Eglin Air Force Base is the largest Air Force base in the world by land area. It covers approximately 724 square miles across three Florida Panhandle counties. The installation is home to the 96th Test Wing and serves as the Air Force’s premier testing and evaluation center for air-delivered weapons. Over 8,500 military personnel and 10,000 civilians work here.
Hurlburt Field is a separate installation located about 7 miles west of Eglin along US-98. It is the home of Air Force Special Operations Command (AFSOC). Notably, if you are AFSOC, expect a significantly higher deployment tempo than most other assignments.

BAH Reality Check: This is a beach-premium market, and BAH reflects that. For E-5 families, the allowance covers most rentals in Fort Walton Beach and Crestview comfortably. However, Niceville tends to run tight, and Destin often pushes beyond BAH limits. Florida has no state income tax, which effectively adds $1,500–$2,500 per year to your take-home pay compared to high-tax states — a real financial advantage here.

The Eglin/Hurlburt housing market is competitive and unique. Because a large portion of land between the two installations consists of test ranges and restricted zones, there is simply less developable land than in most military markets. As a result, home values tend to hold well here — but supply remains tight.
On-base housing at Eglin AFB is managed by Mayroad. The housing office is located at 2950 Azalea Dr, Eglin AFB, FL 32542, and can be reached at (850) 613-5050, Monday through Friday, 7:30 AM–5:00 PM. Additional details are available at themayroad.com.
Eglin’s on-base neighborhoods offer a range of homes, from 2-bedroom units for junior enlisted to 4-bedroom homes for senior officers. Importantly, waitlist times vary considerably. Depending on your rank and family size, expect anywhere from 3–4 months to over a year. Get your name on the list immediately — call Mayroad as soon as your orders are official.
Honest take: Reviews of Mayroad are mixed. Some families love the on-base community feel and convenience. Others have reported maintenance response delays. If you move on base, document everything at move-in with photos. File an ICE complaint if maintenance issues are not resolved promptly. Furthermore, you have the right to request BAH escrow if problems remain unaddressed.
Hurlburt Field has its own separate housing office. Contact them directly at (850) 884-6288. Because Hurlburt is a smaller, more operationally intense installation, on-base housing fills up quickly. Similarly, the waitlist here can be long — start the process early.
The Eglin Inn Temporary Lodging Facility (TLF) is an excellent option for incoming families while you house-hunt. The facility is located at 51 Foster Dr, Eglin AFB, FL 32542. Book by calling (850) 882-8761 or online at af.dodlodging.net. Units are spacious, include in-unit washer/dryer and full kitchen, and are pet-friendly. However, the TLF fills up fast during PCS season (May through August), so book it the moment your orders drop.
The area offers several distinct communities. Each has a different commute profile, price point, and lifestyle feel. Here is what military families actually think about each option.
Niceville is consistently the top choice for Eglin families with school-age children. It sits directly adjacent to the base, offering excellent Okaloosa County schools, low traffic, and a strong military community. Home prices run higher than surrounding areas — the median home price is approximately $425,000 in 2026. Nevertheless, the school quality and proximity to base make it worth it for many families.
Valparaiso sits nestled between Eglin and Niceville. It is extremely close to the Eglin main gate, making the commute minimal. Additionally, it is more affordable than Niceville while still offering access to the same Okaloosa County school district. It is a solid first-look option for junior enlisted families.
Fort Walton Beach is a larger city about 10–15 minutes from Eglin and approximately 5 minutes from Hurlburt. Consequently, it is the natural choice for Hurlburt Field families. It offers more dining, shopping, and rental variety than smaller surrounding communities. However, US-98 traffic can be significant during beach season (March through August).
Shalimar is a small, quiet community adjacent to Fort Walton Beach. It is extremely convenient for AFSOC members at Hurlburt. Furthermore, it is more affordable than Niceville or Destin, making it attractive for families watching their budget.
Destin is a world-class beach destination and genuinely beautiful — but it comes at a price. The median home price is approximately $625,000 in 2026. Additionally, tourist traffic in summer can make the Eglin commute frustrating. For senior officers or dual-income families without school-age children, it is a great option. However, the premium may not pencil out within BAH for most enlisted families.
Located about 30 minutes north of Eglin, Crestview is significantly more affordable and has grown rapidly as a military bedroom community. The trade-off is the longer commute. However, for families on a tighter budget, it offers more house for the money and solid military infrastructure.
Navarre sits about 20–25 minutes west of Hurlburt Field along the Gulf Coast. It offers beautiful beaches and a quieter, more relaxed vibe than Fort Walton Beach. Furthermore, it tends to be slightly more affordable than Destin. For Hurlburt families who want beach proximity without Destin prices, Navarre is worth exploring.

Okaloosa STEMM Academy in Valparaiso is a standout — a K–8 STEM magnet school that draws students from across the county. If you have a child who loves science, math, or technology, put this on your radar immediately. However, it has a competitive application process, so start enrollment as early as possible — ideally before you even arrive.
Niceville High School is one of the top-rated high schools in Florida. It consistently earns high marks for academics, competitive athletics, and JROTC programming. As a result, military families with high schoolers specifically seek out Niceville neighborhoods to access it.

Honest note: Like most military treatment facilities, wait times for appointments can run long. Civilian network providers are available under TRICARE Select if you need faster access to specialty care. Establish care early — do not wait until someone is sick.
Eglin AFB is one of the largest installations in the world, and its on-base services reflect that scale. Most daily needs can be met without leaving the installation.
This section is important — do not skip it. The Florida Panhandle sits in a high-risk zone for tropical storms and major hurricanes. Hurricane season runs from June 1 through November 30, and the area has experienced direct hits from significant storms in recent years.
As soon as you arrive, register your household with the installation’s emergency notification system. Additionally, purchase renters or homeowners insurance with hurricane coverage before storm season begins — many policies have waiting periods. Know your evacuation routes, and keep your fuel tank above half during hurricane season.
Eglin and Hurlburt both have evacuation plans that prioritize flight line assets. Consequently, your unit may require personnel to shelter in place or report for duty during storm preparations. Talk to your chain of command about what is expected of you specifically.

The Emerald Coast is beautiful — and it gets busy. Here is the honest picture before you choose a neighborhood.
From Memorial Day through Labor Day, US-98 (the main corridor connecting Fort Walton Beach, Destin, and all points east) backs up significantly — especially on Friday and Saturday afternoons. If you live in Destin and work at Hurlburt, a 20-minute commute can easily become 45 minutes in July. Plan accordingly when choosing where to live.
If your unit sits on the far side of the installation, your “on-base” commute can run 20–30 minutes on its own. As a result, ask your gaining unit exactly where your work center is located before you commit to a neighborhood. This matters more here than at most bases.
One major reason Eglin and Hurlburt are so popular: the lifestyle outside the gate is genuinely spectacular. Here are some highlights for military families.
The Emerald Coast’s white-quartz sand and clear green water are legitimately world-class. Fort Walton Beach, Destin, and the 30A corridor give you options ranging from casual family beach days to upscale dining and nightlife. Furthermore, beach access is free and plentiful throughout the area.
Eglin’s 724 square miles of land holdings include extensive hiking trails, freshwater fishing, hunting areas, and boating access. Permits are required for most activities — contact the Eglin Natural Resources Branch to get set up.
