Air Force Base Guide
Orders to Hanscom AFB come with a mix of emotions — and that’s completely normal. You’re heading to one of the most expensive corners of the country, but also to one of the most extraordinary. Hanscom sits on the border of Bedford, Lincoln, Concord, and Lexington, Massachusetts — the literal birthplace of the American Revolution — just 20 miles northwest of Boston. It’s a tech-heavy, mission-critical installation where the Air Force develops and acquires electronic systems, and it consistently ranks as the highest-BAH Air Force installation in the entire country. Before anything else, start your free PCS Plan to get organized before the sticker shock sets in.
The primary mission at Hanscom is Air Force Life Cycle Management Center (AFLCMC) work — Battle Management and Command, Control, Communications, Intelligence & Networks (C3I&N) directorates — alongside the 66th Air Base Group. The Massachusetts Institute of Technology (MIT) Lincoln Laboratory, a major DoD research and development center, is co-located on the installation. If your work is technical or acquisition-focused, this is one of the most professionally stimulating Air Force assignments available. Families who complete a tour here consistently describe it as one they wish had been longer. Join the Hanscom AFB PCS Pay-It-Forward® Facebook group to get real answers from families currently stationed there.

Hanscom AFB falls under the Hanscom AFB, MA Military Housing Area (MHA) — and these are not ordinary BAH rates. At #1 highest of all Air Force bases in the country, 2026 rates increased 1.8% from 2025 and reflect the brutal reality of the Boston-area housing market. The rates are generous by national standards, but so is the market. Two-bedroom apartments in the immediate area start at $2,000+ per month, and home prices in Lincoln, Concord, and Lexington routinely exceed $700,000–$1,000,000+. Bedford and Burlington offer more accessible price points. Plan your housing budget before you arrive — the BAH will stretch, but it requires intentional decision-making. Despite the high BAH, this market challenges even senior officers. The VA home loan is one of the most powerful tools available to you here — zero down payment, no PMI, and the ability to qualify using your BAH as income. Families who buy in Bedford, Burlington, or slightly further out towns like Chelmsford or Acton often find their monthly mortgage competitive with rent. Explore your options at pcspayitforward.com/va-home-loan.
Hanscom’s housing picture has two distinct parts: on-base privatized housing and a highly competitive off-base market. Personnel are spread across six New England states — Massachusetts, New Hampshire, Maine, Rhode Island, Connecticut, and Vermont — so the search radius is genuinely wide. Start your housing research the moment your orders drop.
On-base family housing at Hanscom is privatized and managed by Hunt Military Communities under the Hanscom Family Housing brand. There are 5 neighborhoods offering 2–4 bedroom homes. The community is open to Active Duty, National Guard/Reserve, DoD civilians, federal civil service employees, retired military, and DoD contractors — which creates a genuinely diverse residential mix. All utilities are included in the rent, a major financial advantage given Massachusetts energy costs.
On-base housing includes: central A/C, washer/dryer hookups, fully equipped kitchens, all utilities included, landscaping, waste collection, access to a fitness center, dog park, playgrounds, skate park, and parks. The Hunt Heart Program provides support services to new residents, those with a deployed spouse, or families in crisis. No application fees, no credit checks, no security deposit.

Unaccompanied personnel (E1–E3 and E4 with fewer than 3 years of service) are required to live in dorms managed by the Housing Management Office. There is no dining facility at Hanscom AFB — kitchen facilities are provided within the dorms. Unaccompanied Housing can be reached at (781) 225-2219.
This is where the real financial planning begins. Massachusetts is one of the most expensive housing markets in the country, and the towns immediately surrounding Hanscom — Lexington, Lincoln, Concord — are among the priciest suburbs in the state. The good news: you have options at multiple price points within a reasonable commute. Personnel base-wide live across six states, so many families expand their search significantly.
One critical note from the official welcome guide: prepare financially for your arrival. First and last month’s rent plus a security deposit on a $2,500/month apartment is $7,500+ due at signing. Have funds accessible before you PCS. Utilities, car insurance, and everyday costs in Massachusetts will also likely run higher than your previous duty station.
| Neighborhood | Distance to Base | Vibe & Notes | Typical Home Price Range |

