MCAS Miramar: PCS Guide

TL;DR: If you have orders to Marine Corps Air Station Miramar, this guide covers housing, schools, gate hours, neighborhoods, and everything your family needs to land in San Diego without the chaos. Start your free PCS Plan© to get a personalized roadmap built around your rank, your family size, and your move timeline.

A PCS to MCAS Miramar means you’re moving to one of America’s most desirable cities — and one of its most expensive. San Diego delivers near-perfect weather, world-class recreation, and a massive military community that makes it easier to land here than at most duty stations. However, the housing market is genuinely brutal, on-base waitlists can stretch past 18 months, and your BAH will work hard for every dollar. The families who thrive here start planning before their orders hit. Join the San Diego PCS Pay It Forward® community to connect with families who already made this move and are ready to share what they know. Then use our free PCS Plan© to build your personalized roadmap before you ever pack a box.

Installation Overview

Marine Corps Air Station Miramar sits 14 miles north of downtown San Diego, entirely within the city limits of northern San Diego. The installation covers approximately 23,000 acres and is home to the 3rd Marine Aircraft Wing (3rd MAW) — the largest aviation command in the Marine Corps. Aviation units operating here fly the F-35B/C Lightning II, F/A-18 Hornet, MV-22 Osprey, and a variety of rotary-wing platforms. Additionally, the base hosts numerous tenant commands spanning aviation, logistics, and support functions.

Formerly known as “Fightertown USA” during its era as Naval Air Station Miramar — the home of the Navy’s legendary Top Gun school — the installation transferred to the Marine Corps in 1997. That history is woven into the culture here, and the annual Miramar Air Show remains one of the largest and most attended military air shows in the world. Operationally, this is a busy, deployable installation. Marines here support MEF-level exercises, ship-based deployments, and real-world contingency operations on a regular rotation.

The base zip code used for BAH calculations is 92145. The MHA is designated as MCAS Miramar, San Diego, CA.

BAH and Cost of Living at MCAS Miramar

San Diego consistently ranks among the most expensive military housing markets in the country, and BAH here reflects that reality. MCAS Miramar BAH rates are among the highest in the entire Marine Corps — currently ranked second highest out of all Marine installations nationally. That’s the good news. The challenging news is that the San Diego rental and real estate market is equally aggressive, so your BAH covers a reasonable off-base life but rarely leaves much room to spare.

Across pay grades, enlisted BAH with dependents ranges from roughly $3,200 to over $4,500 monthly. Officer rates run higher. Without dependents, rates are meaningfully lower — a gap worth planning around carefully if you’re single or if your family situation will change during your tour. BAH increased 0.2% for this MHA in the most recent cycle. Use the BAH Calculator to pull your exact rate by pay grade and dependency status before you sign anything. For context on how San Diego compares to other markets and how BAH is calculated, the full BAH rates guide walks through the methodology in plain terms.

Beyond housing, San Diego is expensive across the board. Groceries run 15–20% above the national average. Childcare, if you need it off base, is among the highest-cost in the country. Gas tends to be higher than most of the continental US. California has a state income tax, and military pay is subject to it unless you maintain a domicile in a no-tax state. That last point matters — talk to your JAG or a tax professional before you arrive, because how you handle your state domicile can meaningfully affect your take-home. Neighborhoods Near MCAS Miramar

Most families at Miramar live off base — the on-base waitlist makes that a reality for the majority of newcomers. The good news is that San Diego offers genuinely diverse neighborhood options at different price points, commute times, and school district quality levels. Here is an honest look at the communities military families choose most. Not sure which one fits your family, your BAH, and your gate? Start your free PCS Plan© — our local experts know this market from the inside.

Mira Mesa — Closest and Most Popular

Best for: Families who want a short commute, suburban convenience, and solid schools without paying coastal prices.

  • Commute: 10–15 minutes to the East (Main) Gate
  • School district: San Diego Unified School District (year-round calendar at many schools)
  • Rental range: $2,800–$3,800/month for a 3-bedroom

Mira Mesa is the most military-saturated civilian community near MCAS Miramar, and that density creates real community. Restaurants, shopping, and services are abundant — this is the largest neighborhood in San Diego with a population of approximately 80,000. The schools are solid, though note that many SDUSD schools in this area operate on a year-round calendar with breaks in July, December, and April instead of a traditional summer break. If you have kids at multiple schools, pay close attention to start and end dates, because they may not align.

