Army Base Guide
If your orders say Fort Sill, you’re headed to one of the Army’s most storied and mission-critical installations — the Home of the Field Artillery, home to the U.S. Army Fires Center of Excellence, and one of only four Army posts where Basic Combat Training takes place. Lawton, Oklahoma is a mid-sized city of about 93,000 people, and while it may not top anyone’s wish list at first glance, it’s the kind of duty station that grows on you fast. Build your move plan before you arrive with a personalized PCS Plan© so you’re not piecing it together on the fly.
This guide covers what military families actually need to know: 2026 BAH rates, on- and off-base housing details, gate hours, medical care, schools, in-processing contacts, and honest advice on life in Lawton. Read it through once and bookmark it — you’ll refer back to it.
Connect with families already on the ground at the Fort Sill PCS Pay It Forward® group to get answers specific to your situation from people who’ve lived it.
Fort Sill covers nearly 94,000 acres in southwestern Oklahoma, just north of Lawton and about 90 miles southwest of Oklahoma City. Established in 1869 as a frontier cavalry post, it became the permanent home of Army artillery training in 1911 — a mission it has held uninterrupted for over a century. Today, Fort Sill houses the U.S. Army Fires Center of Excellence (FCoE), which consolidates training and doctrine for Field Artillery, Air Defense Artillery, and Electronic Warfare under one roof.
Key missions and tenant units at Fort Sill include:
The high volume of Initial Entry Training (BCT and AIT) means Fort Sill is always busy. On any given day, thousands of trainees are on post alongside permanent party soldiers and their families. This creates a strong on-post community and keeps local businesses thriving — but it also means gate traffic can be heavy on graduation days. Plan accordingly when family day or graduation week falls during your daily commute.
Fort Sill is also home to the Fort Sill National Historic Landmark & Museum, comprising 26 original historic buildings and the gravesite of Apache chief Geronimo — one of the most visited military museums in the country, open Tuesday through Saturday, 9am to 5pm, free admission.
Fort Sill’s 2026 BAH rates increased 2.6% from 2025. Fort Sill is ranked 61st highest among all Army installations — which reflects the genuinely low cost of housing in the Lawton area. The good news: in most cases your BAH will cover your rent or mortgage payment entirely, with room to spare. Service members with dependents receive approximately 21.7% more than those without. BAH covers zip codes 73501, 73502, 73503, 73505, 73506, 73507, 73527, 73528, 73538, 73540, 73541, and 73543.
Use the official DoD BAH calculator to confirm your exact rate, and see the full national picture on our 2026 BAH rates guide.
With housing costs this low, Fort Sill is one of the best duty stations in the Army for building equity with a VA Home Loan. Median home prices in Lawton hover around $105,000–$120,000, and in Elgin around $168,000 — meaning your BAH can cover a mortgage payment with cash left over in many scenarios. Zero down payment, no PMI. It’s worth running the numbers before you default to renting.
Family housing at Fort Sill is managed by Corvias Military Living across three distinct on-post neighborhoods, totaling approximately 1,808 homes. The newest community is Buffalo Soldier Acres, featuring modern construction close to the Welcome Center. Corvias also manages beautifully renovated historic homes — 332 of the on-post residences are historic structures updated with modern amenities, which gives Fort Sill’s housing areas a character you won’t find at newer installations.
All on-post homes include all utilities (water, sewer, average electricity and gas), lawn care, package acceptance, appliances, washer/dryer connections, and 24-hour emergency maintenance. There is no security deposit and no credit check. Rent equals your BAH allotment.
On-post community amenities include:
Retirees and DoD civilians are also eligible for Corvias housing with 6- or 12-month leases that include all utilities — call to check eligibility and availability.
One real-talk note: with the high volume of BCT and AIT trainees cycling through Fort Sill, waitlists for on-post family housing can vary. Apply as soon as you receive orders and contact the housing office for a current wait estimate rather than assuming availability. If you end up in temporary lodging while you wait, the ACS Lending Closet (Building 4700, first floor) provides a free loan of household essentials — pots, pans, folding furniture, children’s items — for up to 30 days.
