Naval Station Mayport was commissioned in December 1942 and has grown into the third-largest concentration of naval surface fleet in the United States. The installation covers the northeastern tip of Jacksonville’s barrier island at the mouth of the St. Johns River — a location that gives it some of the most strategic deep-water port access on the East Coast. The harbor can accommodate aircraft carrier-sized vessels, and the 8,001-foot runway can handle virtually any aircraft in the DoD inventory.
The installation supports approximately 15,000 active duty personnel and over 32,000 family members in the greater Jacksonville area. NS Mayport is home to 15 ships and three helicopter squadrons, and serves as the headquarters for U.S. Naval Forces Southern Command / U.S. Fourth Fleet — which directs all U.S. naval operations in the Caribbean, Central, and South America region. Unlike some other installations, NS Mayport has no schools on the installation itself. All children attend Duval County Public Schools or schools in surrounding counties depending on your home address. See the full schools section below before committing to a neighborhood.
Directly adjacent to the main gate, Atlantic Beach is the closest off-base option — and the priciest. Commute: 6 miles, approximately 15 minutes. The town has a surf-town personality, excellent walkability, and some of the best restaurants in the Jacksonville Beaches area. Kathryn Abbey Hanna Park is right here — 60-acre lake, ocean access, camping, trails, and one of the best free military-family outdoor destinations in the region. The tradeoff: the real estate market is fierce, with median sold prices around $908,500 in 2025 for single-family homes. Beach cottages, bungalows, and newer construction are all available, but don’t expect BAH to go far as a renter here unless you’re willing to live further from the waterfront.
Just south of Atlantic Beach, Neptune Beach is small (roughly 7,000 residents), community-oriented, and charming. Commute: 8 miles, about 19 minutes. Home prices track with Atlantic Beach — median sales in the mid-to-high $700s. This area is great for families who want the beach lifestyle with a quieter, neighborhood feel. About 10–11 miles south, around 20–25 minutes to the main gate. More affordable than Atlantic and Neptune Beach, with a livelier dining and nightlife scene. Home prices vary more widely here, from affordable condos to oceanfront properties. Good option for E-5 to E-7 families who want beach proximity without Atlantic Beach price tags. Morning gate wait times can add 10–25 minutes to your commute during peak hours — factor that in.
About 19–20 miles west of Mayport, roughly 35–40 minutes. This area offers significantly more affordable housing than the beach communities, good suburban infrastructure, and convenient access to both Mayport and NAS Jacksonville. Popular neighborhoods include Northwoods, Coastal Oaks, and Carriage Crossing. Families who commute to both installations sometimes land here to split the difference. Schools vary by specific zone — research individual neighborhoods before committing.
About 33 miles southeast, roughly 45 minutes to the Mayport gate. This is the school-quality choice. St. Johns County schools are among the best in Florida — consistently outperforming Duval County on academic metrics. Nocatee in particular is a nationally ranked master-planned community with resort-style amenities, walking/biking trails, and an active military-family presence. North of Jacksonville near the Georgia border, this area offers more affordable housing and access to Amelia Island beaches. Drive time to Mayport is approximately 40–50 minutes. The Jacksonville area has a lot going for it — and Mayport families are well-positioned to enjoy most of it. Florida’s First Coast is genuinely underrated as a lifestyle assignment, especially compared to what you’d expect from “a Navy port town.”
Kathryn Abbey Hanna Park is just 2–3 miles from the main gate and is one of the best military family resources in the Jacksonville area. It has a 60-acre freshwater lake, Atlantic Ocean beach access, hiking and mountain biking trails, a splash pad for kids, primitive and RV camping, kayaking, and fishing — all at very low cost for military families. It’s where Mayport families spend their weekends.
Downtown Jacksonville is 15 miles west and has transformed in recent years with a growing restaurant scene, the Jacksonville Jaguars (NFL), the Jacksonville Jumbo Shrimp (minor league baseball), TIAA Bank Field for concerts, and the Cummer Museum of Arts and Gardens. The Riverside/Avondale neighborhood in particular has some of the best independent restaurants and historic architecture in the Southeast.
St. Augustine is about an hour south — the oldest city in the United States, with a genuinely impressive historic district, Fort Castillo de San Marcos, Flagler College, and access to St. Augustine Beach. An easy day trip that most Mayport families make several times during a tour. Amelia Island is 30–40 minutes north and offers upscale beach resort vibes at a fraction of the Outer Banks price. Orlando is about 2 hours west for theme park days.
One underappreciated perk of being stationed at Mayport: you have access to the full suite of amenities at NAS Jacksonville, 20 miles away. NAS Jax is the third-largest Navy installation in the country and has a commissary open seven days a week, a large MWR with golf, sailing, fishing, bowling, a fitness center, paddleboard rentals, and a Tickets & Travel office with discounts on theme parks, hotels, and cruises. Mayport’s own commissary is good but smaller — NAS Jax is worth the drive for bigger shops.
A small but beloved local detail: the St. Johns River Ferry connects Mayport Village (just outside the main gate) with Fort George Island via a 0.9-mile crossing of the St. Johns River. It’s a car and passenger ferry, runs daily, and takes about 30 minutes including loading. For families exploring the north end of the island chain — Fort George, Little Talbot Island, Big Talbot Island State Parks — it’s a scenic shortcut. For everyday use it’s more of a lifestyle feature than a commute tool, but new arrivals always appreciate knowing about it.