On-base housing near Mira Mesa

The Miramar Townhomes community (E1–E6 and W1–O3) is located on base with direct access toward Mira Mesa Boulevard. Amenities include a pool, fitness center, and playgrounds. Units are pet-friendly. Expect a waitlist, but this community tends to have faster turnover than some of the larger family neighborhoods.

Off-base neighborhoods in Mira Mesa

Off base, Mira Mesa Boulevard and the surrounding streets offer a range of apartment complexes and single-family rentals at prices more accessible than coastal communities. The area around Carroll Canyon Road and Mira Mesa Boulevard is particularly popular with junior enlisted families for its proximity to both the gate and the MCX/commissary.

Scripps Ranch — Best Schools, Slightly Longer Drive

Best for: Families prioritizing school quality, quiet streets, and a suburban feel with easy freeway access.

  • Commute: 15–25 minutes to the East (Main) Gate via I-15 or surface streets
  • School district: San Diego Unified School District — Scripps Ranch cluster is among the highest-rated
  • Rental range: $3,000–$4,200/month for a 3-bedroom

Scripps Ranch is consistently regarded as one of the safest and most family-friendly communities in all of San Diego County. Mature trees, quiet cul-de-sacs, and excellent public schools make this neighborhood popular with families who have school-age children. Scripps Ranch High School rates 9/10 on GreatSchools. The trade-off is a slightly longer commute and higher rents. Furthermore, if I-15 traffic backs up — which it does during peak hours — your commute can stretch to 30 minutes or more.

On-base housing near Scripps Ranch

There is no on-base housing assigned specifically to the Scripps Ranch zone, but families who land in the East Miramar neighborhood (officers and senior enlisted) have easy access to Scripps Ranch’s schools and amenities via Scripps Ranch Boulevard.

Off-base neighborhoods in Scripps Ranch

Single-family rentals and newer townhomes dominate the Scripps Ranch inventory. Older subdivisions from the 1980s and 1990s tend to offer more square footage per dollar than newer construction. Overall, you pay a premium here relative to Mira Mesa, but many families consider the school difference worth the cost.

Kearny Mesa and Serra Mesa — Quick Commute, More Urban

Best for: Single Marines, junior enlisted couples, or families who want the shortest possible commute and easy freeway access to the rest of the city.

  • Commute: 10–15 minutes to the East (Main) Gate via I-15 or SR-163
  • School district: San Diego Unified School District
  • Rental range: $2,500–$3,400/month for a 2–3 bedroom

Kearny Mesa and Serra Mesa sit due south of MCAS Miramar and offer more urban, higher-density housing options at prices somewhat below Mira Mesa or Scripps Ranch. The Village at Murphy Canyon — a Liberty Military Housing off-base community — is located in this zone, approximately 15 minutes from base with manageable traffic. It is a solid option for families who want privatized military housing without waiting on the main base waitlist.

Off-base neighborhoods in Kearny Mesa and Serra Mesa

Apartment complexes and older single-family homes dominate this area. Access to I-15, I-805, and SR-163 means you can reach downtown San Diego, Mission Valley, and the beaches quickly. The trade-off is noise and a denser urban environment compared to Scripps Ranch or Poway.

Poway — Best Suburban Value, Longest Commute

Best for: Families who want more space, larger homes, and the highest-rated school district in the region — and who can tolerate a longer drive.

  • Commute: 20–35 minutes to the East (Main) Gate, depending on I-15 traffic
  • School district: Poway Unified School District — consistently among the top-rated districts in California
  • Rental range: $3,200–$4,500/month for a 3–4 bedroom

Poway is the choice for families who prioritize school district quality above all else. Poway Unified School District is the most sought-after in the region and a primary driver of housing demand in the area. Homes are larger, lots are bigger, and the suburban environment feels more removed from the city. The honest challenge is I-15 during peak commute hours — northbound in the morning and southbound in the evening can be genuinely rough, adding 15–20 minutes to your drive on bad days. If you have flexibility in your arrival time, this commute becomes much more manageable.

Off-base neighborhoods in Poway

Poway, Rancho Bernardo, and Rancho Penasquitos all sit in the Poway Unified catchment area and offer a range of housing options from apartment complexes to large single-family homes. Notably, this area is also popular with military families from Camp Pendleton, which means you may encounter familiarity with military leasing needs among local landlords and property managers.

On-Base Housing

On-base family housing at MCAS Miramar is managed by Liberty Military Housing (LMH), which oversees approximately 600 residences across six communities. All communities are pet-friendly. Communities include options for E1–E6 junior enlisted (Miramar Townhomes), E6–E9 senior enlisted, and W1–O5 officer families. Floor plans range from two-bedroom apartments to four-bedroom homes with fenced backyards, washer/dryers, and air conditioning.