Off-post options are genuinely affordable — and that’s one of Fort Sill’s best-kept secrets. Here’s what you need to know about each community:
The closest and most affordable option. Lawton is about 4 miles from Fort Sill’s gates, and most neighborhoods are a 10–15 minute commute. Median home prices hover around $105,500, and rents run $800–$1,200/month for a 3BR in most parts of the city. Lawton has restaurants, big-box retail, medical facilities, and entertainment for day-to-day life. Zoned to Lawton Public Schools. Research your specific school zone before signing a lease, as quality varies by neighborhood within the district.
About 10–15 minutes southeast of post, Elgin is consistently the top choice for military families prioritizing school quality. The Elgin Public School District — a Niche A-rated district — is separate from Lawton Public Schools and draws families specifically for its reputation. Median home prices around $168,000 to buy; rents are slightly higher than Lawton at $1,000–$1,400/month for a 3BR. Small-town feel with a quick drive to both Fort Sill and Lawton amenities. Phone for Elgin ISD: (580) 492-3663.
A quiet small town about 10 miles west of Fort Sill with a median home price around $120,000. Cache is a good middle ground — more affordable than Elgin, less congested than Lawton, with a tight community feel. Zoned to Cache Public Schools. Popular with families who want space and a rural atmosphere without sacrificing the short commute.
Not sure which neighborhood fits your family? The PCS Plan© helps you sort through priorities — schools, commute, budget — before you start calling landlords.
Fort Sill has six access control points. As of March 2026, the installation is operating at an elevated security posture — all commercial vehicles are being searched at the gate, and Fort Sill now vets all occupants 18 and older in a vehicle, not just the driver. Plan to arrive at least 30 minutes early during peak graduation periods and have identification ready for everyone in your vehicle.
Any visitor without a current DoD ID card must go through the Visitor Welcome Center for a background check and visitor pass. This applies to everyone 18 and older in the vehicle. Visits to the Fort Sill Museum, BCT graduations, and family visits all require a pass for non-DoD ID holders. Visitors with a REAL ID-compliant driver’s license can request a pass online in advance at sill-www.army.mil/vcc. Those without a REAL ID must appear in person with two valid forms of ID. When the VWC is closed, visitor passes can be obtained directly at the Bentley Gate or Key Gate West visitor lanes.
Reynolds Army Health Clinic (RAHC) is the primary military treatment facility on post, providing primary care, specialty care, behavioral health, and urgent care for TRICARE-eligible beneficiaries. Reynolds has an urgent care walk-in clinic — all soldiers and eligible beneficiaries with urgent needs can walk in while the clinic is open. For life-threatening emergencies, call 911 or go to the nearest civilian ER.
Fort Sill falls under TRICARE East (Humana Military). When you PCS to Fort Sill, log into milConnect to update your TRICARE coverage to TRICARE East. Soldiers on PCS orders will be assigned a Primary Care Manager (PCM) at RAHC during in-processing. Use the MHS GENESIS Patient Portal to schedule appointments 24/7, or call the appointment line.
The Cowan Dental Clinic on post handles soldier dental care. Address: Building 605, Randolph Road, Fort Sill, OK 73503. Front desk: (580) 442-2991 or (580) 442-5925. Hours: Mon–Fri 7:30am–4:30pm; sick call Mon–Fri 7:30am–9:30am.
Schools near Fort Sill are not operated by DoDEA — they are local public school districts. Your school zone is determined by where you live, on or off post.
Freedom Elementary is a state-of-the-art school located on post within the Corvias housing community. It is part of Lawton Public Schools and serves families living on post through elementary school. Having an on-post school is a real convenience for young families — no off-post commute for drop-off or pickup.
Lawton Public Schools (LPS) is the district for on-post families and those living in Lawton proper. The district operates 3 high schools, 4 middle schools, and 19 elementary schools. Quality varies across schools within the district, so researching your specific school zone matters. LPS also runs a magnet school, the Lawton Academy of Arts and Sciences, which draws strong reviews from families who access it. Contact LPS at (580) 357-6900 or visit lawtonps.org.