| Lexington | ~7 miles (~15 min) | Historic, walkable, top-ranked schools, American Revolution sites; high demand | $800,000–$1,400,000+ |
| Concord | ~8 miles (~15 min) | Walden Pond, charming downtown, strong schools, literary history | $700,000–$1,200,000+ |
| Burlington | ~6 miles (~12 min) | Good schools, Burlington Mall, more affordable than Lexington/Concord, new development | $500,000–$750,000 |
| Acton | ~12 miles (~20 min) | More space and value, excellent schools, commuter rail to Boston | $550,000–$850,000 |
| Chelmsford | ~15 miles (~25 min) | Larger town, more inventory, good schools, significantly more affordable than inner ring | $450,000–$650,000 |
| Billerica | ~15 miles (~25 min) | Working-class suburb, most affordable in the radius, growing inventory | $400,000–$575,000 |
| Nashua, NH | ~25 miles (~35 min) | No NH income tax, lower housing costs, popular with longer-commute families | $350,000–$550,000 |
Southern New Hampshire is increasingly popular with Hanscom families. No state income tax and significantly lower home prices can offset the longer commute for families where both spouses work. Rentals are also more available in the Nashua and Manchester, NH corridors. The Hanscom AFB PCS Pay-It-Forward® group is the fastest way to find current rental leads and get street-level feedback on specific neighborhoods.
Massachusetts consistently ranks among the top states in the nation for K–12 education, and the communities surrounding Hanscom are among the best in the state. This is genuinely one of the most education-advantaged PCS locations in the Air Force.

The 66 FSS Education & Careers Center on base provides tuition assistance counseling, testing, professional development resources, and transition assistance for service members. MIT Lincoln Laboratory’s presence on the installation creates a unique environment for technical officers and civilians pursuing advanced degrees through MIT. Boston’s density of world-class universities — Harvard, MIT, Boston University, Northeastern, Tufts, and more — gives military spouses extraordinary educational access.
Medical care at Hanscom is provided by the 66th Medical Squadron (Hanscom Clinic), a TRICARE-supported facility offering primary care, dental, and a range of specialty services on base. For care beyond what the clinic provides, the greater Boston metro area offers some of the finest medical institutions in the world — including Massachusetts General Hospital, Brigham and Women’s, and Boston Children’s Hospital, all within TRICARE network options. The Bedford VA Medical Center is also nearby, providing veteran healthcare services.