The reality you need to plan around: waitlists can run from one month to over 24 months depending on community and rank category. Do not arrive assuming you will have on-base housing waiting for you. Contact the Housing Services Office at (619) 556-8443 as soon as you receive orders — ideally months before your report date — to get on the list and understand your realistic wait time. Apply within 30 days of arrival to protect your place on the waitlist once you check in.

For unaccompanied personnel, the Billeting Office manages barracks assignments. E5 and below are assigned permanent barracks rooms. All ranks receive temporary rooms on check-in. Contact the Billeting Office at Building 4312, Elrod Avenue, (858) 307-4233. If you are exploring buying instead of renting during your tour, our VA Home Loan guide explains how your benefit works in a high-cost market like San Diego.

Temporary Lodging

The Miramar Inn is the on-base temporary lodging facility at MCAS Miramar. It offers family-friendly suites with kitchenettes, separate living and sleeping areas, and basic cooking utensils — designed specifically for PCS arrivals and departures. Amenities include complimentary WiFi, satellite TV, free parking, and concierge services. Pet-friendly units are available but extremely limited; call early if you have pets.

  • Reservations: (858) 271-7111
  • Maximum stay: Up to 30 days for PCS moves
  • Check-in/check-out: Call to confirm current times
  • Rates: Subject to change — call for current seasonal rates

During PCS season (May through August), the Miramar Inn books up fast. Reserve immediately when you receive your orders and confirm your reservation as your report date approaches. If the Miramar Inn is at capacity, the MCCS Information, Referral, and Relocation office can assist with off-base options. Connect with other families arriving around the same time through the San Diego PCS Pay It Forward® community — members frequently share temporary lodging leads and recommendations.

Rates subject to change. Last verified: April 2026. Confirm current rates directly at (858) 271-7111.

Schools and Child Care

School Districts

There are no DoDEA schools at MCAS Miramar. Children living on base are assigned to the San Diego Unified School District (SDUSD). Families living on base are generally zoned for Mason Elementary and Walker Elementary, with Wangenheim Middle School and Mira Mesa or Scripps Ranch High School as the upper-school feeders.

One important note specific to SDUSD: many schools in the district operate on a year-round calendar. Instead of a long summer break, students have one-month breaks in July, December, and April. If you have children in multiple schools, verify each school’s calendar independently — they do not always align. Additionally, California allows open enrollment within the district if you want a different school assignment, but you must provide transportation and space is not guaranteed. Open enrollment typically opens in November. Contact the School Liaison Officer at (858) 577-6633 for base-specific guidance, transfer support, and EFMP coordination.

Families who choose to live in Poway fall under the highly-rated Poway Unified School District — a separate district from SDUSD with consistently higher ratings. If school district quality is a top priority for your family, factor that into your housing decision early.

Child Development Center

The MCAS Miramar Child Development Center (CDC) provides daycare and preschool services for military families. Demand is intense — waitlists for on-base CDC spots are among the longest in the region. Register at MilitaryChildCare.com immediately upon receiving your orders. Do not wait until you arrive. Off-base childcare in San Diego is widely available but expensive — among the highest childcare costs in the nation. Budget accordingly. For CDC enrollment questions, contact (858) 577-4144.

Youth Programs

Marine Corps Community Services (MCCS) Miramar runs youth sports, teen programs, and summer activities through the base recreation programs. The School Age Care program offers before- and after-school care for working families. Contact MCCS at miramar.usmc-mccs.org for current schedules and registration.

In-Processing and Gate Hours

Gates and Access

MCAS Miramar has three primary gates. For GPS, use the addresses listed below. Call (858) 307-4068 for the most current gate status and any temporary changes.

Gate Address for GPS Hours Notes
East Gate (Main Gate) Miramar Way, San Diego, CA 92145 Daily 0600–2200 Primary entry; use for first arrival
North Housing Gate Miramar Road, San Diego, CA 92145 24 hours / 7 days Only 24/7 gate; serves housing areas
West Gate West Gate Road, San Diego, CA 92145 Mon–Fri: 0600–0800 and 1600–1800 Limited commuter hours only

Last verified: April 2026. Gate hours are subject to change — confirm at (858) 307-4068 before travel.

For large vehicles and moving trucks: confirm LVIP (Large Vehicle Inspection Point) procedures with your unit before your household goods delivery. Moving trucks typically must use the East Gate. Vehicle registration is required for base access — report to Building 6200 with a valid driver’s license, current insurance, paper registration, and smog certification if your vehicle is registered outside California. Motorcycles additionally require a valid motorcycle license and BRC/ARC certification.

