone whitewater rafting, you’re missing something unique to this post.
| Destination | Distance | Highlights |
|---|---|---|
| Uptown Columbus / RiverWalk | ~15 min | Best dining and nightlife near post; Farmer’s Market; whitewater rafting; weekly events |
| Providence Canyon State Park | ~45 min | “Georgia’s Little Grand Canyon” — free, stunning, great for families; underrated |
| Atlanta, GA | ~1.5 hours | Georgia Aquarium (active military free on Mondays), World of Coca-Cola, MLB/NBA/NFL/NHL, shopping, dining |
| Montgomery, AL | ~1.5 hours | Civil rights history, state capitol, good day trip option |
| Blue Ridge Mountains, GA | ~2–2.5 hours | Hiking, waterfalls, apple orchards; great for fall foliage season |
| Savannah, GA | ~3 hours | Beautiful historic district, beaches nearby, military-heavy city |
| Panama City Beach, FL | ~3 hours | Closest Gulf Coast beach; popular summer destination for Fort Benning families |
| Destin / Fort Walton Beach, FL | ~3.5 hours | Emerald Coast beaches; some of the most beautiful sand on the East Coast |
Army Community Service (ACS) at Fort Benning runs one of the more active newcomer support programs in the Army. The Newcomers Orientation runs every Wednesday at 9 AM in Building 7 (7117 Baltzell Ave) — spouses are encouraged, not just soldiers. ACS provides financial counseling, relocation readiness, spouse employment workshops, and connection to MilitaryOneSource programs.
Columbus’s economy, boosted by being Georgia’s second-largest city, gives spouses more employment options than you’d find at most Army posts. Healthcare, education, defense contracting, retail, and government sectors are all active locally. For portable careers, Columbus’s cost of living makes it an easy place to absorb a career transition while a spouse looks for the right fit. Check our PCS tax write-offs guide to know what moving expenses you can deduct.

Buying is often smarter than renting here.
Columbus home prices are well below national median, and the VA loan benefit — zero down, no PMI — makes buying financially realistic for E-5 and above. Read our VA Home Loan guide and we’ll connect you with a military-friendly agent in the Columbus area.
It’s Fort Benning. The installation was renamed Fort Moore in May 2023 to honor Lt. Gen. Hal Moore and his wife Julia Moore. In March 2025, Secretary of Defense Pete Hegseth signed a memorandum restoring the name to Fort Benning — this time honoring Corporal Fred G. Benning, a World War I Distinguished Service Cross recipient from Neligh, Nebraska, with no ties to the Confederacy. The renaming ceremony took place April 16, 2025. Your orders, housing application, and TRICARE enrollment should all say Fort Benning.
Fort Benning BAH is based on the Columbus, Georgia Military Housing Area (MHA: GA075). An E-5 with dependents receives $1,716/month; without dependents, $1,482/month. An O-3 with dependents receives $2,058/month. All rates are tax-free. See the full table above or verify at the DoD BAH calculator.
If you live on-post, your children in pre-K through 8th grade attend DoDEA Fort Benning Schools — five elementary schools and one middle school operated by the Department of Defense Education Activity directly on the installation. On-post high school students attend off-post public high schools (Spencer High School, Chattahoochee County, or Russell County — transportation provided to all three). If you live off-post, your children attend the public school district for your home address. Harris County schools (serving Fortson area, north of Columbus) are consistently top-rated and the primary reason many families choose that commute.
On-post housing is managed by The Villages at Fort Benning (Clark Realty Capital + Michaels Management Services) with approximately 4,000 homes across 10–11 neighborhoods. Demand is high and the Army’s own guidance states to expect wait times of up to three months. Contact the Villages at (706) 685-3939 the moment you receive orders. During peak summer PCS season, waitlists are longest — don’t assume you can wait until you arrive.
Yes — and the reputation is much better than the old rumors suggest. Columbus is a real city with a revitalized Uptown district, a wide range of dining and recreation, and strong community ties to the military. BAH covers housing comfortably, and the area has the world’s longest urban whitewater course, easy access to Atlanta, Gulf Coast beaches within 3 hours, and the National Infantry Museum right outside the gate. Challenges include summer heat (humidity is real from May through September) and the I-185 commute getting backed up during major training events.
Both are popular. Most families live in Columbus, Georgia — specifically the north Columbus / I-185 corridor — because it’s closest to the gate and has the most amenities. Phenix City and Fort Mitchell, Alabama offer lower housing costs and lower vehicle and property taxes, but require Alabama driver’s licenses and navigating two states’ regulations. The time zone difference is essentially irrelevant in practice — most Alabama-side businesses near Fort Benning operate on Eastern Time.
Martin Army Community Hospital (MACH) at 6600 Van Aalst Boulevard is a full 250-bed teaching hospital — not just a clinic. It has an emergency room, surgical unit, labor and delivery, pharmacy, and 36 outpatient clinics. Call (762) 408-2604 for the main line or (888) 293-2148 for appointments. Active duty soldiers can use TMC sick call without an appointment. All family members should update TRICARE enrollment during in-processing — call (800) 444-5445 or visit tricare.mil.
Fort Benning’s Main Gate sits at the south end of I-185 — just take I-185 south until it ends and you’re at the gate. You’ll need a valid DoD ID, CAC card, or state/federal government ID. First-timers without military credentials should stop at the Visitor Control Center (VCC) on Gregg-Adams Avenue, open Monday through Friday 0800–1600. Bring a government-issued photo ID, vehicle registration, proof of insurance, and your PCS orders. Your sponsor can meet you at the gate or call ahead to authorize your entry. For contractor badge processing, call (706) 545-3215 Tuesday through Thursday 0900–1600.
All permanent party soldiers on PCS orders report to the Installation Replacement Operations Center (IROC) in Ridgway Hall, Building 35, Room 239 (2nd floor), Monday through Friday 0600–1600. Soldiers on TDY or student status follow unit or schoolhouse instructions and do not report to IROC. After initial check-in, plan to visit the Transportation Office for HHG claims, ACS for newcomer orientation and school liaison, the Villages for housing applications, and Martin Army Community Hospital for TRICARE enrollment.