Hanscom AFB does not have a base operator — use the Airman & Family Readiness Center (A&FRC) at (781) 377-1624 for base agency listings and general information.
Most families at Hanscom use personal vehicles as the primary transportation. However, the greater Boston area has excellent transit options for commuting into the city:
Shuttle to Alewife MBTA Station: The Red Line subway from Alewife in Cambridge connects to Boston proper in under an hour. Alewife is roughly 12 miles from base. Many Hanscom families drive to Alewife, park, and ride the T for Boston access.
Free E-Shuttle: A free shuttle runs on weekdays from MIT Lincoln Lab at Hanscom to the MIT University campus in Cambridge. This is a significant commuter benefit for personnel working in technical collaboration roles. Book via the HanscomNet app.
Pre-approved taxis: Authorized taxis that can access the base are available at (781) 937-6000.
Logan International Airport is approximately 25 miles southeast of base and offers daily direct flights to Europe — an underrated quality-of-life benefit for families who like to travel internationally.
Hanscom is, genuinely, one of the most location-advantaged assignments in the Air Force for families who value history, culture, education, and outdoor access. The challenge is the cost; the reward is unlike almost anywhere else in the military world.
You will live on the doorstep of the American Revolution. Minute Man National Historical Park — which covers sections of Lexington, Lincoln, and Concord — is minutes from base and free to visit. The Lexington Battle Green, where “the shot heard round the world” was fired in April 1775, is a 10-minute drive. The Old North Bridge in Concord where the minutemen stood their ground is equally close. The homes of Ralph Waldo Emerson, Louisa May Alcott, Nathaniel Hawthorne, and Henry David Thoreau are all within easy reach. Walden Pond State Reservation in Concord is a beloved local landmark and a perfect family hiking and swimming destination in summer.
Boston offers the full urban experience: the Freedom Trail (a 2.5-mile walk through 16 Revolutionary War sites), the Museum of Fine Arts, the New England Aquarium, Fenway Park, TD Garden, and one of the most vibrant food scenes in the country. Seaport District and the North End (the city’s historic Italian neighborhood) are favorites. The Red Sox, Patriots, Bruins, and Celtics are all within range.
The Fourth Cliff Recreation Area in Scituate gives Hanscom families exclusive access to beachfront cottages and recreation on the South Shore — about 45 minutes from base. It’s one of the most-loved perks of this assignment. New Hampshire’s White Mountains are about an hour north for skiing, hiking, and fall foliage. Cape Cod is 90 minutes southeast for summer beach trips.
New England winters are not a joke. From October to April, expect potential black ice, snow, and freezing temperatures. January lows regularly drop to single digits. Official guidance from the Hanscom welcome packet: good windshield wipers, plenty of wiper fluid, a full tank of gas, and winter tires are not optional — they’re survival gear. Also watch for moose and deer on the roads from dusk to dawn, particularly in Lincoln and Concord. Summers are warm and relatively mild (74–85°F), and the fall foliage in September–October is spectacular and worth experiencing.
The Greater Boston area is one of the most economically dynamic job markets in the country. Major industries include biotechnology and life sciences (home to hundreds of biotech companies), healthcare, higher education, finance, defense contracting, and technology. Raytheon Technologies, BAE Systems, MITRE Corporation, MIT Lincoln Laboratory, and dozens of defense contractors have significant presences in the Hanscom corridor specifically — making this one of the best assignments for military spouses in technical fields.
The Military and Family Readiness Center (A&FRC) at Hanscom provides employment readiness workshops, resume assistance, federal job application support, and the UNITE Program — a targeted military spouse employment initiative. Contact the A&FRC at (781) 377-1624.
The School Liaison Officer and Hanscom FSS also provide licensing and certification support for military spouses who need to transfer professional credentials to Massachusetts. Additional resources at pcspayitforward.com/pcs-resources.
Apply for on-base housing and the CDC the day your orders drop. Both are in demand, and wait times are real. Use the HEAT tool for housing and MilitaryChildCare.com for the CDC — both let you apply remotely before you leave your current base.
Budget for your arrival costs. First, last, and security deposit on a $2,500/month rental is $7,500+ due at signing. Have liquid cash available. Credit cards and savings need to be in order before you PCS here.
There is no lodging on base. If you need temporary housing during your PCS move, the FAMCAMP is an option in mild weather, and the A&FRC maintains a list of approved local hotels. Plan this before you arrive, especially during peak PCS season (June–August).
Look at New Hampshire seriously. Families who don’t mind a 35–45 minute commute can access significantly more house for their money in Nashua, NH, plus the benefit of no state income tax. For dual-income families, the savings can be substantial.
Get winter-ready before you arrive. If you’re coming from a warm-climate base, do not underestimate a Boston-area winter. Invest in a quality winter coat, snow gear for the kids, and winter tires before January. Black ice on unplowed local roads is genuinely dangerous.
Fourth Cliff is worth every trip. The FSS-managed beachfront recreation area in Scituate is one of the most-loved perks of this assignment. Book early for summer weekend reservations — they fill up fast.