Visitor Control Center

The Visitor Control Center (VCC) is located just outside the East (Main) Gate. Hours are Monday through Friday, 0600–1800, and Saturday 0800–1200. The VCC issues visitor passes, processes DBIDS registration, and handles guest sponsorship. All visitors must be sponsored by a valid military ID holder and present a compliant photo ID.

In-Processing

Your first stop is your gaining unit’s Administrative Chief or S-1 — get their contact information from your sponsor before you arrive. The MCCS Information, Referral, and Relocation office at Building 5305 (The Hub), Miramar Way, phone (858) 307-1428, is your resource for PCS workshop attendance, which is mandatory per MCO 1754.10B. Attend the PCS Workshop early — it covers weight allowances, TLE/DLA entitlements, travel voucher processing, school enrollment, and EFMP resources in a single session.

For your travel voucher, contact the Finance Office directly through your unit. For DEERS and ID card updates, appointments are strongly recommended at the DEERS Office, Building 2258, Mitscher Way, (858) 307-3021. Walk-in wait times frequently exceed one to two hours. Start your PCS binder before you arrive — having your orders, LES, dependency paperwork, and vehicle documents organized will make every in-processing stop faster.

Medical and Healthcare

On-base medical care is provided through the Naval Branch Health Clinic MCAS Miramar (Branch Medical Clinic). The clinic handles primary care for active duty, with family members seen by appointment at the Family Practice Clinic. Call (619) 532-8225 for appointments. Clinic hours are Monday through Thursday, 0730–1600, and Friday 0700–1530.

For urgent conditions, acute care is available without an appointment. For emergencies and life-threatening conditions, call 911 or go directly to the Naval Medical Center San Diego Emergency Room — commonly called “Balboa Hospital” — the world-class military treatment facility that handles all complex and specialty care for the San Diego military community. Specialty referrals from the branch clinic route through Balboa. Additionally, TRICARE Outpatient Clinics in Clairemont Mesa at (619) 645-0155 and Chula Vista at (619) 744-5351 serve dependents and retirees enrolled in TRICARE Prime.

To enroll in TRICARE when you arrive, visit the TRICARE Office on base or access your plan online at sandiego.tricare.mil. Update your DEERS information before you leave your losing installation — it will make TRICARE enrollment at your gaining installation significantly smoother.

For mental health support, the Marine and Family Programs office at (858) 577-1279 connects families with counseling, MFLAC services, and Family Advocacy Program resources. Military life in San Diego is high-tempo — take advantage of these resources early, not in crisis.

Getting to MCAS Miramar

San Diego International Airport (Lindbergh Field) is the nearest major airport, located approximately 14 miles southwest of the installation — roughly 20 minutes in normal traffic, longer during peak commute hours.

Driving from the airport: Take I-5 North to I-805 North, then exit onto Miramar Road and follow signs to the East (Main) Gate.

From Los Angeles: Take I-5 South and transition to I-805 South; exit at Miramar Road and follow signs to base. Budget approximately two hours from the LA metro area, more during Friday afternoon traffic.

Public transit from the airport to MCAS Miramar is technically possible via Metropolitan Transit System Bus Route 992 to downtown, then connecting routes to the Miramar area — but it is not practical with luggage or family. Plan on a rental car or rideshare for your initial arrival. Rideshare services are accessible at the East Gate. Ask your ITT office about any available shuttle arrangements, particularly for large groups traveling from the airport.

PCS Tips for MCAS Miramar

Get on the housing waitlist before you arrive

This cannot be overstated. On-base family housing waitlists at Miramar regularly run 12–24 months for popular communities. Contact the Liberty Military Housing office at (619) 556-8443 the moment your orders are cut — before your report date is confirmed — to begin your application. Bring your orders, LES, and official dependency paperwork. Families who start this process late spend their entire first year on a waitlist while paying full market rent in one of the most expensive cities in America.

Budget for the real cost of San Diego

Your BAH is generous by national standards. However, San Diego will find ways to spend it. Childcare runs $2,000–$3,500 per month per child off base. Groceries and gas run meaningfully higher than most duty stations. Build a realistic monthly budget before you arrive, not after. Our free PCS Plan© walks you through cost-of-living planning specifically for this market.

Understand the school calendar before you enroll

Many SDUSD schools in the Miramar area operate on a year-round calendar — breaks in July, December, and April instead of a traditional summer break. If you have multiple children, they may be on different calendars depending on their schools. Contact the School Liaison Officer at (858) 577-6633 before you finalize your housing choice if school calendars matter for your childcare or work schedule.