Elgin Public Schools is the top choice for military families prioritizing academic quality. Serving approximately 2,486 students with an 18:1 student-teacher ratio, Elgin ISD consistently earns A-level Niche ratings and has a strong community reputation among Fort Sill families. Living in Elgin adds 10–15 minutes to your commute but gives you a clearly higher-rated school district. Contact: (580) 492-3663 or visit elginps.org.
Childcare at Fort Sill is available through Child and Youth Services (CYS), which runs Child Development Centers, School-Age programs, sports leagues, and camps. Apply early — CDC waitlists can be long. Contact CYS through sill.armymwr.com for current openings and registration.
All incoming soldiers are required to attend the “Start Right” Newcomers’ Orientation — a mandatory program coordinated by Army Community Service (ACS). Report to your unit and sponsor first, then follow branch-specific in-processing guidance. Key contacts you’ll need your first week:
Before you arrive, get your PCS binder together. Our PCS binder and checklist has every document you’ll need for a smooth in-processing week. If you’re doing a DITY or partial PPM move, the DITY move guide has current 2026 mileage rates and payout calculations.
Fort Sill is a fully self-contained installation with a strong set of on-post amenities. Day-to-day life on post includes:
Here’s the honest truth about Fort Sill that nobody puts in the brochure: it’s one of the most financially favorable duty stations in the Army. Not because the BAH is high — it isn’t, ranked 61st. It’s because the cost of housing, food, and daily life in the Lawton area is so far below the national average that your BAH consistently covers your rent or mortgage with money left over.
Median gross rent in Lawton runs around $828/month. Median monthly owner costs for a mortgage are around $1,125/month. Even at E-5 with no dependents ($1,092 BAH), a 3-bedroom house is within reach in Lawton or Cache. For families with dependents at E-6 and above, the math often strongly favors buying over renting — especially with a VA loan. Explore your buying options with a VA Home Loan — it might be the best financial move you make during your Fort Sill tour. See the full breakdown in our 2026 military pay charts.
Fort Sill’s location in southwestern Oklahoma gives families access to outdoor recreation that’s genuinely special — and largely unknown outside the region.
Just 10–15 minutes from the main gate, the Wichita Mountains Wildlife Refuge is the crown jewel of outdoor life near Fort Sill. Nearly 59,000 acres of granite mountains, prairie, and lakes are home to free-roaming bison herds, longhorn cattle, elk, and prairie dog towns. Families hike to the top of Mount Scott for panoramic views that stretch 50 miles on a clear day. There’s also rock climbing, camping, fishing at Lake Lawtonka and Lake Ellsworth, and a visitor center that makes a great half-day trip with kids. It never gets old.
About 20 minutes from post, Medicine Park is a cobblestone village tucked into the Wichita Mountains with a unique small-town character. It has a swim beach on Medicine Creek, casual restaurants and live music venues, and local shops. Perfect for a low-key Saturday outing — especially in spring and fall when the weather is ideal.
Oklahoma City is about 90 miles northeast — roughly 90 minutes without traffic. It offers NBA games (OKC Thunder), the National Cowboy & Western Heritage Museum, the Myriad Botanical Gardens, and a growing restaurant and entertainment scene. Dallas is about 180 miles southeast — a 3-hour drive — for bigger concerts, shopping, or a long weekend. The Lawton-Fort Sill Regional Airport is about 3 miles from the main gates and offers daily flights to Dallas/Fort Worth via American Eagle.
Lawton’s economy is substantially driven by Fort Sill, which creates real civilian demand for skilled workers — particularly in healthcare, education, and government. Cameron University and Western Technology Center offer continuing education and workforce credentials. The ACS Employment Readiness Program (Building 4700, (580) 442-4916) provides free resume writing, federal employment coaching, and USAJOBS navigation for military spouses. Check Oklahoma’s Military Spouse Licensure Act for expedited professional license reciprocity provisions.
Join the Fort Sill PCS Pay It Forward® group for real recommendations on spouse-friendly employers, trusted childcare providers, pediatricians who get military families, and everything in between.