Hanscom AFB holds the #1 highest BAH rate of all Air Force installations in 2026 under the Hanscom AFB, MA Military Housing Area. Rates range from $3,012/month for E1–E4 without dependents to $6,192/month for O-7 with dependents, effective January 1, 2026. Rates increased 1.8% from 2025. Despite the generous rates, the local market is among the most expensive in the nation — two-bedroom apartments start at $2,000+ per month and home prices near the base are well above national averages. Use the DoD BAH Calculator or visit pcspayitforward.com/2026-bah/ for your specific pay grade.

High schoolers are transported to Bedford High School (Bedford Public Schools, (781) 275-5500) or can attend Shawsheen Valley Technical High School or Lincoln-Sudbury Regional High School. Families living off base are zoned to their address’s school district — surrounding districts including Lexington, Concord, Acton-Boxborough, and Burlington are consistently ranked among the top in Massachusetts and the nation. Contact the School Liaison at hanscomfss.com for enrollment support.
No — there is no on-base lodging facility at Hanscom AFB. For TDY or incoming PCS families needing temporary accommodations, the Airman & Family Readiness Center (A&FRC) at (781) 377-1624 maintains a list of approved local area hotels. The on-base FAMCAMP is also an option during mild weather seasons. Plan your temporary housing before you arrive — especially if PCSing during the June–August peak season when hotel inventory tightens.
Bedford (adjacent to base) is the most popular with military families for its convenience and excellent schools. Burlington and Acton offer more accessible price points with good schools and shorter commutes. Families wanting top-tier school districts but higher budgets gravitate toward Lexington and Concord. Nashua, NH (~35 min north) is popular with families who want significantly more home for the money and the benefit of no New Hampshire state income tax. The Hanscom PCS Pay-It-Forward® group is the best resource for current rental leads and neighborhood comparisons.
Yes — and it’s arguably more impactful here than almost anywhere else in the Air Force. Massachusetts home prices are high, but zero down payment and no PMI with a VA loan can make your monthly mortgage comparable to area rents, especially in Burlington, Chelmsford, Acton, and Billerica. VA loan limits accommodate the higher-priced Massachusetts market, and your BAH can be used as qualifying income. Get started at pcspayitforward.com/va-home-loan/.
The 66th Force Support Squadron at (781) 225-1440 operates: a Fitness Center (20 Kirtland Street, Mon–Fri 5 a.m.–8 p.m./weekends 8 a.m.–5 p.m.), outdoor pool, Aero Club (recreational aviation), golf, bowling, Auto Skills Center, Outdoor Recreation equipment rental, FAMCAMP, and the unique Fourth Cliff Recreation Area (oceanfront cottages and recreation in Scituate, ~45 min from base). Family programs include a Child Development Center, School Age Care, Family Child Care, and Youth Center. Dining options include The Tavern and Minuteman Commons. Full calendar at hanscomfss.com.
Hanscom is home to the Air Force Life Cycle Management Center (AFLCMC), specifically the Battle Management and C3I&N (Command, Control, Communications, Intelligence & Networks) Directorates, and the 66th Air Base Group. The MIT Lincoln Laboratory — a major Department of Defense research and development center — is co-located on the installation. The work is heavily technical, focused on the development and acquisition of electronic systems and communications technology. If your career field is in acquisition, program management, cyber, or systems development, Hanscom is a career-defining assignment.
Hanscom AFB is approximately 20 miles northwest of downtown Boston. By car, the drive typically takes 30–45 minutes depending on traffic (Boston traffic can be significant during rush hours). Via public transit, the closest option is a 12-mile drive to the Alewife Red Line MBTA station, from which Boston is accessible in under an hour. A free weekday shuttle also runs from MIT Lincoln Lab at Hanscom to the MIT campus in Cambridge. Logan International Airport is approximately 25 miles southeast of base.
