It’s also one of the most expensive housing markets in the military, and the traffic is no joke.

BAH is designed to cover median rental costs at each duty station. In this market, that means an E-5 with dependents has around $3,963/month to work with — which still goes fast in North San Diego County, where quality rentals regularly run $3,500–$4,500+/month.

Waitlist reality: On-base housing at Camp Pendleton frequently has waitlists ranging from a few weeks to several months depending on rank and bedroom count. Apply as soon as your orders are cut — don’t wait until you PCS. The waitlist starts from your application date, not your report date.
What BAH covers: When you live on base, you sign your BAH over to Liberty Military Housing. They cover utilities up to a set monthly allowance; overages are your responsibility.
Pros of on-base housing: No commute for work calls and formations, community feel, proximity to base amenities, and no California renter’s market stress.
Cons: Some housing areas are aging (though renovation programs are ongoing), and you’re signing over your entire BAH, leaving no flexibility to pocket the difference in a lower-cost area.
The off-base rental and real estate market around Camp Pendleton spans several cities, each with different tradeoffs in price, commute, and vibe.
The closest city to the main gate and the most popular choice for junior enlisted and young families. Oceanside has undergone significant revitalization — downtown has good restaurants, a pier, and a beach. It’s also the most affordable option in the immediate area.
North of the base, San Clemente is a beautiful beach town with a more laid-back SoCal feel. However, traffic on I-5 can be brutal during rush hour since you’re heading south into base.
Inland communities that offer more space for the dollar. Popular with families who want more square footage and don’t mind a slightly longer commute.
A small town northeast of the base known for avocado farms and a slower pace of life. Very affordable by SoCal standards, but the commute via Ranger Road (through the base) can vary.
Further northeast, these cities are popular with families who want more house, newer construction, and lower costs. However, the commute on I-15 to I-76 can stretch 45–75 minutes each way during peak hours.
Real talk: Many families choose Murrieta/Temecula for the lower costs and newer homes, then deeply regret the commute after a few months. Talk to families already stationed there before committing to a long drive.

Camp Pendleton has multiple entry gates, and which one you use depends entirely on where you live and where you work on base. Getting familiar with the gate situation before you arrive will save you a lot of frustration.

Gate hours: Not all gates are open 24/7. Gate hours change, and some are restricted during exercises or heightened security. Always check current gate hours through the MCB Camp Pendleton website before relying on a specific gate.
Access requirements: All visitors need to be sponsored by a service member or verified authorized personnel. Ensure your vehicle is registered with base access (DBIDS/RAPIDGate) before you arrive — this process can take days to weeks, so start it early.
Traffic reality: Gate 1 (Mainside) during morning rush (6:30–8:30 AM) can back up significantly on I-5. Many experienced residents recommend leaving before 6 AM or after 8:30 AM if possible, or using alternate gates to avoid the worst of it.
Families at Camp Pendleton have two main options: DoDEA schools on base, or local public schools in the surrounding communities.
The Department of Defense Education Activity (DoDEA) operates schools on Camp Pendleton for military-connected children. These schools move with the military community and understand PCS life in a way civilian schools often don’t.

School tip: If school quality is a top priority, Murrieta Valley Unified and Temecula Valley Unified consistently rank among the strongest in Southern California — which is one reason some families accept the longer commute from that area.

NHCP provides a full range of medical services including primary care, specialty care, obstetrics/gynecology, pediatrics, mental health, and emergency services. It’s a fully accredited hospital, not just a clinic.
TRICARE enrollment: Upon arrival, ensure you’re enrolled in TRICARE and that your PCM (Primary Care Manager) is assigned at NHCP if you plan to use on-base care. If you live far from base, you may want to enroll in TRICARE Prime Remote or TRICARE Select to use civilian providers.

One of the big perks of Pendleton is its location. You’re roughly equidistant from some of the best recreation in the Western U.S.
Camp Pendleton and the surrounding area offer exceptional hiking, surfing, mountain biking, and fishing. The Pacific Coast Trail runs nearby and the Santa Ana Mountains are accessible for day hikes.

These are the things the families already there want you to know before you arrive.
Traffic is real — plan your life around it. I-5 between Oceanside and San Clemente is one of the most congested corridors in Southern California. If you live north or south of base, build extra time into every commute and familiarize yourself with alternate gate access.
Apply for on-base housing early. The waitlist at Liberty Military Housing is real. Submit your application as soon as your orders are official. Even if you end up not wanting base housing, having a spot in the queue gives you options.
The cost of living will surprise you. Even with high BAH, Southern California is expensive. Groceries, dining out, childcare, and entertainment costs are significantly higher than most CONUS duty stations. Build this into your budget from day one.

The weather is the best in the military. Seriously — after any cold-weather or humid duty station, the San Diego-area climate feels like a reward. Mild year-round, rarely over 85°F or below 50°F near the coast. Enjoy it.
The commissary and PX are excellent. Camp Pendleton has a full-service commissary and multiple PX/exchange options. The price difference vs. local grocery stores in SoCal is significant, so stock up.
Don’t sign a lease before you visit. The difference between neighborhoods, even within Oceanside, is significant. A lease in the wrong spot can mean a terrible commute or a neighborhood that doesn’t fit your family. If at all possible, do a house-hunting trip first or use temporary housing while you look.