Plan for traffic — seriously

I-15 during peak commute hours is genuinely difficult. Northbound morning traffic heading from southern San Diego communities toward Miramar, and southbound evening traffic heading back, can add 20–30 minutes to your commute on bad days. Where you choose to live matters for your daily quality of life. If you pick Poway for the schools, factor the commute math into your decision honestly.

Use your DITY/PPM entitlements strategically

A partial DITY to San Diego can make financial sense for many families, particularly given weight allowance considerations. Before your move, read the DITY/PPM move guide and talk to the Transportation Office at (858) 307-9031 about your specific entitlements and options.

Attend the mandatory PCS Workshop early

MCO 1754.10B requires attendance, but beyond compliance, the MCAS Miramar PCS Workshop run by MCCS is genuinely useful. It covers TLE/DLA entitlements, household goods claims, school enrollment, EFMP resources, and local housing in one session. Contact MCCS at (858) 307-1428 to register before your report date if possible.

The Miramar Inn is the on-base temporary lodging facility and can be reached at (858) 271-7111. PCS families are eligible for up to 30 days. Pet-friendly units are very limited — call as early as possible if you have pets. What school district serves MCAS Miramar?

Children living on base at MCAS Miramar attend schools in the San Diego Unified School District (SDUSD). Families on base are generally zoned for Mason or Walker Elementary, with Wangenheim Middle School and Mira Mesa or Scripps Ranch High School as upper feeders. Contact the School Liaison Officer at (858) 577-6633 for enrollment guidance.

Is there a DoDEA school at MCAS Miramar?

No. There are no DoDEA (Department of Defense Education Activity) schools on MCAS Miramar. Report to your gaining unit’s Administrative Chief or S-1 first — your sponsor should have this contact information ready for you. For family member appointments, call (619) 532-8225.

How far is MCAS Miramar from the beach?

Mission Beach and Pacific Beach are approximately 15–20 miles from the base — about 20–30 minutes in normal traffic, longer during peak afternoon hours. La Jolla is approximately 15 miles west, about 20 minutes. San Diego’s coastal communities are close, but I-5 and surface street traffic toward the coast is heavy on weekends and summer afternoons.

What is the nearest airport to MCAS Miramar?

San Diego International Airport (Lindbergh Field) is the nearest major airport, located approximately 14 miles southwest of the installation. Driving from the airport, take I-5 North to I-805 North, then exit onto Miramar Road and follow signs to the East Gate — approximately 20 minutes in normal traffic. The airport serves major domestic and international carriers.

Does California tax military pay for MCAS Miramar Marines?

California does have a state income tax, and military pay can be subject to it depending on your domicile state. If you maintain a domicile in a no-income-tax state (such as Texas or Florida) and are stationed in California under military orders, the Servicemembers Civil Relief Act (SCRA) may protect you from California income tax on your military pay. Talk to your JAG officer or a military tax professional immediately upon arrival to establish your situation correctly — the financial difference over a three-year tour can be significant.

Is the Miramar Air Show free to attend?

Yes. The annual MCAS Miramar Air Show, typically held in October, is free to the public and is one of the largest military air shows in the country. It frequently features the Blue Angels and draws hundreds of thousands of attendees. Plan ahead — parking and base access require advance coordination. Check the MCCS Miramar website for the current year’s show dates and access procedures.

Key Takeaways

  • Contact Liberty Military Housing immediately when you receive your orders at (619) 556-8443 — the family housing waitlist runs 12–24 months at MCAS Miramar and you cannot afford to wait.
  • Use zip code 92145 for BAH lookups. MCAS Miramar BAH is among the highest in the Marine Corps, but San Diego costs are equally high — run your real numbers with the BAH Calculator before you sign a lease.
  • Neighborhood choice matters more here than at most bases — Mira Mesa offers the shortest commute, Scripps Ranch offers the best schools, and Poway offers the most space at the cost of a longer drive on I-15.
  • The North Housing Gate is the only 24/7 gate — use it for after-hours arrivals and for moving truck deliveries to on-base housing areas.
  • Register for CDC and school enrollment before you arrive — both have long waitlists, and late registration costs you weeks of access you cannot recover.
  • Attend the mandatory PCS Workshop through MCCS at (858) 307-1428 — it covers TLE/DLA entitlements, school enrollment, and housing guidance in a single session designed specifically for newcomers.
  • Start your plan now. Get your free PCS Plan© — personalized for your rank, family size, and timeline — and land in San Diego ready.