Fort Sill’s 2026 BAH rates increased 2.6% from 2025. An E-5 with dependents receives $1,233/month; an E-6 with dependents receives $1,494/month; an O-3 with dependents receives $1,758/month; and an O-5 with dependents receives $2,271/month. Fort Sill is ranked 61st highest among Army installations — but because Lawton’s housing costs are so low, BAH typically covers rent or mortgage payments fully. Use the DoD BAH calculator at travel.dod.mil to confirm your exact rate.
Yes. Corvias Military Living manages all on-post family housing across three neighborhoods, including the newly built Buffalo Soldier Acres and beautifully renovated historic homes. Rent equals your BAH and includes all utilities. Call (580) 581-2144 or visit sill.corviaspm.com to apply. Contact the Fort Sill Housing Office at (580) 442-2813 for waitlist and availability questions.
It depends on your priorities. Lawton is the most convenient and affordable, with median rents around $828/month and home prices near $105,000 — ideal for short commutes and maximum affordability. Elgin is the top choice for school quality, with an A-rated independent school district about 10–15 minutes from post. Cache offers a small-town feel with affordable home prices around $120,000. Many families choose Elgin specifically and find the commute worth the trade-off.
Reynolds Army Health Clinic has an urgent care walk-in clinic available to all soldiers and TRICARE-eligible beneficiaries during clinic hours (Mon–Fri 7:30am–4:30pm), but it is not a full emergency room. For life-threatening emergencies, call 911 or go to the nearest civilian hospital. After-hours urgent care needs: call the TRICARE Nurse Advice Line at 1-800-874-2273.
On-post families and those in Lawton are served by Lawton Public Schools (LPS). Families in Elgin use Elgin Public School District — consistently rated higher and the preferred choice for military families prioritizing academic quality. Cache residents use Cache Public Schools. There are no DoDEA-operated schools at Fort Sill. Freedom Elementary, located on post, is operated by Lawton Public Schools.
All visitors without a valid DoD ID card must go through the Visitor Welcome Center (VWC) at T6701 NW Sheridan Road, just outside Bentley Gate — call (580) 558-9606 for information. Visitors with a Real ID-compliant driver’s license can request a pass online in advance at sill-www.army.mil/vcc. Those without a Real ID must appear in person with two valid forms of ID. As of 2026, Fort Sill vets all occupants 18 and older in a vehicle. Plan to arrive at least 30 minutes early during graduation periods.
As of March 2026: Bentley Gate and Key Gate West are open 24/7. Scott Gate is open 5am–9pm daily. Apache Gate is open Mon–Fri 5am–9pm, Sat 6am–2pm (closed Sun and federal holidays). Key Gate East is open Mon–Fri 5am–1pm. The 52nd Street Gate is closed March through July 2026 for upgrades. Download the “My Army Post” app or check Fort Sill’s official website for real-time gate status updates.
The Wichita Mountains Wildlife Refuge — 10–15 minutes from the gate — offers hiking, bison viewing, rock climbing, and fishing and is one of the best natural attractions near any military installation in the country. Medicine Park provides a cobblestone village day-trip option. Lawton has the Museum of the Great Plains, Comanche National Museum, and Elmer Thomas Park. Oklahoma City is 90 minutes away for NBA games, botanical gardens, and a full urban experience.
Honestly, yes — especially financially. BAH covers housing almost entirely in most neighborhoods, median home prices are among the lowest at any major Army installation, and the cost of daily life runs well below national averages. The Wichita Mountains provide world-class outdoor recreation 10 minutes from the gate. Elgin ISD gives families access to quality schools with a modest commute. The trade-offs are real: Lawton is a small city with limited retail and dining options compared to larger metros. But for families who value affordability, outdoor recreation, and a tight-knit community, Fort Sill consistently delivers.
Oklahoma City is approximately 90 miles northeast of Fort Sill — about 1.5 hours by car on I-44. Dallas is approximately 180 miles southeast — about 3 hours. The Lawton-Fort Sill Regional Airport is about 3 miles from the main gates, with daily American Eagle flights connecting to Dallas/Fort Worth International Airport.
